The condo is a resort style community, it is walking distance to Aventura Mall, 5 minutes away from the beaches and the famous 3 miles jogging path around the Turnberry Isle Miami golf course and much more..
The Yacht Club condominium is mediterranean family style condominium with great amenities for your use. (No restrictions) Gym, barbecue area, 2 tennis courses, racket ball room, business center, basketball court, Jacuzzi & the pool area counts with WIFI for your convenience.
100$ Registration fee is required by the association. By signing a document called rules & regulations of condominium and a simple short therm lease contract.( contract is available x viewing under House rules). Once Registered you will have full access to all complex amenities.
The 100$ fee will give you, 2 access cards for accessing building and a 1 car sticker x complex acces via resident line in case of more than 1 car. You will be accessing complex via visitor line (no need of extra sticker) Yes second driver's name must be register.
Parking is included & inside complex . I am at building 2 ( take a left after main gate) if there is not parking available closed to building. Go to extra parking area located in the second level of cover garages. Any space/any number will do. Lost spaces available.

ADDITIONAL TERMS OF THIS AGREEMENT:
1. Tenant must be a minimum of 21 years of age.
2. Unit is available for a flexible check in time on the date contract commence and the tenants shall vacate the premises at the expiration date no later than 12pm (Noon). Extra charges may apply for failure to vacate on a timely manner. Extensions to the arrangement may be available but must be arranged in advance with the landlord. There is absolutely no guarantee that the unit will be available after the ending date.
3. Tenant is provided with 2 sets of keys (house key & gym key) extra sets of keys are available upon request. Tenant assumes responsibility for the whereabouts of said key. If gym key is lost damaged or broken, Tenant accepts financial responsibility $30 charge x gym key plus 5$ for house key.
4. Lanlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
5. The tenants shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises neat and tidy at the expiration of the rental agreement, defined by owner as being immediately habitable by next guest.
6. Guests shall pay for any damages and repairs should the premises be left in a lesser condition. Over & above any normal wear & tear. The Guests agree that the Owner shall deduct costs of said services from the security deposit.
7. The tenants shall not sublet the property.
8. The tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM.
9. There shall be no pets & no smoking inside the premises. Smoking is permitted outside the condo.
10. The tenants and Tenants' Guests shall hereby indemnify and hold harmless the property owner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the owner may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
11. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
12. There shall be no refunds of rents due to shortened stays or ruined
expectations because of work, family emergencies,weather conditions or other commitments.
