Welcome to my home in one of New York's best neighborhoods: quaint, laid-back Nolita. This is a legal Airbnb (unlike many in NYC). Designed by British architect Richard Rogers, and featured in the New York Times, this 700sq ft, full-floor penthouse includes an exclusive-use 600sq ft roof terrace, gourmet kitchen, plush linens, and a huge glass greenhouse ceiling.
Occupying the entire fourth floor of a small brick building (ca. 1914), it is a fully-renovated, flexible space. With only two units in the entire building, it provides unique privacy in the middle of Manhattan's most fashionable downtown neighborhood, Nolita. The space has beautiful natural light streaming from a huge, modern greenhouse roof and retractable/sliding doors to close the bedroom, which also has blackout shades. This allows sun-drenched days and blackout nights, as well as a lush cross-breeze between the large casement double-pane windows at the front and back of the building. The space includes central heat and air conditioning, and has high ceilings throughout.
The living room includes a working, wood-burning fireplace--a rarity in NYC--and authentic modern furniture. The space also includes a large Mac monitor (feel free to plug in for streaming or if you need a large working screen), Vitsoe shelving designed by Dieter Rams, and objects collected during travels.
The bedroom is at the back of the unit, away from the street, and can be fully closed-off with thick sliding doors and blackout shades on the three large windows--giving the space ultimate privacy. There is a projector in the bedroom for streaming via Apple TV, and the room includes a queen-size bed (beautiful firm mattress with a medium-firm memory-foam topper) with high-thread count Egyptian cotton linens and down pillows and comforters (down alternative bedding available upon request). A soaking tub large enough for two sits next to the bed and is stocked with bath bombs and candles--creating a serene, spa-like atmosphere. Adjacent to the bath is a large ceramic sink and guest storage cabinets for toiletries.
A private bathroom includes a glass-walled rain shower, tile floors, organic Egyptian cotton towels, and European fixtures.
The full-size kitchen is made for home chefs and is convenient for take-out junkies alike. It features a Gaggenau oven and Wolf stove top, a Euro-style Liebherr refrigerator and freezer, and a Bosch dishwasher. There is also a microwave, blender, KitchenAid, toaster, SodaStream, electric kettle, electric milk frother, stove top espresso maker, pour-over coffee maker and Bodum tea press.
The full-size Miele washer and dryer are gentle enough for cashmere and are near silent when running, and there is also a Rowenta iron, full-size ironing board, and free-standing drying rack for delicates.
You have exclusive use of the 600 sq. ft. rooftop deck (which is the entire roof of the building), including a teak dining table that seats 8 (plus an umbrella for shade), 2 cushioned chaise lounge chairs, and 2 butterfly chairs. The rooftop also features an array of flowering trees, shrubs and herbs in the summer--which you're welcome to use!
Exclusive use of both the full-floor penthouse apartment and the full-floor rooftop deck/garden.
The unit is on the top/fourth floor (three flights of stairs up, no elevator).
Please note there is no live TV, but there is an Apple TV and HD projector, plus a large monitor in the living room that can be used for streaming.

I typically leave guests alone to have a peaceful stay without interruption--though I'm happy to give tips and help arrange travel plans, and I'll be available over email/phone should you have any questions during your stay.
I also work with an assistant in NYC who will check you in, and who will be your in-person contact should you need anything during your stay.

Please be respectful of my house, and my neighbors, during your stay! I adore living here and am happy to share my home with you--but appreciate you taking care of it so it’s returned in great shape.
There are to be no parties or large gatherings of any kind.
Also, no guests or pets are allowed.
Please no smoking indoors. If you smoke, please go to the private rooftop or the sidewalk.
The stereo in the living room sounds great but please don’t use it past 10pm. Because this is a full-floor flat (and is a single room when the retractable doors are open), noise travels throughout the building and especially out open windows (front and back) easily.
Rooftop garden may be used between 7am and 10pm. Absolutely no noise should be made on the roof later as the noise travels very easily within the neighborhood--particularly to neighbors behind the unit and across the street.
Check-in time is 3pm and checkout time is 11am. Please feel free to email with special requests.
