Along with this, the location isn't that bad either, being situated in the heart of East Melbourne means you are in-between Richmond and the CBD so you're pretty much in the heart of the city surrounded by all the wonderful things Melbourne has to offer. Take a tram ride nearby and you'll arrive in the CBD within 12 minutes.

House Rules

1. By accepting our Terms and Conditions the ‘booking name’ is deemed the Registered Guest.
- The registered guest is responsible for:
- Any visitors and their behaviour while at the premises
- Ensuring all guests and visitors are aware of the booking terms and conditions.

2. The property and its contents for the entire period of the booking and will be liable for all breakages and damages however caused by any Guest or visitors regardless of whether you are present or not at the time the damage occurs.

3. The number of guests staying at the property must not exceed the number agreed to in the booking details. There are no exceptions unless we approve additional Guests in writing. At our discretion additional costs may apply for any additional guests found to have been at the Property during your booking.

4. A strict no party policy applies at all times in all our properties.

5. All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties.
- Please keep noise to a minimum at all times.
- Guests are required to enter and exit the property quietly.
- Outdoor areas are not to be used after 10pm.
- The noise level from inside the property must be inaudible from neighbouring properties between:
a. 10pm and 8am Sun-Thu
b. 11pm and 9am Fri-Sat

6. Guests may not engage in any illegal activity at the property.

7. All Boutique Stays properties are non-smoking indoors. There is no exceptions to this. In some apartments, there is no smoking anywhere within the complex including balconies. There may also be additional cleaning fees to remove any evidence of smoke fumes or butts from the property.

8. You will agree to any other reasonable house rules which may be made available to you at the property.

9. The owner or the manager of the property may need access to the property occasionally, including property checks for self-clean or minimal clean stays. We will notify you by email or phone at least 24 hours prior, unless we have made verbal arrangements or it is a matter of urgency. If however we have reason to believe that he property is being used for any reason that contravenes our terms and conditions we reserve the right to enter the property without notice.

10. We reserve the right to remove guests who do not adhere to the House Rules. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.

The apartment was well presented but unfortunately faces the batman rail yards - probably the busiest in Melbourne - about 8 rail line, the entrance to the M1 freeway and there's also a tram line. Freight trains and all! Very noisy! After a sleepless night I moved out and left a message to that effect on their out of hours number. I booked a 3 night stay ($1440) and was offered a refund of $380 - but on the condition I didn't write this review - I declined. I would rather provide people with an honest account of what I experienced. I was able to contact the sales manager during the week and explained the situation. Apparently there's a reference to noise in the description (not the text you see - but if you click on the little arrow and look right down the bottom it says "please note we very rarely have feedback regarding noise for this apartment" - at the bottom of about 600 words). Sort of begs the issue - I spoke with them on the phone as I made the booking (first time on AirBnB) so wanted to make sure they were on the line with me when I made the booking - no mention of noise issues by their sales consultant. From my perspective not very open or honest on the property if there was a known noise issue. Also asked the sales consultant why the button I needed to push to complete the booking on AirBnB was showing an amount of about $1,100 - not $1440 - I made it clear I did not want to pay $1440 but would accept the $1,100 -was assured the total I would be $1,100. Guess what - was charged the $1440. Interestingly they never responded to this in any of the back and forward emails on this. They also claim that the cleaning costs are over $400, and then there's their fee $100+, and airbnbs charges etc etc I travel 5 days a week 9 months a year for work. Over the past 20 years I have always found hotels/apartment managers very fair in dealing with noise or other quality issues - in fact the norm is apologize profusely, acknowledge the problem and refund (even if the fine print says they don't have to). Not this lot ! It's all about the fine print and tough luck - now we have your money. And then there's the "good will gesture" of a refund of $380 out $1,440 on a bill I was assured would be $1,100, So long as I didn't write this review! I think they plan to respond on this site- so get ready for a Basil Faulty type exercise in self justifying their bad behavior. And who are you going to believe - me the guest who walked a way from $380 bucks to write this review. Or Basil Faulty who tried to stop me (with a "good will gesture" of $380.

Our experience with Sean was unfortunately less than ideal. Boutique Stays represents over 40 properties in Melbourne and each property has been chosen for its distinctive appeal and is individually owned and furnished, ensuring we offer a unique range to meet guests’ needs. We are customer service driven and work hard to ensure our guests have a lovely stay at our properties. We have had some fantastic reviews from AirBNB guests staying at our properties and hope to welcome many more. We pride ourselves on ensuring we represent all our properties as they are ie. in the photographs and descriptions, as we know this really important to our guests. The Arena is a fabulous, high end apartment located in a modern opulent building on the city fringe, which comes with the hustle & bustle of city life. We have a clear description on AirBNB for this property which includes the following: Please note we very rarely have feedback regarding noise for this apartment (2 in a total over 5 years to 2013). However light sleepers should note the apartment is located close to the heart of the city and as such the rumble of public transport and other noises associated with a city location may be audible. If you choose this lovely property we cannot offer any refunds except within the standard cancellation terms. When Sean arrived at the apartment he had a change of mind as he didn’t like the noise and left following his first night. We had several discussions with Sean over the following days and Sean advised that he didn’t read the full description of the property before booking his 3 night stay (he was in a hurry), and as a first time user of AirBNB subsequently advised that he was confused about what the special offer he had booked on. While we felt there weren’t grounds for a refund, we wanted to show goodwill and come to some arrangement that meant that Sean got a part refund, without disadvantaging the owner. This meant we could offer a refund of approx. 1/3rd of the stay. Sean advised this was ok but when we asked the he didn’t post a negative review as his change of mind wasn’t any fault of ours or the owners, he took exception to this and advised he was going to do the complete opposite, which obviously is very disappointing. In summary, we are sorry we couldn’t offer the experience Sean was after.
