Love to ski with family & friends? Our home is exceptional in its spaciousness and access to the Park City Ski Resort. It's also a great place for extended groups of family and friends to have a reunion.


The Retreat at the Canyons is one of the few mountain-side, single-family residences available for rent in Park City. Nestled in a grove of aspens in one of the premier private neighborhoods, it offers a unique combination of a tranquil setting, but is just minutes from restaurants, shopping, and nightlife. Winter or summer, spring or fall, the Retreat at the Canyons is an exclusive, spacious choice for an executive retreat, a family vacation, or a reunion with friends. It is a 35-minute drive from the SLC Airport.


With its warm interior wood detailing and antiques, the Retreat at the Canyons combines function and luxury. Its 5500 square feet of space offers plenty of room for sharing meals, conversation, good wines, billiards, or a movie in the media room.

The Retreat at the Canyons can sleep 12-14 guests in its two master suites and four guest bedrooms, each of which has access to its own bathroom. Built on three levels, this home has unique public and private spaces. All bedrooms have televisions and Direct TV access. Noiseless radiant heat throughout maintains perfect climate control.

With its soaring two-level ceiling, the great room features a natural stone, gas fireplace and large windows facing uphill. Two separate eating areas are contiguous to the kitchen - a breakfast alcove that seats eight and a dining area with mountain views that can seat 12. The spacious gourmet kitchen has plenty of prep space.

In addition to ski-in, ski-out* access, it is only four miles to the Park City's base lifts and five miles from the base of Deer Valley (free shuttle bus service available). In the summer, hundreds of miles of biking and hiking trails are just out the door. The Park City area boasts several championship quality public golf courses. Wasatch white-water rafting and fly fishing are world renowned. Or enjoy a leisurely hot-air balloon flight or shop in the nearby outlets or in one of the many art galleries on Main Street.

We ask guests to sign an agreement stating their understanding of house rules, which include "no pets" and "no smoking." This agreement also state the terms of the rental and will be sent via Email once the reservation has been accepted.

Read and sign Rental Agreement. Scan and Email the agreement to Host to complete reservation.
Upon receipt of the above, a rental confirmation will be E-mailed to you.

Peggy Schmidt and Joseph Tabacco (hereinafter referred to as Proprietors) agree to permit ______(hereinafter referred to as Guest) to occupy premises on Red Pine Road, Park City, Utah, 84098 (hereinafter referred to as The Retreat) on the following terms and conditions:

1.Length of Stay. Guest shall be permitted to occupy The Retreat beginning _______, (check-in date) at 4 p.m. and ending ______, (check-out date) at 10 a.m.

2. Damage Deposit of $1000. The following conditions must be met:
No damage is done to the home or its contents.
Occupants do not exceed 14 people.
No linens or household items are missing.
Check-out procedures have been followed.
No pets have been on premises.
No smoking has occurred on premises

3.Rules. Guest understands and agrees to abide by the guidelines set forth in the addendum, Use of Property and House Rules. Guest understands that violations may result in eviction without refund of any rental monies paid. Guest agrees to enforce the rules with family members and Guest invitees.

4.Entry by Proprietor or Proprietor’s agents. Proprietor or Proprietor’s agents may enter the premises immediately in the event of an emergency to perform necessary repairs and/or maintenance or check on house operating systems.

5.Assignment. Guest may not assign his rights under this Agreement.

6.Release and Indemnification. Guest release Proprietors from any liability for damage suffered by Guest, his family members or invitees during the Guest’ use and occupancy of The Retreat. Guest shall hold Proprietors harmless from any claims for damages, injury, or death to Guest, his invitees or family members.

7.Force Majeure. There may be circumstances beyond Proprietors’ control and contemplation that may result in The Retreat not being available for your use or full enjoyment. Examples of these include (but are not limited to) destruction or severe damage to the property or a disruption in utility services. In the event of Force Majeure preventing occupancy by Guest, Proprietors will make a full refund of any monies Guest has paid. In the event of an impairment of full use, we will make an equitable adjustment in the rental charges.

8.Innkeeper’s Rights. This Agreement is being entered into under the Utah Innkeeper’s Rights Act, Utah Code Ann. 29-2-101, et. Seq. and does not confer upon Guest any rights under the Utah Landlord Tenant Act. In addition to The Retreat’s statutory eviction rights under the Utah Innkeeper’s Rights Act, The Retreat has the right to evict Guest for a material breach of this Agreement.

9.Attorney’s Fees. If any legal action has to be brought by Proprietors to enforce the terms of this agreement, the prevailing party shall be entitled to all costs (including reasonable attorney fees) incurred in connection with the legal action.

10.Binding Effect. This agreement is binding on and shall inure to the benefit of the personal representatives, heirs, devisees, legatees, successors, and assigns of Proprietors and Guest.

11.Governing Law and Venue. All questions regarding the validity and interpretation of this agreement shall be governed by and construed and enforced in all respects in accordance with the laws of the State of Utah. Any action to enforce or interpret this Agreement shall be brought only in a court of competent jurisdiction in the State of Utah.


1.The Retreat is located in a quiet neighborhood, and Guest agrees to refrain from doing anything that may disturb the peaceful enjoyment of the neighboring property owners. Prohibited uses included but are not limited to: indoor smoking of tobacco or other products; loud, get-togethers of more than 20 people; unlawful activities; cutting or destruction of trees or vegetation; burning of wood in interior fireplace; and discharge of weapons. Due to the danger of fire, Guest are requested to dispose properly of cigarettes smoked outdoors, and are prohibited from using fireworks or making bonfires (but using outdoor fireplace is excepted).

2.The Retreat at the Canyon is to be used for residential purposes only.

3.A maximum of fourteen (14) Guests are permitted to stay overnight. If this number is exceeded or renter falsifies occupancy information at the time of reservation, he/she is subject to eviction and loss of deposit. Guests are not permitted to use living room or media room sofas as beds.

4.No pets are allowed.

5.No smoking is allowed. A violation will incur a $250 fine and if additional cleaning is necessary to remove smoke odors, costs will be subtracted from the damage deposit.

6.Check-in time is 4 p.m. Mountain Time. Checkout time is no later than 10 a.m. MT the day you are scheduled to leave. The housekeeping team must be able to enter the home at 10 a.m. Please respect this work schedule and do not arrive early. You may leave packed bags and ski equipment in the garage until 3 p.m. the day you are scheduled to leave.

7.When you arrive, the house will be clean and set up with linens. Dishwasher soap, hand soap, toilet paper, tissues, and laundry soap are provided.

8.The house is heated with radiant heat. Thermostats are pre-set throughout the house. Please note that thermostat adjustment takes 3-4 hours to reach desire temperature.

9.Guest is expected to monitor and be responsible for the use of the outdoor spa. Children are not permitted in the spa unless there is constant adult supervision.
Guest assumes responsibility for any use of the hot tub during his/her stay. Please make sure to return the cover to its position immediately after you finish using the spa.

10.Please follow the instructions on using the two fireplaces.

11. Wireless Internet access is provided at no cost (provide your own wireless device).

12.Please separate glass, plastics, paper and metal into the bins provided in the pantry. If necessary, transfer to larger recycling bins in garage.

13.Games are supplied for our Guest’ enjoyment. Do not allow toddlers or infants to play with small game pieces or parts.

14.Proprietors are not liable or responsible for personal items left behind, lost, or stolen. If you leave an item after checking out and wish to have it returned, call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and deduct it from your damage deposit.

15.We understand that accidents happen (that dishes and glasses get broken). So that we can provide the highest level of service to our next Guest, we request that you leave a note on the kitchen counter detailing the accidental breakage on departure or notify us by E-mail within 24 hours of your departure. Deductions from the damage deposit for any breakage (accidental or otherwise) are at Proprietor’s discretion. If the cost of the damage exceeds the amount of the damage deposit, Guest agrees to pay the difference.

15.Proprietors will cover the cost of a 12-hour cleanup after guests leave (the average time required). This assumes the kitchen area will be left in reasonable condition—dishes in dishwasher (and dishwasher running); no pans or additional dishes or glassware that need to be washed.
16. The private ski trail is maintained by our homeowners’ association. For safety reasons, children are not allowed to use it for snow play or sledding. Nor shall snow structures of any kind (i.e. jumps) be built on or near the trail.

Beautiful house! Perfect for a large group. There were nine of us and everyone had plenty of space to spread out and relax, find a quiet place to read, or gather around the huge fireplace as a group. The ski in/out was easy. There was not much snow so we walked the short 50 yards from the ski run up to the house at the end of each day. During a snowy winter, it would be ski in/out both ways. You do have to pop off your skis and hop across a very small road to access the ski lift, but this was not at all arduous. The huge kitchen had everything we needed to cook all of our breakfast and dinners at the house. The bedrooms were very quiet. Even with nine of us in the house you could never hear anyone else if you had your bedroom door closed. Peggy was very helpful and accommodating the directions were perfect, everything was easy. We would definitely get rent this house again.

It was a great stay! The house was very warm tho the 2 bedrooms on the lower level are the coldest Very comfortable home to live! Probably not the easiest ski in/ ski out bc you have to take your skis off to cross the street to the lift. The home is traditional utah style build with a lot of wood. We were a large group. The house can accommodate as many as 14 people if needed
