VERY spacious recently converted maisonette, split over two floors with a mezzanine as well. Two standard sized double beds and one standard sized single bed. There is also a sofa bed option for a 6th guest. Modern appliances and fittings throughout.


NO SMOKING IN THE FLAT PLEASE! If you are a smoker this may not be the flat for you :)

This is a ground floor & first floor modern maisonette with mezzanine as well, in a recently converted Victorian Dairy 2mins from Portobello Road. Ideal for two couples with a friend or a child or two. There is a main bedroom in the eves (the mezzanine) with a double (very comfy) permanent futon bed, as well as spare double futon next to it (with restricted head height - ideal for a child) this is the main bedroom pictured. Upstairs there is also a spacious separate bedroom with a standard sized single bed and a window which looks out on grass, trees & a playground. There is a bathroom with bathtub/shower and a main kitchen. On the ground floor there is a second double futon bed and a large living area, with separate small kitchen and bathroom with shower. There is a sofa futon bed, which can be an option for a 6th guest - the charge for this is for the extra linen.

The street is very quite as it is not a through road. It's actually really peaceful for central London.

Wooden or polished concrete floors & modern appliances/fittings throughout. The flat is light in all weathers. The flat has an open plan living/kitchen/dinning room which boasts large skylight which carries from the living area over the upstairs double bedroom. There are two bathrooms and two kitchens, as well as two washing machines and dinning/living areas. Two small internal staircases. Wifi is included and the flat has a buzzer, video entry phone for security.

Very quite neighbourhood, but well located: Buses: (phone number hidden), tube lines: Ladbroke Grove (10-15min walk), Notting Hill Gate (20-25min walk) Holland Park (20-25min walk). Close to Westfield shopping centre. Easily accessible form Paddington (Heathrow Express), Kingscross St Pancras (Eurostar), Victoria (Gatwick Express) & Liverpool Street (Stansted Express) on direct Hammersmith & City Line (no change required).

*For a 6th guest a fold out futon sofa bed is available, this is a small double mattress for which linen can be provided for an additional fee of £15 per night to sleep one comfortably or two people very closely! This fee is £15 per night for one OR two extra guests and NOT £15 each per person, but it is applicable to children* *More than TWO guests are subject to an additional nightly charge (see drop-down options when booking) - this is applicable to children over 1 year old - (for which linen, a travel cot etc can be provided). For all additional guests (bookings over 5 guests) the fee is £15 per night*

We love London and we think it is a fantastic place to party, but if you are coming to London just to party, please respect that our home is not the place to do it!

We are currently living abroad on an off and so an agent or my sister will be managing the check ins and outs also any problems during the duration of the stay. I am also on hand via email or Airbnb message. If we are in the country, then we will meet you ourselves.

No smoking & no stilettos please as we have wooden floors! Generally please avoid wearing shoes inside the house, it will be noisy for those staying downstairs - also nicer for you as London pavements are not that clean!

The Front Door:
Please make sure the front gate is always closed behind you. It just needs to be gently pulled and does not require slamming. Please also close both front doors behind you. We recommend that you double lock the front door when you are out. Please respect other people who share the building. We try not to slam the front door & gate, but especially not after 8pm so as not to disturb the flats next to the entrance! Please also refrain from smoking outside the building, the smoke travels into our neighbour's flat!

Window locks:
The windows have screw in burglar bolts, which allow the windows to open only a few inches. If it's hot and you want to open the windows fully, just unscrew them. However please make sure that the bolts are in when you leave the house. Please don't leave the upstairs skylight windows wide open if you're out – there are squirrels who would like to come in – or it may rain an damage the blinds!

We try to be energy conscious, so if you could PLEASE not leave all the lights on if you are out all day.

Bin days are Tuesday and Friday. PLEASE ONLY PUT RUBBISH OUT IN THE STREET ON THESE MORNINGS (early) OR THE NIGHTS BEFORE. Anything you want out of the house beforehand can go in the steel bins outside the main front door. USE THE BIN MARKED FLAT C&D ONLY. PUT YOUR RUBBISH BAGS in the street by the lamppost on Monday & Thursday evenings as the bin men come on Tuesday & Friday (first thing in the morning). All perishable/organic material waste (that may rot or get smelly) should be put down the waste disposal, to avoid smells!

Our cleaner has keys and normally comes at 10.00am on Tuesdays. SHE WILL ONLY COME IF YOU ARE STAYING LONGER THAN A WEEK. Feel free to leave her a note – just keep it simple! She is very nice and very friendly. You will need to leave her £40 on the coffee table on Mondays per week. She will change your bed sheets AND BRING FRESH TOWELS AND LINEN, but will not do laundry unless you ask her.

Sky TV:
We have Sky Plus – so if you want to record anything and watch it later on you can. You can also pause, rewind & fast forward TV programmes. Please avoid unplugging the Sky Box or deleting things that have been put in the planner by me! Thanks! :)

My sister lives close by and can help with any problems. We also have managing agent who will look after any you need during your stay and so there is always someone on hand who can help.

Grace was a great host, the position of the flat is great for those who want to explore Notting Hill. Any queries were dealt with quickly and so I would recommend this to anyone travelling .

Grace made us feel completely welcome from beginning to end. She provided a detailed list of information (nearby restaurants, grocers, tourist sites, directions, emergency contacts) and had fresh flowers waiting for us. She answered every question promptly and considerately. The neighborhood was a little set off from a main thoroughfare and we liked how quiet it was. The flat itself was outstanding--plenty of room for six of us, beautifully designed yet functional, with all the amenities we could hope for, including washer, wifi, and kitchens. It is a very successful rehab of a historic building, with a contemporary feel (wood floors, lots of windows, very nice bathrooms). It's really a fantastic place and we hope to return some day.

Lovely, impeccable, house, better than described. Very quiet neighborhood, all close to Portobello Market (stores, restaurants), buses and subway to everywhere in London. Many thanks to Grace who is a very nice host, and thinks of everything to make you really feel like home. Wonderful vacation, will happily come again.

Wir absolvierten im Mai für 4 Wochen einen Sprachaufenthalt und wohnten (ganzes Objekt) während dieser Zeit bei Grace. Grace hat uns sehr nett willkommen geheissen und hat sich während unsers Aufenthalts super um uns gekümmert. Nachdem wir in ihrer Wohnung angekommen sind (dank der perfekten Wegbeschreibung!) haben wir Grace getroffen und sie hat uns alles erklärt, gezeigt und uns sogar Morgenessen besorgt (Vielen Dank!!!)! Anschliessend haben wir sie (leider :-) ) nicht mehr gesehen, wir waren jedoch jeder Zeit in Kontakt mit ihr und sie hat bei Problemen unverzüglich geholfen. Die Unterkunft ist wirklich sehr schön und gross. Es ist ein ruhiges Quartier und nahe der Portobello road. Dort hat es viele schöne Geschäfte und Restaurants. Das Stadtzentrum befindet sich ca 30 Minuten (mit Bus und Tube) entfernt. Wir haben uns sehr schnell zu Hause gefühlt und würden diese Unterkunft jeder Zeit wieder buchen und weiter empfehlen! Besten Dank für alles....

Staying at this location was lovely. The space was beautiful and easy to use, as there were directions provided and excellent communication beforehand with Grace. As well, we were met with a brief introduction upon arrival. The location for us was terrific. It's right in the lively Portobello Road neighborhood, and an easy walk into other bordering neighborhoods such as Notting Hill, Kensington, and Holland Park. There were many wonderful restaurants within walking distance, great cafes and shops and the bus and tube were easily accessible. The house and apartment are attractive an wonderful and we used both for our family (with 2 teens claiming their own space). Very cool artsy spaces with all the amenities one would need.

We spent a great week . The house is very well positioned close to public transport. The London bus network is very well done . Pictures and descriptions perfectly match reality. Grace was very responsive , everything went well . Thank you for your welcome .
