Located on a quiet street, just minutes from downtown Palm Springs this beautifully redone modern four bedroom two bathroom, 3000+ sq. ft. home, has been perfected for you, our guest, for over a period of four years! And does it show! It's sleek interiors with impeccable art as well as eye-popping mountain and valley views make it so special. This home has an open floor plan perfect for entertaining large groups or family gatherings and has all the conveniences you are looking for and will help give you the wonderful memories of a fantastic palm springs stay.

The large pool and beautiful spa are located in the front of the house to help you enjoy the magnificent views of the Coachella Valley. Seating and lounging is perfect for sunbathing during the day, and enjoying the twinkling city lights in the evening!

The home has glass throughout the living room, hallways and bedrooms providing fantastic views of either the mountains, or the Valley. This home is furnished with comfortable contemporary furniture and amazing original art. Upon entering the house through a beautiful large glass stainless steel framed door you will find a separate room to your right which has a comfortable queen sleeper sofa, a desk and closet space. This room becomes the 4th bedroom by closing the pocket doors to the living room. The dining room area has an oval dining table that seats eight guests and looks out through large glass windows over the front yard and pool area. The living room seating area has a beautiful sofa and seats up to eight people around the fireplace or the 50" flatscreen HDTV. The large oversized gourmet kitchen is a chef's dream! With state of the art stainless steel appliances, a six burner Wolf range with a large Sub Zero refrigerator with large freezer. Built into the island is a large wine cooler. The kitchen opens up to the back of the house with its own little patio containing the BBQ. Even the kitchen has a flatscreen TV. A laundry room off the kitchen contains a washer and dryer.

This estate has three large bedrooms with three bathrooms. The master bedroom has a California King bed and opens up with
floor to ceiling glass doors to the pool and spa area to the front and to a private patio in the back. From the patio in the back you have great Zen like feeling mountain views as well as a view of the Elvis Presley estate. A separate walk through dressing room leads into a large bathroom with oversized tub/shower and a separate water closet. The master bedroom has a 40" flat screen TV.

The second bedroom has a queen bed and shares a bathroom with the convertible fourth bedroom. The bedroom also has a private patio overlooking the magnificent mountains! This bedroom has a 32" flatscreen TV. The third bedroom has a King bed with private bathroom and 32" flat screen TV, and a view of the Elvis Estate from the window above the bed.

The house has cable TV with HBO, Blu-ray DVD players in every room as well as high-speed Internet access.

Finally, the house is walking distance to downtown Palm Springs and close to shopping, dining, golfing, tennis, hiking and the casinos. The old Las Palmas neighborhood is perfect for biking, walking and jogging, with its flat, wide streets.

City of Palm Springs Permit Number: Pool and Spa Heating are additional optional charges at $50/night

BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING!

***Heating the pool for your visit is optional, and is an additional $50/night. Please let us know if you would like to choose this option!
PARTIES AND NOISE: As per Palm Springs City ordinance, amplified music is NEVER allowed outside the unit. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. Parties and/or events of any kind are strictly prohibited at the unit. No party or event may take place without prior written permission. For the purposes of this rental agreement, all parts will consider that there is a party inside the unit whenever the number of daytime occupants in the unit exceeds the maximum number of daytime occupants for this unit as specified below in section D. Notwithstanding the former prevision, even if the maximum number of daytime occupants is not exceeded, all other common definitions of a party will be accepted, whenever the noise level inside the unit is beyond what is reasonable accepted as normal. In the event that a non-authorized party or event takes place at the unit, Tenant risks forfeiting the entire security deposit in addition to any costs associated with legal remedies that may be necessary. Tenant agrees to keep the noise level inside the unit under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the unit. Tenant agrees to conform to all provisions and city ordinances per the relevant Municipal Code. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Tenant's credit card in file for up to $1,500 per incident, should any complaint about the noise level inside the unit arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount.
ADDITIONAL OCCUPANTS: If more than the agreed number of overnight occupants as described in the Reservation Summary spend the night at the Unit, or more than double the maximum number of overnight occupants as described in the Units website are at any given time inside the unit, Tenant risks forfeiting part or all of the security deposit.
SMOKING: Smoking inside any of our units is strictly prohibited. Smoking within 25 feet of multi-unit dwellings is strictly prohibited by California law. Our non-smoking policy includes all common areas, patios and balconies. Tenant risks forfeiting their security deposit in addition to any associated cleaning costs. A minimum charge of $250 will apply per reported incident.
FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture.
PETS: Our pet policy varies per property. Pets over 25 pounds are not allowed in any of our properties. If Tenant brings a pet over 25 pounds to the property, Tenant risks forfeiting part or all of the security deposit. Pets weighing less than 25 pounds are allowed only with prior consent and written approval. Applicable pet fees are included in "Reservation Summary" section of this agreement. An additional pet deposit within the security deposit may be required.
SECURITY DEPOSIT: The security deposit is in addition to the rental amount. The amount returned is also conditional upon all terms of this agreement being met (examples include but are not limited to: violations of our non smoking policy, violations of our no party policy). Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit.
CHECK IN: Unless agreed differently by the Manager in writing, check-in is any time after 4:00pm-7:00pm. Later check-ins can be requested, and will require a $75 late check in fee with an assisted check in. Manager will send Tenant the instructions for a self check-in in advance, or keys or and entry-code will be provided at property location upon check-in. Keys will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. Once Tenant has checked into the unit or he/she has been granted access, Tenant accepts the condition, size and configuration of the Rental Premises in as/is where/is condition and accepts full financial responsibility per this agreement. If for any reason Tenant considers the Unit as not acceptable, Tenant must notify the Manager immediately, so Manager can attempt to remedy the situation to Tenant's satisfaction.
CHECK OUT: By 11:00 am. A later check-out may be exceptionally granted at an extra cost but only if these two conditions are met: 1. there is no new arrival checking into the property on the day of tenant's departure and 2. the request for a late check-out is made within twenty-four hours prior to the check-out date stated on the agreement. Charges for a late check-out not timely requested will be made against your security deposit for a minimum of the total cleaning fee charge stated on your agreement and a maximum of the nightly rental fee. Please leave all keys, garage openers and such at the location. A $50 per item fee will be charged for each lost key and remote control and a $150 per parking permit fee will be charged for each permit not returned.
CLEANING: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour
WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them.
TENANT'S LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse owners for costs incurred to repair/replace damaged items.
HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, phone, internet, cable or satellite TV, or electricity services or plumbing. Nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The foregoing notwithstanding, Owner(s)/Manager(s) will use good faith efforts to remedy any deficient condition following notice.
POOLS, JACUZZIS, WALKWAYS AND BALCONIES (SELECTED UNITS): The undersigned is fully aware that these can be dangerous, that the walkways/balcony and areas around the pools and Jacuzzis can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the walkways/balcony.
ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be deducted from the security deposit along with a handling fee.
TENANT AS SUBJECT OF THE LAW: Tenant acknowledges that during the length of the rental period, Tenant and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).
3) UTILITIES: On stays of 25 nights or greater, Tenant is responsible for actual gas and electric consumption charges, including those resulting from pool/spa heating where applicable. The amount to be charged will be calculated based on the reading of the meters upon check-in and check-out. Should an actual meter reading not be possible, Manager reserves the right to estimate the charges based in historical records. Utility charges will be discounted from the security deposit unless otherwise agreed. If at any time during the Tenant's stay the amount to be charged for utilities exceeds the amount held as security deposit, Tenant agrees to pay the amount immediately as requested or have the amount held as security deposit increased accordingly. For units with Air Conditioning equipment, during the months of May through October, consumption of gas and electric up to $25.00 / day is included. Where applicable and whenever pool/spa heating is requested, this service will be charged separately at$50/night or the rate indicated in the reservation summary.

We can't say enough good things about the house. We didn't need to communicate a lot but they checked in with us regardless and let us check in early. This was a truly beautiful and spacious property that came stocked with everything we needed. The neighborhood was in a more upscale, quiet and residential part of palm springs than what we usually stay at but with the multiple families it worked out very well. We would love to stay there again.

This rental was our first Air BnB experience. It was excellent. From booking to check in to our time in this beautiful house. All trouble free. Tina was terrific. Immediate responses to our questions relieved any travel anxieties. The house is roomy and stylin' . The pool and spa are awesome. The neighborhood is quiet and set right in the hillside. Cant wait for our next visit.

Great family friendly location for a relaxing weekend. Lots of space, quiet residential neighborhood, but still close enough to walk to the downtown area. Very communicative and prompt host, really liked it and would highly recommend.

A beautiful upscale spacious home in quiet neighborhood. Great views. We enjoyed the privacy of the Master suite and each spacious bedroom offering a large private bathroom. The outdoor landscape and pool area were awesome! We enjoyed walking to restaurants and shops. Great area for running as well. Highly recommend!

House is as beautiful as advertised. Check in and check out were easy and good communication throughout. We had the pool heated and it was really nice for evening pool time. Quiet neighborhood but only a $5-$7 uber or Lyft from the main drag of restaurants and shops downtown. Neighborhood was great for walks and we found a trailhead a few minutes away that led to a nice little hike up overlooking Palm Springs. A few minor details were off (the pullout in the office is broken/very uncomfortable and wouldn't be suitable for an adult to sleep on) and the pocket door to the master did not close all the way, which was less than ideal for privacy as we were staying with another couple. Despite those shortcomings i would highly recommend the house, it is in a great location and is a beautiful place to relax!
