If you need fridge to be stacked with food that can be done for you for a fee. All Reservations for 7 days include a $100 cleaning fee which is already included in the price.
Your signature or filling on the booking form will be taken as your and your party's acceptance of the following terms besides Airbnb conditions; and shall cause this Agreement to become immediately effective and binding:
1.NUMBER OF GUESTS
The number of guests must not exceed the maximum number indicated in the booking form.
2.ARRIVAL AND DEPARTURE TIME
Check-in time is 4pm, and check-out is 10am. Guests may request a late check-out or early check-in (subject to availability), but this must be done prior to arrival at the property.
3.BEHAVIOR & DAMAGE TO THE PROPERTY
The guest by signing – filling the booking form is responsible for the correct and decent behavior of his party. You are responsible for any loss or damage that you or members of your party may cause to the property or its contents. The property must be returned in the same condition as you check-in. You are required to report any damages to the homeowner and to bear the cost of repair or replacement.
4.ENTERTAINING AT THE PROPERTY
You are welcome to entertain and enjoy your gathering with your family and friends. But please be mindful of your neighbors. It's is a very quiet neighborhood. No amplified music allowed. No heavy drinking/partying allowed. Quiet hours of 10pm – 9am should be followed.
Smoking is prohibited indoors and within 10 feet of the property. Smoking is permitted only on safe cemented or green lawn areas due to high fire danger. No fireworks or sparklers are permitted at any time.
No pets are allowed on the premises at any time, in consideration of future Guests with allergies;
Guests are expected to leave the property in the same general condition as existed prior to the rental term by making sure dishes are cleaned, appliances left clean, perishable food items removed from the refrigerator, and all items and furniture returned to their original location. The property should be generally picked up and ready to be cleaned for the next Guest. If additional cleaning is required above and beyond the normal procedures, the cost for additional cleaning will be charged.
Children are welcome; however, there may be conditions in and around the property that may pose hazards to them, as well as to adults. Homeowner does not assume any liability or responsibility for any injuries occurring in the property. Children must be supervised at all times. The undersigned Guest accepts and assumes all risks involved in or related to the use of the patio areas.
We will always do our very best to assist and solve any problems which must be raised with us as soon as possible. Complains lodged only at the end of the stay will not be taken into consideration.
Homeowner does not assume any liability for loss, damage or injury to Guests, their invitees or their personal property. Homeowner does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, nor will homeowner accept liability for any loss or damage caused by Guests' negligent or intentional conduct, weather conditions, natural disasters, acts of God, or other reasons beyond its control.
In the event of a dispute between the Homeowner, Guest, and/or Inhabit Vacations arising out of or relating to this Agreement, including with respect to any bookings or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the request of a party. In connection with such process, each party shall share all information relating to such matter reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties' initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolution. Such arbitration shall be conducted by the Los Angeles, California offices (or such offices nearest Los Angeles) of the Judicial Arbitration and Mediation Services, or its successor (“Dalia"). The parties shall share equally in the cost of the arbitration subject to the arbitrator's discretion to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgment may be enforced by any court of competent jurisdiction.
Treat the home as it is your own. No smoking inside the house no exceptions! If you smoked in the house you will pay a penalty of $250 for cleaning cost. You may smoke in the patio or grass area 10 feet away from neighbor. Please no noise outside the house past 10pm -9am so neighbors are not to be bothered or $100 penalty.
