The vacation apartment Miraconcha is situated in the neighborhood called Centro. It has wonderful terrace with views to the bay and sea and it is 2 minutes walking from La Concha beach. It is an exclusive accommodation located on the 5º floor of a building with a lift.

Miraconcha apartment is a central holiday accommodation fitted with everything you may need for a perfect break in San Sebastian. It is a 180 square metres vacation apartment decorated in a smart and at the same time, simple way where mainly pale colours have been used.

There is a spacious and bright open plan living room area with 42” TV. The modern kitchen has electric appliances like, washing machine, dishwasher, kettle, coffe maker, oven, microwave, washer, dryer, toaster, plates, cutlery, glasses, etc.

The vacation apartment Miraconcha has 4 bedrooms.
1º bedroom: 1 doble bed (150 cm x 190 cm)
2º bedroom: 1 doble bed (150 cm x 190 cm)
3º bedroom: 2 single bed (90 cm x 190 cm)
4º bedroom: 2 single bed (90 cm x 190 cm)

All bedrooms have fitted wardrobes and they are very peaceful rooms.

SEASONAL OCCUPANCY RENTAL AGREEMENT
THE LESSOR
AND THE OCCUPANT INVOLVED
For the sake of this agreement, in their own name and representing themselves, mutually recognise each other’s legal capacity to execute this season occupancy rental agreement, and as such,
DECLARE that:
1. (Lessor), Fiscal Identification Code , rent an apartment located in .
2. The Occupant of the aforementioned rental unit is Mr/Mrs (Occupant), passport number .
As a result, both parties freely execute this seasonal occupancy rental agreement, as stipulated in the Articles section below.
ARTICLES
1. TERMINATION OF THE AGREEMENT. Occupant agrees to lease the rental unit for the period of consecutive calendar days, beginning on at 3:00 pm and ending on
at 11:00 am.
2. RENT. The total amount of the rent is established at euros, paid before signing this contract.
3. NUMBER OF PEOPLE. The máximum number of people in the apartment will be
people, according to the reservation made. In no case may exceed that number without the written consent of the lessor.
4. TERMS OF RENTAL. The Occupant acknowledges the sole and exclusive use of the rental unit for the purpose of seasonal occupancy.
5. SECURITY DEPOSIT. If at the end of the rent there are damages and/or the apartment in not given in a reasonable state of cleanliness, the lessor will notify Airbnb and the cost will be reduced of the security deposit.
6. SUBLETTING. The Occupant may not sublet the rental unit to third persons. Likewise, the Occupant will not alter the physical state of the rental unit or its dependencies, even when the unit’s configuration or the performance of its components are not affected by such alterations.
7. UPKEEP & ROUTINE MAINTENANCE. The Occupant accepts the responsibility for the routine upkeep of the rental unit for the purpose of maintaining the good working order and hygiene of the rental unit. The Occupant also accepts responsibility for returning the unit at

the end of the rental period, in the same good state in which it is received.
8. FURNISHINGS. The Occupant acknowledges the rental unit to be completely furnished. With the contract gives an inventory of the apartment furniture and utensils.
9. GOOD NEIGHBOUR POLICY
The loud music and partying are prohibited. It is important for guests to know that loud music or partying, as well as complaints from neighbours or the police may lead to immediate eviction, day or night without any compensation and the total loss of the security deposit.
The quiet time is from 10:00 pm to 10:00 am. We appreciate your cooperation and hope that you understand the importance of these rules. The apartment is located in a residential area. Please be considerate of the neighbours and respect their need for a good night’s sleep.
The guest signing the rental agreement at check-in will be held responsible for the correct and decent conduct of all the people are with him/her in the apartment. If this person or any people with him/her do not behave in an appropriate manner, the lessor has the right to ask the signer of the contract and his/her guests to leave the property. Should this occur, no refunds or further claims will be accepted.
The lessor will not be held responsible for any type of damage, direct or indirect, resulting from misuse by the guests. This includes, but is not limited to, loss caused by fire, theft, accident or other types of damage. Pets are not allowed. Smoking is not allowed in the apartment.
It is strictly forbidden to occupy the apartment for more people than the stated when booking.
The lessor may terminate the rental agreement and require guests to vacate the property immediately upon violation of any of the above terms and conditions. In such an event, the guests will not be entitled to any reparation or compensation.
By booking the apartment, you agree to accept all of the terms and conditions. In addition, you agree to submit to the jurisdiction of the local courts, with express waiver of any other jurisdiction to which you might have recourse.
As a sign of goodwill and mutual agreement, both parties sign this SEASONAL OCCUPANCY RENTAL AGREEMENT in duplicate, in the city of Donostia-San Sebastian, on .

This apartment has the most beautiful view of Concha beach! We loved coming home from a day of exploring and having a cold cerveza on the deck. This apartment is great for those who like to walk, as it is about a mile from most of the restaurants, old town, gros. Nice to be away from all of the tourists staying downtown, and you can't beat the walk to the beach!

Particia met us on arrival and she was great! She kept in touch very well, was very helpful in helping us secure discounted parking, friendly, provided lots of ideas on things to do and very responsive to our text messages. The location of this apartment is fantastic. It has the most beautiful view of La Concha beach, was centrally located to the broadwalk, Old Town, and parking. Tons of things to do, just within walking distance. Old Town was great, a must place to go. The apartment is in a old building and the apartment itself is not renovated but looks ok. The elevators and lighting in the stairs was good. The layout was pretty good and would work well for a family. Nice kitchen, dining room, living room and of course a GREAT patio. Showers, beds, and pillows were good. The apartment has no air conditioning so just be aware of that, it did have 2 small portable fans. The carpet in the apartment however was a bit of an issue, it really needs to be replaced, it really takes away from the beauty of the apartment, with new flooring the apartment would be very nice and definitely be worth the price. We did also have some electrical issues, losing power for the entire apartment. It appeared to be an ongoing issue. On arrival we were shown the breaker box in the event that we had any issues and how to reset it, the issue became it would not reset. When we contacted Patricia about the power being out she responded immediately and sent Xabier right away to assist. He was kind, helpful and tried to help as much as he could but was not able to fully resolve the problem during our stay. Our first incident of it going out seemed to be because of a very heavy rain storm we had, water had leaked under the patio and sliding doors in the living room and we had a lot of wet carpet. The second time was late at night when there was rain or wind, it was out for several hours then before it would reset. Overall it was a fair stay, not sure I would select this apartment again without the carpet and electrical issues being resolved.

Great appartment, especially the view is magic. We stayed here with 3 kids and the appartment is very spacious. The furniture/kitchen is a bit outdated, but still charming. we loved our stay here.

Amazing views is a perfect description for this apartment. The terrace is ample and the patio chairs offer a fantastic, restful place to take in the beauty. The host Xabier was wonderful and waited for us at the apartment for our late arrival, making us feel welcome. We needed the washer and he returned to show us how to use it. The street is residential, and faces the main boulevard. We loved the walk to the old city from the apartment. There is a nearby supermarket for any food needs. There is water damage. The whole building smells of mildew as does the apartment that has stained carpets. This was a major drawback for us that we did not expect. It affected the breathing of 2 in our family. We hope this is addressed as the apartment is lovely and located perfectly. Fans in all rooms (2 bedrooms have them) and trashcans in the bathrooms are needed. There is no dryer, so plan on a day to line dry your clothing. If the mildew problem was addressed, we would rent the place again.
