Правила дома


This Short Term Rental Agreement (the “Agreement”) is made by and between AUSTAINABLE PROPERTIES (“Homeowner/broker”) and //Airbnb Guest (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

¥ Inventory: The property is furnished and includes linens, towels, starter sets of toiletries, paper towels, toilet paper.

¥ Minimum Age Requirement: The minimum age of guests is 25. Guests under 25 years of age must be accompanied by a parent or guardian.

¥ Term of the Lease: See //Airbnb Confirmation. Generally check in is 3pm and check out is 11am. Special arrangements may be made on a case by case basis with approval.

¥ Payment and Deposit: All payments are handled through //Airbnb. Austainable Properties does not collect or retain any deposits. See //Airbnb confirmation for details on payments, deposits, and cancellation policy.

¥ Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Failure to abide by Rental Rules may result in termination of agreement, eviction from property and forfeiture of full Reservation Deposit and full Use Fee.

¥ Access: Guest shall allow Homeowner (or Austainable Properties Representative) access to the property for purposes of repair and inspection. Homeowner (or Austainable Properties Representative) shall exercise this right of access in a reasonable manner.

¥ Additional Damage Liability: Guests are responsible and liable for any costs due to damage which exceed Reservation Deposit amount. Guests agree to reimburse owner for additional damages, provided owner supplies proof of damage. Payment will be made within 3 days of request by owner.

¥ Insurance: We encourage all renters to purchase traveler insurance.


¥ Smoking is allowed outside only.

¥ Unauthorized Guests / Parties - A party is defined as more than two (2) additional guests. Any gathering or party without prior written consent may result in termination of agreement, eviction from property and forfeiture of full Reservation Deposit and full Use Fee. CHECK WITH PROPERTY MANAGER BEFORE BOOKING TO INQUIRE ABOUT PARTIES.

¥ People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.

¥ Property owner and management are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

¥ Keep the property and all furnishings in good order

¥ Only use appliances for their intended uses

¥ Parking:
PARKING – Parking is limited to __2_____ vehicle(s).  Vehicles are to be parked in designated parking areas only.  Parking on the road is not permitted.  Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

¥ Fireplace (if applicable): Please do not throw any paper or other combustible materials in the fireplace.

¥ Water and Septic (if applicable): DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages.

¥ Inclement Weather: No refunds will be given for inclement weather. We do not refund due to road conditions.

¥ Quiet Hours are between 10pm and 10am, violations of these hours could result in eviction, loss of use fees and/or damage deposit.

¥ There is a $50 trip charge to unlock the door if guest is locked out. There is a $500 re-keying fee if the keys are lost.

Security Cameras are onsite at exterior doors and exterior of the back house.

This air bnb was perfect for our work retreat. A ton of space that we could hang out, inside/outside, and enough seclusion that when we wanted time alone we could go back to our rooms. The location is perfect to get to South Congress and other parts of downtown Austin. Would love the opportunity to stay here again.

We had a great weekend in Austin and the house was just right for our group. The home and its garden have been very thoughtfully designed and made the stay both comfortable and appealing. The location was perfect - we visited Zilker Botanical Gardens, hit iconic spots along SoCo, checked out the East side and dined at Emmer & Rye (WOW!). Very nice to have a few essentials readily available to make the stay easy (sugar for coffee, cream, filters, etc...) and plenty of dishware to accommodate the group. The well-appointed kitchen made me want to stay longer so we could take advantage of it and cook! Next time... Thank you! Amy

This is our 2nd time at the Modern Luxury house in Travis Heights. We really enjoy the quick 6 block walk to South Congress, and 2 blocks to neighborhood park and pool. Travis Heights is a quaint area close to everything you need to enjoy Austin. The house and property are well kept and clean. We will be back for sure.

We stayed here for a ladies trip, and it was the perfect spot. The house was clean, modern, and spacious, and it comfortably slept/entertained 6 of us–not to mention it was well air conditioned in the summer heat :). It's in a great area and a quick walk to South Congress Ave, which has a ton of cute shops, restaurants, and cafes. Kate was incredibly responsive and helpful the whole way through. Would definitely stay there again and highly recommend it to others!

This house is really nice, with amazing architecture. We had a great time. There was an issue with the warm water not working but they were able to come out that day and fix it. I would highly recommend this house and would love to stay here again in the future. A few highlights: - Amazing house design - Very spacious - Great lounge areas to hang out, we found ourselves staying at the house more than intended because the living spaces were so conducive to long drawn out conversations - Great location, walking distance to South Congress

This Travis Heights home was great for our family of 5. It has plenty of space for everyone to enjoy. Comfortable beds and space. Open living room with very nice views of the front yard and large oak tree. Easy 5 block walk to South Congress. Good overall value...we would stay again.
