There is an $80 fee if you require maid service during your stay. UTILITIES No compensation will be given for temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible. KEYS You will obtain your keys at the front desk upon check-in. Please send us the full name of all occupants so that we can register you with the hotel. NON SMOKING UNIT Smoking inside the unit is strictly prohibited. You may smoke in the balcony. Your damage deposit or security deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. ENTRY BY OWNER Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency). SLEEPING CAPACITY/DISTURBANCES Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of four people, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises. HOLD HARMLESS The owners of the suite do not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. Communication was easy and they were very responsive to all of our questions. The apartment was very clean. The location is ideal. Right across from the beach. The hotel doesn't have a traditional lobby but there are plenty of places to grab a drink or lounge. The rooftop has a great view and the pool is heated. Our only suggestion is that they get a new pull out couch, it is not very comfortable.

Barbara's place was ideal. Located conveniently on ocean drive, you walk out of your gated annex building to the hustle of downtown south beach Miami & across the street from the picturesque beach. The room came as promised, we were able to cook breakfast Friday-Sunday, the fridge and freezer were large enough for a weekend of groceries and the bedroom -bathroom layout was unique. Would for sure recommend, can't beat the value based on the location and would stay here again.

Great place, very clean and comfortable. Wide beautiful beach across the street and Lummus Park. Lively at night - but not too much so. The place is clean, modern, and well equipped to make some breakfast or dinner. There are 2 flat screens (that we didn't get around to turning on), and a very nice bathroom with a refreshing rain shower head and a separate handheld. Plenty of restaurants, a nice bakery with freshly baked pastries, and a few convenience stores within a block or two. If you need it Starbucks is at the north end of the park. And the roof-top pool w/bar is awesome. Easy quick check-in and our questions were quickly answered. All five starts from us!

The room is exactly as described in the pictures and description. Right across the street from the beach. Short walk. The room was clean and big. My only complaint was that 2 out of 3 nights I stayed there was a party in the room above mine to the point where me and my guest could not sleep most of the night. Bad luck I guess but the issue should've been addressed the first night.
