Situated on the main road in the conservation village of Colinton, downtown is just 25 minutes bus or car ride away.
The room is 3.3m x 3.4m, cosy & sufficient for 2 persons, bright and recently redecorated with a view over the cottage gardens and the picturesque Colinton Village dell.
Double bed with duvet, anti-allergy pillows, cotton covers, wardrobe space, storage drawers, kettle with complimentary tea and coffee making facilities, radio/alarm clock, reading light, hairdryer, drinking water and glasses, extra pillows and blankets available.
Oh yes, you also get Fraser the teddy bear to cuddle into too! He's 18 years old this year!
Free Hi-Speed WIFI and use of a wireless printer for convenient printing of your flight boarding passes, onward travel documents etc. is also available.
Exclusive use of your own bathroom located adjacent to your room, fully fitted with WC, sink, bath and adjustable shower. Towels can be changed daily. Soap, shampoo and extra bathroom amenities are all supplied with our compliments.
The cottage itself is a Grade 2 Listed property, dating back to 1780. It was totally refurbished and extended with a modern interior in 2012.
Access to room from 2.30pm, check out 10am, or by arrangement.
You have access to the rest of the house and the gardens, including a large garden sitting room with spectacular views of Colinton Village Dell.
Breakfast is served between 7.30am and 8.45am each day, consisting of selection of teas or cafetiere coffee, freshly cut fruit, fresh baked patisserie & preserves, toast and boiled or scrambled eggs - from our own free-range chickens, who live in our garden! Alternately, we can provide a cold breakfast alternative, should you wish to lie in and help yourselves at your leisure prior to checking out!
Parking is provided free of charge next to the cottage in an exclusive use parking space, please advise us if you require this space.
On weekly lets, a full linen change is provided twice per week.

As one of us works locally. We will be there to meet you on arrival, to get you settled in and direct you around the village and provide you with information on the easy routes to get into the city centre.
You are welcome to ask us for travel and tourism advice at any time, or we can leave you to make your own plans - the choice is yours.....

I live in the cottage with my partner, Paul and our 2 young puppies, Meg and Angus and we will be sharing our house with you. You are welcome to bring a well behaved pet by prior arrangement, please message us before hand to discuss arrangements if you wish to book in your pet.
Despite being totally modernised in 2012, please do note that the building is historically listed and therefore guests with accessibility needs may struggle on steep stairways to access the breakfast room on the garden level. The gardens themselves have steep terracing.
You will be living with us in our home and we would ask that you remember this when you are arriving back late at night, although you will have your own keys for access at any time.
Smoking is only permitted on the garden patio area outside.
We ask that you do not prepare any food in your room.

Hi I am Niall, I live in Colinton Village (the leafy part of Edinburgh) along with my partner Paul, our two puppies, Meg and Angus AND our three chickens who live in our garden and 'prepare your breakfast' whilst you stay with us!
I work close by so I can always be contacted at short notice.
