*Please note that the building is residential and noise-free. Hence, the check-in and check-out times are restricted to 9 am to 9 pm local time unless agreed upon differently in advance. Please do not insist on breaking this rule.
*The entire apartment will be for your use only. Nobody will disturb you during your stay. You will be responsible for its maintenance.
*The wall decorations show a collection of artifacts and pictures that were acquired by family members and friends. The rustic furniture, made of 250-year old wood, in the living-cum-dining space, pleased our eyes. Hope they please yours as well.
*Being on the top floor, the apartment is airy; there is plenty of cross-ventilation. We provide a portable fan if you need it during the summer months. The physical structure of the building does not allow installation of air-conditioners. However, we never felt the absence of such an appliance. If an air-conditioner is a "must" for you, we cannot please you, sorry!
*This apartment has a large living and dining space where the guests can receive friends for dinner or cocktails (but no noisy parties, please!). Bed linens, towels, and mufflers are provided. In the kitchen, all crockery, cutlery and kitchen appliances, microwave oven, refrigerator, though not of the latest model, are functional. Plenty of hot water is piped in from a gas-fueled geyser in the service area. There are two full bathrooms inside and a 1/2 toilet in the service area.
*There is a third room in the apartment in which personal objects, books, and other stuff are stored. Sorry, this room is kept closed. Total space available to you is around 765 square ft. There is enough room for stretching your arms and legs!
*Three ample closets in the bedroom to hang your clothes.
*The large service area is good for a hand-washing sink, a washing machine, hangers for drying and pressing (iron provided) for your everyday clothes.
*Besides, the service area also offers a room in which we keep tools and some boxes. You are welcome to use this space to park your traveling bags etc.
*Indoor reserved parking for one car.
* The front garden is well maintained and has some benches for you to sit and relax.

*The entire apartment is available to the guests, except for one room that houses books and bric-a-brac. Since the apartment is on the top floor, nobody can walk over your head! It is really peaceful. Note that it may be necessary for the host to enter the apartment for repair or maintenance purposes. In such a situation you will be contacted in advance. Nobody will enter the apartment without your permission.
*The apartment provides free private WiFi. We'll give you the password once you check in
*(BTW if you are coming from outside Brazil be sure to get your smartphone unblocked so that you can purchase a local prepaid SIM card and use your own phone.)
*If you understand Portuguese, you can switch on the AM/FM radio in the living space.
*From mid Jun you will also be able to listen to your favorite music from your smart phone through a sound bar equipped with Bluetooth. We'll also provide you with a 21-in flat-screen monitor for your computer work and watching videos streamed by YouTube and Netflix etc. though you will need your own subscription to the video streaming company of your choice.
*Household garbage is collected twice daily by the janitors - around 10 am and 4 pm. Large garbage bags are provided free. If you do not expect to be in the apartment to give your garbage please take the trash down to lower garage level and ask the doorman where to leave it. Under no circumstances you should leave your trash on the floor outside the apartment.
*If you need help for daily/weekly cleaning please let us know. We will put you in touch with a trustworthy cleaning lady who works part-time in another apartment in the same building
*We can easily be reached by e-mail (AirBnB), and after your confirmation of reservation, through IM chat and (SENSITIVE CONTENTS HIDDEN). If you have any question please do not hesitate to ask.
*If you need any help, an English /Portuguese-speaking and kind professional colleague and resident of Sao Paulo will assist you. Please send an advance notice so that I can put you in touch with him. The super, the janitors and the doormen of the building are friendly and will treat you well with respect. The attitude should be mutual.
*The apartment is located on a tree-lined street in Higienopolis, a top- class, traditional and residential oasis. One can see lots of green in the area and birds still chirp there. It is close to both Paulista Avenue (Sao Paulo's relatively new business hub) and the traditional financial area of the city.
*Four supermarkets, two bakeries, branches of four banks, a dry cleaner-laundry, two pharmacies, post office, and the ultra modern Higienopolis Shopping Mall are within walking distance.
*A bakery and coffee place is Padaria Aracaju that is only 1 min on foot. Very convenient for morning coffee if you don't want to make it yourself every day. The smell of freshly baked French baguette and the aroma of fresh Brazilian coffee will wake you up!
*A number of good pizzerias and restaurants (including the traditional Roma and Jardim de Napoli, and upscale boutique eateries of Praca Vila Boim) are within a few minutes' walk. If you walk some 15 minutes you will find other gourmet eating places that are recommended in guide books. You will never starve!
*If you are a city jogger you can jog around the Buenos Aires Park (as I used to do) . . . two minutes from the apartment.
Nearest subway station (Marechal Deodoro station) is within 1,200 m (12 minutes on foot). Many bus lines (to Av. Paulista, city center, Butanta -Sao Paulo University, metro Marechal Deodoro station) stop on Av. Angelica, only one block from the building. There is a taxi stand almost outside the building.
*The photographs at this site will give you an idea of the neighborhood and the space in the apartment and the utensils in it. You will have your own keys. You can come in and go out whenever you want to do so. When we need to access the room that is closed we'll advise you in advance.
*Please see the photos and a small plan of the apartment. You will get what you see in them, nothing more and nothing less. Please read them carefully before you decide to stay here. No misunderstanding is desired. Thank you.
*We guess you understand English, Portuguese or Spanish. If not, we may have problems in conveying our messages. It is important that we understand each other well.
*Security is very important in Sao Paulo and our building has double-gated security control for both residents and cars. 24/7 doorman with CCTV and intercom.
The AirBnB member who made a confirmed reservation (no third-party reservation, please) and his/her confirmed guests (two in the bedroom plus one on the sofa, a maximum of three) have unlimited access to the apartment. Please show your photo IDs (for all guests) when you check in on the first day. Please also give the license plate number of your car to the doorman. Guests can invite a reasonable number of other guests for lunch, dinner or cocktails. Please feel at home!

The apartment described herein is situated in a purely residential building that has 12 strict house rules all residents must comply with. Please read them carefully. While we’ll try to accommodate you in the best manner we can we expect you to respect the following. The safety of the guests and the building is our concern. We may ask the prospective guest to let us know the purpose of his/her intended stay. We reserve the right to accept guests only when we are satisfied that their stay will be legitimate and peaceful.
1.A guest’s stay in our apartment is only for the privilege and pleasure of the AirBnB member who requested and confirmed the reservation, and checks in on the appointed day. This member is responsible for the behavior of all registered guests in the apartment during his/her stay; we do not accept any third-party check-in and occupation other than by the AirBnB member
2.The maximum number of occupants may never exceed that stipulated in the confirmation. We cannot accommodate additional guests besides those authorized and whose photo identifications have been shown to the doorman
3.The apartment will be cleaned and readied for your occupation as soon as you confirm the reservation. For this reason, we ask you to please give us three days’ notice. The cleaning fee of R$150 refers to the cleaning AFTER you leave
4.Minimum stay is for three nights
5.No smoking and no substance abuse in the apartment. Moreover, the Sao Paulo municipal rules prohibit smoking in common areas of any building in the city
6.No noise or music at high volume between 10 pm and 7 am
7.No boisterous party at any time
8. At the height at which the apartment is situated the wind is omnidirectional and its velocity pretty high. When going out of the apartment please make sure that all windows are adequately closed. Otherwise, the rain water may get into the apartment and wet the floors and the furniture.
9.The guests must keep the apartment clean at all times. Please check with us if you require help with cleaning operations during your stay. We reserve the right (with advance notice to you) to inspect the apartment one every three weeks. If needed we'll advise you if the apartment needs cleaning. You may clean it yourself or ask for a cleaning woman. You will have to pay extra to the cleaning lady for this task.
10.If you move any furniture or appliance please restore it to the original place. Please let us know if there is any breakage. The pre-configured modem of the WiFi belongs to the local telephone company. If there is any outage of the Internet please let us know immediately so that we can call a technician. PLEASE DO NOT TRY TO BUY A NEW MODEM AND TRY TO CONFIGURE IT YOURSELF (It will not work as a guest soon found out).
11.The building rules do not permit drying of clothes by hanging them from the the front windows
12.The guests should read the manual provided for the ease of maintaining the installed equipment and hot water supply at adequate levels
13.The guests must treat all building employees (the super, doorman, garage keeper, the janitors, and handymen) and neighbors with respect and kindness
The building codes have zero-tolerance policy and if any of the above rules is violated the guest(s) will be asked to leave immediately (day or night).
Kindly treat the apartment as your own home-away-from- home, just as you would expect me to do if I were a guest in your home. Maintain it clean and at the end your stay please leave it as you found it when you entered. And don't forget to leave the special screw-type door key with the doorman.
