THE TWO BATHROOMS
(This is a classic but updated unit in an older apartment complex; While the unit will be clean and everything in working order please expect some normal wear as this in not a brand new luxury building)

-second bathroom with full bathtub so take advantage of a soak and make sure to use the provided bath salts if you'd like
-Fully stocked with essential and then some

As AirBNB expands it's customer reach I am noticing a significant change in the awareness of the customer base in regards to what the sharing culture is and is not. Airbnbs are NOT hotels, although many of our guests agree they are a far better value; Airbnb hosts are NOT concierges or employees, we are fellow humans so please don't treat us like staff...Better yet don't treat "staff" like staff; please be kind, be considerate, and give me the opportunity to help you find something or rectify something you think was missed to ensure we both have a 5 star experience ( I am only a text or call away): At Airbnb 4 stars is NOT a good rating. Of course honesty is important to the platform but marking a space down or leaving a less than great review because you couldn't get the internet to work ( user error), couldn't find extra towels( in the linen closet), had to walk up a flight of stairs ( in the listing), or there is a wall AC unit instead of central air ( in the listing and the photos) etc. when all of the above is in the listing or could have been rectified with a quick text to the host is a not entirely fair and may spoil the the experience for both of us. 5 stars is the only good review! as such we try our very best to describe the listing as accurately as possible, so please help us- please do not book an apartment that is listed as being in the middle of a big city and then leave a bad review because there was the usual city noise. Thank you for assisting me in making your stay meet or exceed our expectations.

-All adults staying in unit will need to present government ID/passport upon check-in ( if I'm out of town alternative arrangements will be made ) person who booked the space must be present.
-For your convenience there is a Parking space that fits two cars available: Please provide me with the license plate number and make and model of any vehicles that will be parking during your stay to ensure they do not get towed.
Please be aware that although many modern amenities are present, the apartment is older, and while that adds lots of character there is the usual extremely minor cosmetic wear and tear associated with older apartment buildings. While the above has not negatively effected the majority of my guests stays, I want to ensure that in the future 100% of my guests stays are unaffected by a small chip or a rust stain under the bathtub facet; If you are looking for that "brand new" look or high rise luxury I don't believe my listing is suitable for you but if you are looking for a large, turn key, and central Los Angels accommodation you are at the right place.

Please respect the home and keep it clean; you should treat as if you were staying at a friends house.
- Make sure your makeup is completely washed off so as not ruin/stain bed-sheets or towels (new bath towels run about $8, face and hand $4, sheets $32)
-Please contact me immediately if something is not working.
-ABSOLUTELY NO parties or unapproved guests: If you are found to be having a party you will be charged an additional $100 or an additional guest fee of $40 per extra person for every day they are there- whatever amount is higher; In addition to this your reservation will be canceled without refund. If you have any questions about this please feel free to message me.
-Though I want you more than anything to enjoy the space, it is very important you respect the neighbors. Quiet hours are between 8am-10pm on weekdays and 9am-11:30pm on weekends.
-Please make sure front gate is always closed behind you, that once you get your set of keys the lock box is no longer used, and that none of the doors -*balcony and front are left open when you are not in the home ( front door will automatically lock behind you but make sure the door is shut.) *When you are at home if the balcony door is open the screen door should be closed to prevent bugs from entering.
-***Please make sure all dishes are emptied out of sink when you leave; please make sure to clean any food particles off before placing them in the dishwasher and only use soap specifically marked for dishwashers ( a few dishwasher pods are provided for your convenience)
-***Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help. Use kitchen freely but please clean up after yourself, including dishes, counters, stove, microwave etc that you use; no dirty dishes should be left in the sink and perishables should be thrown away upon checkout.
If dirty dishes are left in the home you will be charged anywhere between $5-$30.
-No smoking - also don't discard your cigarettes in the house trash cans.This is none negotiable --
If you are found to have smoked in the home either through discarded cigarette butts or my home smelling of smoke you will be charged $100
-Please help us conserve energy by turning off lights, small appliances, lamps, AC, heater etc. when not being used and when not in the home. When you are using the AC or heater please take care to shut windows.
-The knobs on the wall are heaters, not AC. Please be considerate when using either the AC or the heaters; if its cool outside please open windows rather than turning on the AC to cool off the unit.
-Please do not eat in the bedrooms; this causes unwanted pests and stains on bed sheets, blankets, and pillow cases.
- Please put all items back where you found them.
-Please be respectful by not opening up the closets which are off limits.
-The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins in the sanitary bin we’ve provided in the bathroom. We simply want to ensure you have a royal flush kind of holiday :)"
-If you are found to be having more guests than listed staying in the unit, you will be charged from your deposit for those additional guests.
-If you break or damage something, please let me know and arrange for its replacement or repair.
-Please do not send mail to the unit.
- If using lock box to enter front gate please make sure it is shut after using gate. Any set of keys that are lost or missing will incur a $25 fee.
-If any of the trash cans get full kindly throw the trash in the dumpster that is located outside of the back gate. Additionally no trash should be left throughout the unit e.g empty shopping bags, boxes, clothing tags etc. upon check out.
-Wet towels should be hung on hooks or towel racks not left on bed or floor.
In order to keep costs down these rules must followed or you may incur additional fees.
