This is a nice house but is not like home there are no kitchen cooking supplies, utensils, glassware. All the cabinets and drawers are empty, there are no ice trays. Ann provided paper plates and foam cups, and 1 variety pack of plastic utensils. There was 1 television in the fam…

I am quite shocked by Dawn's review especially since she did not relate any of her concerns before, during or upon departure of her stay. Dawn contacted me a week prior to her arrival and asked if she could check in as early as 11am. However, the Tues and Wed prior to her arrival were already blocked and the guest had given a heads up that they may add Thurs, departing on Fri. So in turn I responded to Dawn that I could not give her a definitive answer at that moment. She answered, "that she would just meet me at 3pm" and I agreed. Dawn's speculation that no one stayed prior to her and she should have been allowed an early check in of 4 hours is unwarranted. Dawn and I discussed that the rates on the house were conducive to its furnishings (that it had one large screen tv in the common space and all utensils: cups, bowls, plates, cutlery would be disposable). Rates for Mardi Gras in hotels and much smaller accommodations were upwards of $350 per night (my rate was $250 on a 4 bd, (Phone number hidden by Airbnb) sq ft home for a private stay) but the rate had been moderate because the home was not comprehensively decorated. Dawn's response was that was not a concern for her party because they really only needed somewhere to shower and crash. They planned to get out. Then she proceeded to ask about local eateries with New Orleans cuisine in the vicinity of the house. Dawn arrived 40 mins late to her check in (she did call), inspected the house upon her arrival with her guest and offered no complaints. Coffee, pastries and water were provided for her stay, as well as brand new towels and bed furnishings because of the short time exchange between the guest visits. Dawn placed one text to me on the second day of her stay stating that the coffee maker was not working. Then followed that text with "never mind, I figured it out." I followed up with a quality call to Dawn, again no complaints. On Sunday of Dawn's departure, she called at 30 min prior to her 11 am check out and requested a late check out. When I asked how late, she stated that the 4th person in her party had never arrived and she was to be with them. And that her flight did not depart until 7:45 pm. It was 10:30 am and Dawn was asking for a 6pm check out (7 hours, not the customary 1pm complimentary check out) because she had nowhere to go. Having sympathy, I told Dawn that I would need to call her back. I then contacted the cleaning service to see if I could reschedule the 1pm service. I was told that I would be charged a $25 late cancellation (for failure to give 24 hr notice) and a $25 after hours fee (for needing to reschedule to an "after hour" service time). I called Dawn and told her that she was welcome to stay until 6pm but I would have to collect the fees that I would incur from the cleaning service. I only requested the expenses that extending her stay would cost me. I did not charge her for an additional day, which I was fully within premise to. The original rate for that night was $325. I reduced it to $269 after Dawn agreed to the $50 fee because I knew it would no longer be available for a full day to any potential guest. Dawn paid the $50 and stated that she would be leaving at 5:45pm to insure that she made it timely through traffic and rainy conditions to her flight. However, when I arrived at the house at 7:30 pm, Dawn was still there. She had not called, nor text to state that she intended or needed longer accommodations. She stated that her flight had now been delayed to 9:45pm and that her uber driver was on the way. Dawn did not leave until sometime after 8pm. She stayed an additional 9 hours past her check out time and only incurred a $50 fee on a night that she would have paid $325 had she included it in her booking. Believing that Dawn was alone and had no other place to go but sit in an airport for hours, I allowed her to stay and felt no reservations about it, until learning that she felt entitled to stay at the house an additional 9 hours for free.
