This is a simple cottage used as a guest house apart from our larger house. It offers privacy to you and guests. Our cottage is available for 2 night minimum stays. Holidays that tie into a three day weekend we require a three night stay. ~About 2 plus hours from the GWB depending on when you leave and time of day

~Simi off grid for being secluded, no city lights, a copper land line only and no cell towers in view
Our cottage is situated up Wildcat mountain in the Catskills mountains, Claryville (aka Town of Neversink). It's peaceful and very relaxing. This is not a party house.
~Plenty of outdoor space to BBQ, biking, hike or just relax on the front screened in porch.
~The cottage is comfortable for small families and couples. It offers the basics you'll need.
~The living room is an open floor plan with two bedrooms
~Two twin beds
~pull out futon in living room
~Old fashioned stereo with a cable to hook up a iPod/iPhone for music or radio
~Wood burning stove for warm comfort
~it has basics such as pots, pans, cutlery and service ware
~towels and sheets provided
~aside from our other house, the cottage is secluded with very limited wifi sharing from our mothership house so you can get cell calls and basic internet.
The cottage is a self check-in. If we are staying at our other house I will gladly open up the house and turn on lights and water for you. Otherwise please refer to the access instructions for keys or email me if you can't get to it.

We value your privacy and understand your need to feel free to enjoy your stay. This is not a party house though and we really like a limit of five guests including kids in the count.
No one can see into windows that don't have blinds and we can't hear anything while staying in our house so rest assured your privacy is secure. When we stay at our other house that shares the driveway you can always pop over should you need anything or need to report a problem otherwise have a great time!

No cell service for miles. We have a landline. We have very limited wifi operating off of a satellite for you to receive cell via wifi, email and basic internet searches. Satellite internet service is not unlimited and it is dependent upon weather. It is not for streaming video or uploading to social media sites. For longer stays involving work we can arrange a pay per gig setup, however it's dependent upon the same conditions stated above.
~The Blue Hill Lodge in Claryville has wifi that you can go it, sit outside and upload your latest news about your adventures.
~unlike the city we don't have modern amenities such as sewer lines or unlimited water. Instead, we are self contained with a small septic tank and a fresh water well reaching down 500 feet to bring you the best tasting water. With that in mind please be mindful of being conservative in using the cottage and its systems.
~no modern garbage pickup service from local sanitation because there's none of those guys around here so your trash and recycling will need to go to the local transfer station located in Claryville. Great trash finds can be had there so please feel free to pick through it! Items for the taking are stacked up.
~the house is yours to use except the upstairs loft.
House Rules and survival Tips
If you have an emergency, dial 911 and give the address and description of where the house is, (the house is a green shingled house with red trimmed windows up towards the top of Wildcat road on the left and next to the cedar sided house) to the person you are speaking to. Claryville is Ulster county.
Water shut off is in the breaker box labeled Water Pump! If a pipe breaks in the house, run to the breaker box and shut OFF the breakers labeled water pump.
Fires inside and outside the cottage
Rule number one: if you don't know how to start a fire in the wood burning stove just say so. I've got directions for safe use. Never ever squirt any flammable fire starter-lighter fluid in the wood burning stove. You'll blow up the house and yourself! You can buy fire starting kindling sticks or starter bricks from the grocery store. All you need is one per fire.
Never throw greasy bones or food in the stove. It will go up the chimney and start a fire.
No need, so don't bother cleaning out the ashes or leftover debris from the stove. It needs to stay in there. Don't decide to throw ashes out in the woods or in the bushes. A bed of ashes should always be left for the next fire. It's not a BBQ grill.
Speaking of BBQ grills... Don't shovel spent ashes onto or into the bushes or woods. Leave them in the grill. A base of ash is a good radiant heat source for BBQing.
A water hose is located on the side of the house just under the bathroom window.
No roaring fires in the grill. Never leave the grill burning and drive away. Close the lid and side vent plus top vent cap.
No bond fires on the lawn either. We don't allow pit fires for safety reasons-the house and forest will burn down before anyone responds to your 911 call.
Yes, we have bears, mice, deer, rabbits, raccoons and who knows what else so please DO NOT throw leftover food of any kind in the woods. Bears are very good at sniffing out food. Don't leave food in your car, not even a banana peel. Close the front and back doors when out and about and before you go to bed. We try hard to keep the mice at bay but it's country living after all. Mice run into the house any chance they get. Really. We don't use poison bait due to our pets and yours. Should you see a mouse, rest assured they are clean little country mice and not the dirty guys from the big city.
We have delicious water from a five hundred foot deep water well. It's the best tasting water but not in an unlimited supply. The well can only replenish itself in time so please don't run the water unnecessarily and don't leave the yard hose running. Always check.
The cottage has a cottage sized septic tank, no city luxuries in the woods. The more you flush and run the water, the fuller the septic tank gets and then it needs time to drain. Please remind yourself of this when doing dishes or filling the tub. It's a drag not to be able to flush. If its yellow, let it mellow. And no tampons or baby wipes in the toilet.
Take your garbage to the Transfer Station or with you when you check out.
Local Transfer station is located in town across from the Claryville Center- Blue Hill Lodge -actually just past it and across the street. you’ll see a set of fences and big gates.
Separate your recyclables. Strict rules on that around here.
Never decide to leave your bags of garbage on the front porch or in the back yard. A bear will rip it to shreds and possibly you too! We charge a $25 garbage removal fee for any garbage left behind..

Before you leave make sure all baseboard heaters you may have turned on are OFF. Also, return the keys to the breaker box. Shut OFF Hot Water heater and Water Pump. You never know when I pipe will break. If the wood burning stove has a small fire in it, shut the oven doors and close the vents in the front on each door. Don't pour water in the stove!
Make sure the Coffee pot is unplugged and no burners are on on the gas cooking range.
