Using AirBNB has been an interesting way to host guests and I have thoroughly enjoyed booking other seasoned travelers as myself. I have rented other rooms and apartment spaces before but nothing beats this format. We are currently taking reservations for this 1 bedroom condo size unit. It's a short walk to the vibrant U Street Corridor in NW Washington, DC! We are in the nearby vacinity of a renowned famous "Ben's Chili Bowl" Restaurant where President Barack Obama and other notable celebrities had visited. There are many restaurants and entertainment within a radius of two miles.
Local transportation is outside the front door. Street Parking is available nearby. Our metropolitan subway system (Red & Green/Yellow lines) is only within 3 to 4 easy blocks of walking. The US Capital and National Monument can be seen from the front of our building.
This condo size unit is comfortable. Ceiling fans and soring 12' ceilings are displayed beautifully. Because of the popularity of this area, the rooms may become occupied quickly. The building is three stories tall with basement and built in early 1900's as similar to the brownstones in metropolitan New York City. Has some unique architecturally designed features. There are stairs from the front entrance that moves into a long hallway and wraps up two sets of 3 steps, then up to second and third floors. There is usually someone there to greet you and someone will happily help with your luggage if they are available. If not, you will be given instructions to self-checkin. I can not help with carrying luggage anymore unfortunately. This house is not wheelchair accessible as well.
The condo is available for a reasonable minimum nightly stay or negotiable Extended-Stays, OR Vacation Rental Property. Holiday season bookings for short-stays may be slightly higher!

THIS IS A ONE BEDROOM, 2 PEOPLE-SIZED JETTED JACUZZI BATH UNIT. Furnished areas which includes a queen-sized bed, a futon & queen-size or double-size air bed, upon request, cable and digital television package, seasonal/central air condition or heat, electric/gas & water utilities, a full-size kitchen with nice deck attached leading down to a private entrance/exit (that has been renovated, and we added a private parking space for rent, if available). There's a private bathroom area with individual & complimentary bath welcome products. Comfortable & fully cleaned bed linens and bath towels are included.
This room is a separate unit within a row house. You have an interior entrance or another entrance/exit off the deck from the kitchen. Basically, it is separated by a closed door from the 2nd floor hallway, like entering into an apartment.
If you are the only guest listed, thats who will be in your private studio room. The futon couch, bathroom, walkin closet and kitchen are within your unit and separate and private from the rest of the house. The only common areas are the hallway outside the room and down in the basement for washing and drying clothes.
This unit can also be expanded to be combined as a two bedroom, two bath rental with access to the whole floor! The other private room is located across the hallway and is a master suite with a King-size bed, and another separate but smaller full bathroom. If you need these two bedroom combinations, make sure you specifically ask in your request to get the combination rate. We encourage you to take advantage of any of our current special pricing, when available.
We have qualified pest control services a few times a year and seasonal cleanup or construction services for completing assigned renovations. Using AirBNB has helped me to fine tune my renovations with your suggestions and I thank and welcome anymore suggestions you may have.
Upon your request, this unit includes continental breakfast that is kept in the privacy of the kitchen. Make sure you let us know you want this breakfast or we will assume you want to provide your own or you expect to eat out or just don't like cooking while vacationing. Our breakfast will include cereal, oatmeal, toast or bagel, coffee and variety of teas, milk or juice. If you find anything else in the refrigerator (like snacks) that you want during your stay, you may have it.
Recent favorite snacks our guests enjoyed: Rice & Wheat Crackers, varieties of Safeway Select Trail Mix, KASHI Trail Mix Bars, Chips, Popcorn, Werthers Coffee/Swirl Candy, Nutella, and a very delicious spread from Trader Joes called Speculoos Cookie Butter!
In the meantime, with your request after you confirm your stay (at least one week in advance of check-in), we will start your mornings out with minimum supplies of your choice(s) in cereal, milk (whole, 2%, 1% or skim) and some type of snack for you to enjoy. If you are confirming within the current week, we can not guarantee your favorite choices but you will have a choice of one of the aforementioned items. If you are staying longer term, you can get your own supplies at nearby local markets or grocery stores.
A Harris Teeter, Whole Foods & Safeway Stores are nearby. We can also order your groceries for delivery as an added service. Pea-pod by Giant is the most popular online delivery service.
The neighborhood is as safe as most places in the NW DC area and as other residents. DC starts to get very busy in May as the temperature warms up. Travelers are flocking to this area lately! As in any travel experience, it's very understandable how we all have to be observant of our surroundings. Keep in mind this a city and the Nations Capital.
Our neighborhood is safe and since the visitors are increasing, we notice more patrol throughout the District of Columbia. We are not far from the many entertainment activities too. Getting around in DC is very easy via public transportation and we have very easy access. Just let me know where you are interested in going and I can direct you or give you literature to guide your way.
The Howard Theatre is a couple of blocks easy walk and had their grand re-opening ceremonies in early April 2012 and now sell concert and other entertainment tickets. See the HowardTheatre page.

Limousine, SUV or Sedan Transportation services to/from all Airports, Union Station for Amtrak & MegaBus, and Greyhound Stations are also available within the premises. Ask about my driving tour rates. We are open for sight-seeing driving tours throughout the metropolitan areas of Washington DC or Baltimore MD.
Upon check-in, each guest should have a photo ID available to review & copy for our files, unless you completed the verification section of your AirBnB page. Then, your ID will not be necessary.
Guests for this unit will have access to the second floor area where they will stay and the basement for washing clothes. You may enjoy relaxing in the common area of the basement and use the exercise machine too. Do not use or borrow anything else while in the basement without permission. Also, do not tread in either corner rooms where other guests may stay.

All of the rooms listed on my pages are arranged for your comfort, security, and as much privacy as feasible, to give you during your stay. This suite room, in particular, is more Condo style, and is very private with options to enter or exit from the back deck, or front hallway. So, interaction is more up to you and how much social time you would like, or keep it private! Its up to you.

This room has a gas stove in the kitchen. Make sure we review it's operation thoroughly at checkin and before you use it. If you are uncomfortable with this type of stove, you may use the electric stove in the basement's common area kitchen.
Placing Trash in Dispensers
When putting out the trash, make sure to place it in any of the cans out front on the sidewalk. Never place trash on the grounds so that rodents or other small animals don't tear the bags. No one monitors our cans in the back much to know it's there.
The following is a reminder, to keep our household secure as well as free from flying and crawling insects or rodents, that will enter a well opened and welcoming household.
When using the kitchen down in the basement, we expect you to remove any filled trash thats accumulated, especially as you're cooking there. You can take any filled trash bags out to any front trash receptacles on the sidewalk. We will expect the same procedure while in any room here in the household.
Also, note that all windows and doors should remain closed while you're not present in the room. Don't open the windows without the screen present, or for longer than an hour as well.
Any opened doors should be very temporary and with supervision, i.e., bringing in luggage or taking out luggage.
WIFI is offered as a courtesy and may need to be reset at times for better reception. You may need to move your equipment around too. Sometimes moving to the front of the house works better. If you still cant get your equipment to operate properly you can always go to a nearby coffee shop.
However, if WIFI is urgent to your stay, i recommend that you select another accommodation elsewhere to avoid your frustration with internet access here.
To be courteous to other guests, only use the jacuzzi from the hours of 8:00 am - 9:00 pm. Minimize your usage time to 20 minutes. Then allow the jacuzzi operation to rest at least 2 hours between usage. Make sure the water is over the jet holes before turning it on. When releasing the water, make sure the jacuzzi is turned off!
Absolutely No Smoking Policy and no illegal drugs on property or adjacent to building. We expect you to be respectful to our other residence and guests. Your accommodations are designed for you to enjoy and relax. However we expect you to be responsible for your own tidiness.
Whether you have a fully private unit or share a part of it, we ask that you take into account our house rule for cleaning up after yourself. Each time you use the tub or shower, for instance, clean it (don't leave hair and visibly anything that someone coming behind you can trace it to you). Make sure you pick up the bathmat and rinse it, after your use. Place the floor-mat on the tub to hang dry after use as well. We want the bathrooms to remain the Sanctuary it is intended for escaping the outside busy days. We know you would appreciate that too.
When using the stove make sure to stay in the presence of your cooking activities to avoid burning foods and pots, etc. Turn off and clean the coffee pot, microwave, stove, etc after each use.
When using the garbage disposal, make sure you are running the water while in use and do not let it run for extended periods of time. When using the jacuzzi tub, make sure water has reached above the jets before starting their motions. Turn it off before emptying the water from the tub.
Do not wonder around to residences' or guests' area. Make sure you ask before taking anything that is not in your assigned area. Ask before assuming you have permission of taking anything that was not discussed upon check in.
If you decide to have more than the required guests you signed up for, let me know in advance to make adjustments to your reservations.
We are asking that our guests restrict any friends or other visitors from this house unless we approve them prior to their arrival. You may have any of your guests drop you off or pickup. Just not to enter the house without prior request and approval.
Also, continue to adhere to our House Rules about keeping the doors closed and locked where appropriate. We would appreciate your cooperation.
Let me know if you want to have family or friends other than yourself stay in this unit so that we know who is on the property and that they know the house rules. You will be responsible for any extra cleaning, repairs, or other services we may have to take if you or your guests leave the premises unlivable. We just want you to enjoy your room(s) space(s) as you expect to, while away from your own homes.
Trash pickup locations and details should be adhered to each week for longer stays. Apartment cleaning service available every two weeks for extended stay guests. Cleaning Fee is $55 per light cleaning, if needed, just let us know your needs.
As you collect your belongings make sure to tidy up the room(s) spaces. Replace any items you removed or borrowed during your stay.
Take all your remaining trash and place it in the garbage bin in the back of the house (if you have a lot) otherwise a small bag can be placed in the trash on any front street trashcan. Cleanup any kitchen area you used too (table, countertops, microwave, coffeepot, etc.) Turn off and/or unplug electronics, i.e. Coffeepot, microwave, toaster, heater, fan, etc. Close all windows and make sure back door is locked.
Make sure you place the keys on the desk in your room. Please leave the "bedroom door" opened and unlocked. Upon leaving using the front door, make sure the gate is opened and unlocked and take your luggage out before you leave. When you're ready to leave, lock the knob on the inside door of the house and close it behind you. Close the gate shut behind you as well. Leave us a note that you are leaving or have left the house.
Meanwhile, have a pleasant journey returning back home.
