THE BUILDING AMENITIES: The building has a workout room, pool, beach chairs, charcoal grills, vending machines and beach hammocks, as well as laundry machines on each floor.
LOCATION: Great beach path. Surfside's business district starts at 94th Street- just 3 blocks away. There you will find banks, Publix grocery store, Big Daddy's liquors, dry cleaners, office service center, a Post Office, and excellent restaurants (try Moroccan Nights). At 96th Street, you will find the world renown Bal Harbour Shops with several outstanding restaurants & outdoor cafes that boast the best people watching in town (Carpaccio and La Goule), a laidback Sega Fredo coffee cafe, a proper Tea Parlour, and some of the most expensive retail in the world--Gucci, Prada, Tiffany's, Cartier and dozens more--wonderful to browse while enjoying an ice cream or gelator. My place is 2 blocks to the Shul of Bal Harbour and 8 blocks to St. Joseph's Catholic Church. Water toys like jet skis can be rented, or you can take out a fishing charter or hop on a drift fishing boat, buy a kite a one of the area's largest and oldest kite vendors, or hit around of golf at the Par 3 Course just over Haulover Bridge at 101st Street. 20 minutes to South Beach (drive or grab the bus across the street); approximately 30 minutes car, cab or shuttle service ride to either Miami International or Ft. Lauderdale Airport.
CHARGES: Minimum stay of 4 Nights if your stay is between June - October 30 except Holiday and Special event weeks. November 2015 through May 2016 require 5 Nights stay for you to auto book!
Holiday weeks (including Xmas, New Years, President's Day, Passover, Easter, Memorial Day, 4th of July and Labor Day, Thanksgiving) and Weeks of major Miami events (such as Winter Music Conference, the Boat Show, the Super Bowl, Tennis Finals, etc.) have a minimum rental of 5 nights and will be charged a premium of $200 -500 per week.
Also, a $100 registration fee required by my building and a $200-400 Security Deposit is required. The registration fee is payable two weeks prior to your arrival, and you will receive a request to modify your charges to add the fee at that time. All guests need to be registered with the building at least one week prior to arrival.
The Security Deposit is $400 if your party is between the ages of 18-25 (kids with parents excepted). Security Deposit will be refunded, assuming no damage to the unit or loss of the unit keys/garage door opener. I'm sorry to have to charge this deposit but many guests have left with the building's key fob or the garage door opener! This additional fee will be paid through Airbnb.

There are building House Rules that need to be observed such as noise policies.
A pet fee is charged for all pets. If you have any question about this, please ask prior to booking. Otherwise, a change request will be sent to you for the pet fee. Pet fees range from $100 to 200.
If you need a shorter stay, please contact me directly. MONTHLY PRICE IS ONLY AVAILABLE JULY 15 - NOVEMBER 20.
This rental is a condominium. As such, the keys are not held by the office or the valet. There is an emergency key box for you to access the unit in the event that the elecrtonic door lock malfunctions or you cannot figure out how to work it! The employees of the building do not have and cannot assist you with entry to the unit. The management office is there in the event there is an emergency - like a leak into the unit. Otherwise, please contact me with your concerns.
1. No smoking in the unit. If you smoke on the balconies, please close the unit door behind you.
2. No more than 3 non-registered guests to the unit at any one time.
3. You must adhere to the building's rules regarding noise and use of the common elements including the pool and workout room.
4. Please dispose of all trash, strip all beds and place used linens in a pile near the door, and run the dishwasher prior to departing.
5. Please check for 2 key fobs and 1 garage door opener to the crystal dish on the kitchen countertop upon arrival. IF ANY ARE MISSING, CALL ME IMMEDIATELY. You must return these to this location prior to departing or you will have the replacement cost deducted from your Deposit.
6. $50 will be deducted from your Deposit if any open food containers are left anywhere in the unit other than a) sealed cans and glass containers may be left in pantry; b) open food such as ketchup, butter, unused eggs may be left in the fridge; c) empty grocery store bags may be left in the bag holder (orange bag in kitchen with a bird on it) ONLY- do NOT put empty store bags in any cabinet or you will be charged to remove them.
7. $50 and up will be deducted from you Deposit if the clenars need to return furniture to its initial position.
8. You will surrender your entire Deposit if you smoke anywhere in the unit. If you smoke out on the balcony, please close the sliding glass door and dispose of all smoking materials.

Having spent more time than I care to remember in sterile, uninviting hotel rooms, I was initially attracted to vacation rentals as refreshing, and often more affordable, alternatives. What I found were the same white walls and beige furniture or, even worse, cluttered rooms and Aunt Edna's donated dilapidated couch in the living room. Well, welcome to something different. Take a break from your busy schedule by relaxing in clean, inviting rental that that feels enough like home that you're immediately comfortable while being so special you'll look forward to your return.
