The house is a beautiful traditional Cotswold cottage set in the Oakridge area in the wonderfully named Parish of Bisley-with-Lypiatt. Built in the 1850s of Cotswold stone and with the original stone roof it’s a 1,300 sq ft south-facing house. Most of the rooms are double aspect so very light for this age of house. It’s detached with safe off and on road parking. The garden is over half an acre and perfect for dogs with a lovely people free woodland walk accessible from the bottom of the garden.

I spent at least six hours cleaning the house with quite a tight turnaround to cover. It was immaculate but it Nay told me in her private feedback that I had not hoovered the house. If I missed anything in the rush then it was a genuine mistake as I always try and leave things as good as possible. If you read the 78 plus reviews you will see that cleaning has never been an issue - in fact quite the opposite. Having said that if I had missed something Nay had ample opportunity ( and indeed I would have encouraged her ) to bring it up with me. As they were staying in the house for five weeks I had pre-arranged ( as a one-off deal ) that I would still be able to visit on the weekdays and do work on the stables and outside office as well as very occasionally pick up clothes etc from the house. I have only recently moved in and as a freelance cameraman I work mostly on the weekends so didn’t want to waste the weekday hours doing nothing. So as I was on site a few times (working on the stables and outside office) I asked her on more than one occasion in person if everything was good and she said ‘yes’. I can’t solve problems if I don’t know about them and had they just mentioned that they thought the house hadn’t been hoovered I could have dropped everything and sorted it out right there and then without any fuss. On the first day I was working in the stables I noticed that they had left lots of lights on. To be exact 20 lightbulbs left on in the daytime. I switched them all off and sent them a polite text asking them to remember to switch off the lights when they left the house. They replied and it was all fine from then on and nothing more was said about it. Simple communication. In their reply to my text regarding leaving the lights they had a perfect opportunity and could have simply mentioned that they felt that the carpets hadn’t been hoovered - but they didn’t. She had every opportunity either in person, text, email or phone to ask me to hoover and that would surely have been the simplest and most mature way of dealing with it but instead she chooses to sit on it for five weeks and then after the event flag it up on the internet. It’s also possible that I could have been employing a cleaner so on every level and I would have wanted to know if things hadn’t been done. If I had known about this is and ignored it then she has every right to post a complaint but to not say anything and then accuse me of deliberately leaving my house dirty for their visit is juvenile, ungracious and spiteful. “and when work had been done whilst we were there a mess was left. But cleared away quickly once prompted” My response. Nay told me there was a problem with the bath leaking into the kitchen. I regrouted the bath but the problem was still happening and as soon I could I bought a plumbing kit for for the bath after work at B&Q. I went up to the house in the early evening and, not being a plumber, it took me a three hours of battling to take the carpet up, get the nailed wooden panels off and on and replace all the faulty plumbing. I couldn’t see that well as it was gone 9pm by the time I had finished and left the bathroom thinking it was ok. They texted me the next day telling me it was a ‘mess’ and I came back thinking I had left it like a bombsite but in fact it took me under two minutes to clear some dirt in the plug and hoover the area where I’d been working. My point is that they were able to text me for something that like that ( which I had no problem with whatsoever) but didn’t for their original complaint about the hoovering. I don’t understand why. “Fully stocked kitchen utensils, bathroom towels, washing powder and loo roll.” My response It clearly states in the information that I’m fine with guests using stuff particularly if they’ve forgotten something and if they are there for a weekend then I don’t expect them to replace the toilet rolls or anything else. But I also clearly state that for longer stays the rental only really covers the renting of the house. While I’m happy for guests to use washing powder etc obviously if they use most or all of it then it’s basic politeness to replace it. Nay and her guests used all the olive oil, most of a very large tub of washing powder and a large bottle of conditioner. They also used at least six rolls but and left the house with absolutely nothing. As it took me a full ten hours to clean the house after their visit I didn’t have time before the next guest to buy any so I had to borrow some off the neighbours. This is inconsiderate behaviour in my view. “Host good at bringing in extra heaters when there was a problem with central heating due to snow. When host is there so is dog, so not ideal if afraid/allergic to dogs. Dog jumps up when you walk in drive (sometimes muddy paws) but not dangerous.” My response I mentioned before that as it was such a long booking we had pre-arranged that I needed to carry on daytime weekday work on the outbuildings. This was not the norm and for all the other bookings I’m never on site unless there is a problem that needs addressing so there will never be a dog around if they are of concern to you. So on the day that Nay came back to the house I was dog-sitting my partner Penel’s dog. She is around a two year old knee-high, female, very pretty, Welsh Springer Spaniel. When Nay arrived Beth started wagging her tail furiously and rather over-enthusiastically ran up to greet Nay who chose not to engage with her. To attract her attention Beth jumped up at her. That was about it. Is this really worthy of a mention ? Her paws were a bit damp ( winter/ dog / half acre garden / surprise surprise) but I don’t believe they were muddy as I didn’t see a mark left on her white work clothes. If I had I would have happily washed them. On the two or three subsequent occasions I held Beth by the collar so that she could get in undisturbed by friendly dogs or she chose to go via the front gate. “Host quick to respond to any problems. Host flexible with check in/ check out arrangements” This is about as positive as it gets. I was quick to respond to problems which is why I find it all the more disingenuous they didn’t talk to me about not being happy about the carpets when they arrived or ( in a separate private note ) a comment about the heating being off in the day when they were out and how they had to wander round in blankets. Again a problem which they didn’t tell me about thereby not allowing me a chance to provide an easy solution i.e. to adjust the heating timer to suit the hours they came and went. In summary. With regards the ‘standards we would have liked’. I’m not sure what standards I’m supposed to aspire to - I’m presuming not the state they left my house in. When I did the turnaround it took me ten hours instead of around the usual six. The oven took an hour and a half to clean as the wire shelves were filthy and there was a large pile of burnt food at the bottom of the oven. One of the new non-stick oven trays was pretty much covered in thick sticky brown goo - on both sides. That took half an hour with wire wool to clean off. The fridge was left with spilt liquid or food all over most of the shelves - another half an hour. There was an old mesh bread crate taken from the kitchen garden that they had used to transport wood for the burner on the carpet in the sitting room which once lifted revealed a lot of ingrained dirt from the wood jammed into the carpet. I had to re-wash a lot of the kitchen equipment as a lot of it was put away as clean but was actually dirty. Despite being a very well-equipped kitchen it’s very clearly laid out so it was easy to spot which ones they were as they weren’t in the place they had originally been. Finally there were urine stains left as a parting gift for me under the front of the toilet seat. There is a cleaning fee ( of £40 ) and I don’t expect guests to wash sheets or towels or thoroughly clean the place. The Airbnb vibe is generally that you get that it’s someone’s house you’re staying in and I have to come back to it so at least leave the place in the condition that you would expect if you had friends borrowing your house. By which I mean you don’t leave people with your washing up to do or stuff like the oven absolutely filthy and so on. One would probably, for your own sake and if staying for a long time, want to pass a hoover around on occasion. This was probably not possible as I noticed, when switching all the lights off that had been left on and a couple of weeks later passing them to fix the bath, that the bedrooms had far too many clothes chucked on the floor to get a hoover around anyway. Near the end of the stay I sent Nay and her friends a couple of texts asking if there was anything missing or broken. They told me they had broken a new £20 butter dish ( no mention in the review that I didn’t charge them for it ). Nay chose not to mention that she had snapped a key that was in a metal Ikea cupboard at the foot of her bed in half. Again another half an hour of dismantling the lock to get the broken key out. Nay claims to have expectations of standards but, in terms of the way the house was left and out of over 100 guests both here and in Brighton, I would rank them the second worse - only beaten by two other students who stayed long term in my Brighton flat. My four worst experiences of Airbnb have all been at the hands of students. I’ve never posted a response to a review before and I can just about put up with people treating my property and possessions like sh*t but in this case I’m most offended by being bad-mouthed about regarding issues that I simply didn’t know about. An normal person would have calmly raised the issue - however small - and given me the opportunity to instantly put it right. I take a lot of pride in giving the best places to stay that I can which can be unnerving when it’s your own personal space especially when your guest has no reviews. The reward is the reviews, personal feedback and repeat bookings that I get where people have stayed here and in Brighton. Nay chose not to communicate things that she wanted sorted , gave me no chance to fix them ( everyone makes mistakes ) and then putd comments in a review essentially implying that I didn’t give a damn about how I presented the house. I resent that and a quick scan through my past reviews should give a pretty clear picture that that’s not what I’m about. To quote the legendary Frankie Howard in ‘Up Pompeii’.... ‘Nay, Nay and thrice Nay!”

Joel's communication; from the enquiry stage, through to booking and arrival/leaving the house was extremely prompt and he provided a lot of information to help us find the house (although it isn't that difficult!) I was really impressed with the speed of his responses and style …
