Large single family on a cul-de-sac, centrally located, 2.5 miles from Santana Row & to SJ downtown SAP center. Nice floor-plan 4bed, 2.5bath, large living & dining & family room, large backyard/front yard. Large sized rooms with 4 queen + 2 double + 2 sofa queen + 1 sofa double bed + couch in living+ 10 seater dining table with 8 chairs (2 more provided on request). 9 beds counting sofa-beds, sleeps 16+ people. Beautiful kitchen. INQUIRE ABOUT PARTIES/EVENTS - EXTRA CHARGES APPLY.


Master bedroom is large with private bathroom and walk in closet. Other 3 bedrooms also good size. 1 bathroom more on 2nd floor. 1/2 bath on 1st floor. 1 large living/dining room hallway ~28x15 ft, that has 1 couches + 1 sofa-queenbed and another large family room that has 2 sofa-beds. Laminate floors throughout, newer star of garden kelly moore paint, upgraded kitchen countertops and cabinets.

No visitors or any parties/events allowed without prior permission and agreement and shall be accompanied with an extra charge if allowed.

Enter accurate number of guests as ONLY the number of guests in the original reservations are allowed and this shall be monitored both at checkin and during the stay. You are a guest and any person who visits you whether stays nightly or not also counts as a guest.
The guest may be required after confirmed reservations, but before checkin or keys delivery, to provide all information and show ID and recent verification of their US address in email to owner;

Please respect neighbors in this quiet upscale cul-de-sac neighborhood with respect to noise levels and the quiet hours of 10pm-8am.
Please do not adjust sprinkler settings.
Sorry we do not allow smoking/drugs/any other illegal activities in and out anywhere on property premises.

If you convert the sofa-bed to full bed or back and forth - please make sure it does not scratch the paint or floor. All paint and floors and fixtures and cabinets and fittings are well maintained in new condition and it is guest responsibility to avoid wear and tear on the same.

CLEANING & AVOIDING MESS: Garbage and recycle in kitchen; please recycle (and follow recycle rules) to avoid overflowing the garbage bin inside/outside (no food or compost or trash in recycle; Put food waste in the trash not in the sink) . Empty trash and recycle in bins placed outside in yard. For stays less than 4 days no more than 2 full garbage bags or more than half the recycle space should be created by guest as trash and recycle pickup is only once a week to allow space and to be considerate to other guests, host and cleaners - You will be charged for extra garbage disposal beyond that so if extra garbage is created take it with you beyond 2 full garbage bags provided. Guests not expected to do detailed cleaning for which cleaning fee is charged, but avoid excess mess and generally leave the place clean and in order as they saw it: Leave dishes and sheets clean; leave all used towels in clothes basket. DO NOT FLUSH anything other than toilet paper in toilet.

A move-in inventory is kept and move-in checklist of items can be provided upon written request to landlord. Guest could be charged for any damage owing to guest actions that exceeds minor wear & tear for plumbing, electrical, appliances, paint, floors, doors, windows, blinds, cabinets, countertops, mirrors, fixtures, fittings, baseboards/moldings, fireplaces, other damages or leaving excess mess as above, such charges may include contractor charges/clearing of mess or garbage as defined above, loss of rental use and owner's time at $85/hour to resolve the damages including excessive mess, that can exceed Guest's security deposit.

Guests understand that where damages including owner/landlord's time at the rate charged above to correct damages caused by guest exceed Guest's deposit, and if Airbnb does not pay for any expenses especially the time expenses of the owner in resolving the issues or damages caused by guest, then guest hereby authorizes host and/or Airbnb to charge it on the credit card provided by guest to airbnb or to the host upon checkin.

Stairs, Step transitions, trip hazards should be carefully noted (see pictures). Other hazards, safety guidelines can be provided to guest upon request. Guests hereby acknowledge that host has offered them adequate opportunity to discuss any hazards/reports for safety, to prevent injuries to guests and hereby waives liability of injuries on premises and carry their own insurance. Guests also acknowledge that host is not liable for any damage/theft or loss of their own personal property that they bring in to premises.

There is no daily housekeeping service. While linens and bath towels and all kitchen utensils and furnishings are included in the unit, daily maid service is not included. We do not permit towels or linens or any other house furnishing to be taken from the units.

Please no moving of or bringing in outside furniture or rubbing existing furniture around the walls to prevent paint damage and no dragging of suitcases or personal heavy items to scratch wood floors - please take care of new floors and new paint. No shoes that have soles that leave marks on floors please either. Please do not use our address to receive mail unless your reservation exceeds 29 days.

Comcast preferred is provided with large number of channels for guest comfort and viewing. Extra paid TV channels if viewed by guest are charged to guest and need disclosure from guest and guest authorizes such charges to come out of their deposit. If no disclosure is made by guest for any paid channel that guest selected or viewed, guest hereby authorizes in addition to the charge that owner incurs, a $50 penalty for failing to disclose to owner.

For lockbox checkin/checkout, please cover lockbox by garden box cover and don't leave code exposed by dialing different number when not in use. Secure all locks/access when not at premises.

Check in time is after 3pm. Host lives in same city but can checkin only in special cases beyond 9pm. Same day checkin's if accepted may have different timeframe of checkin.

Check out time is before 11am. No stay overs beyond designated checkout date and time allowed without written permission and may lead to charges and a lockout/removal of guest property/eviction proceedings as allowable by local laws.

ENTRY OF PREMISES: With Guest's permission, which is hereby given, Owner or Owner's representative may enter the premises during reasonable hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. In any emergency, Owner or Owner's servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.

Sorry below is a long list- we love hosting pets we just need to make sure the property is a good fit for everyone and also for our neighbors and most future guests who may not have pets ! Pets are allowed on a limited case by case basis and the rates mentioned on platform/website booking do not allow to customize that and are mentioned assuming there are no pets. The rents/deposits/cleaning fee all change with pets if there are allowed- a rent increase up-to $30/night/pet or $90 whichever is higher and a (fully refundable if no damage) security deposit increase of $100/night of stay of pet from the rates that are mentioned otherwise on platform so it is important that guests disclose that to the host upfront before booking. Some restrictions also apply so PLEASE STATE IN YOUR INQUIRY THE AGE, WEIGHT, BREED, TYPE OF PET AND WHETHER FIXED OR NOT.

Any booking that is done without declaration, or an incorrect declaration, of pets would be cancelled with no refunds and if guest already occupying property without such disclosure or incorrect disclosure may lead to eviction.

Aggressive breeds not allowed, regardless of weight to name few for dogs (pit bull, Rottweiler, husky, German Shepherd, Doberman , chow chow, bull mastiff , malamute, wolf hybrid, boxer, Great Dane, Rhodesian ridgeback, bull terrier, toss nu, cane corso , Diego Argentino, boer boel, gull dong, basenji, st Bernard , fila brasieliero, American bulldog, Pedro de preso canario, Akita inu, Caucasian ovcharka). In addition vicious pets, exotic pets or any poisonous or venomous pets will not be permitted. Unauthorized pets, including pets of any allowed temporary visitors of guests, will not be allowed on the property even on a temporary basis.

All cats and dogs must be licensed in accordance with all applicable ordinances of the local municipality. All cats and dogs must have current rabies and distemper vaccinations.

All cats more than 6 months of age must have their front paws trimmed.

Pets not allowed in any bedrooms or bathrooms or kitchen or use any towels or linen or furniture at any time - Pets need to be largely in backyard or garage and not on any furniture (to protect and watch interests of our future guests) --they need to be on leash on your own cloth(es) that they don't scratch anything in house --door window or furniture or walls or floor.

Pets need to not become a nuisance for any neighbors -- Nuisance may include chronic noise that disturbs other lessees; failure to properly dispose of pet wastes; and unleashed or unattended pets especially in any common areas. Behavior like excessive barking especially in quiet hours or any type of aggressive behavior to any neighborhood people, kids or animals causing any neighbor complaints or issues, may cause us to ask for immediate removal of the pet without refunds of any kind.

Guests agrees to indemnify, hold harmless and defend Host, Host's agents and employees of the property against all liability, judgments, expenses or claims by a third party for any injury against any person or damage to any property caused by any pet or animal possessed or brought onto the demised premises by Guest, or allowed by Guest to be brought onto the property. Guests should carry liability insurance for pet damage and hereby agree that any damage caused by the pet to the property or people or host or neighbors, which Guest recognize can well exceed security deposit, Guests will be fully responsible for paying to host upon demand.

Rent increase for pet is just like any other guest rent increase. The Guest is responsible for keeping all areas where a pet is housed clean, safe and free of parasites; including cleaning fee does not mean that guests do not clean their pet residues. Any pet residue or obvious remains need to be picked by guest from backyard or inside and guests need to leave it generally clean. Dog owners must immediately pick up and dispose of all dog waste deposited on property. Cat owners must place soiled litter in tied plastic bags and dispose of it in outside garbage facilities, not the toilet system. Litter boxes must be changed often if odor problems occur.

If Guest abandons/vacates premises or violates any of house rules or terms of agreement, Owner may terminate this agreement, re-enter the premises and remove all Guest's property. For violation of house or pet rules or rental agreement hereby, Guest will forfeit the security deposit and an eviction with no refund would result.
This agreement shall be governed under the laws of California.
Sever-ability: If any rules/clauses in these house rules is found not enforceable in court/arbitration, all other clauses/rules shall still hold up.
