We are regretful to hear of the guests experience while staying in our Property. We did not mean to offend the guest by offering our transfer services. Our aim for this transfer service is not mainly to earn but to provide convenience for our guests as we know how public transportation can be a struggle here in Phuket. And we have a concise arrival procedure implemented by our staff which in part entails asking the guests as early as 2 weeks before their arrival what time they would want to check in as we need to schedule everything in advance due to the multiple properties we are managing. We declined the guest’s request for us to wait for them politely as we also had other guests to be catered to in a day. For the unpleasant smell we have been notified by the guest about this and we immediately sent our staff to the property to place a treatment on the drainage system to get rid of the smell. We went back immediately after they notified us again and we no longer observed the persistence of the odor. As for the mosquitoes, as in most tropical countries they are expected to come out by dusk (for about 1 hour) and as long as our guests are mindful to close the doors and windows at that time then there should be no issues of such. Our properties take emphasis on cleanliness and we ensure that all are clean and ready every time before the guest checks in. Regardless, we always take our guests complaints seriously so we have immediately sent our staff over to the property when the guest claimed of cleanliness concerns with the toilet. We also explain to our guests that only check out cleaning is covered by the rental price but they may request extra cleaning service for a separate charge any time during the duration of their stay. For the electricity, it is disclosed in Airbnb upon booking that it is not included in the rental price. In this case, A 2 bedroom apartment is expected to consume minimum 80 bahts per day but can still go beyond that amount depending on how mindful the guests are with their air-conditioning use. It is unfortunate that the guest has concluded her experience with us in this way but we will use this feedback to continue to better our services.

As this was a last minute, same day booking, we made an exception for the Guest to check in and take occupancy before the apartment was clean and ready for them. That favour quickly turned on us and resulted in a disadvantage, as the Guest thought that this was the normal state of the apartment. However our housekeeping team were sent out to provide a full cleaning of the unit, but the Guests were still not satisfied with the result. So on the following day our team were sent out again to clean. We attended to the guests concerns, and following this last cleaning, the guests were satisfied as we did not hear from them again. Regarding the insects in the apartment, please note that Thailand, as any tropical country with a hot & humid climate, is conducive to the proliferation of any insects. As soon as a window remains open they will fly in quickly, or food left on counters will attract insects. However, after the Guest informed us of this, we immediately applied a specific treatment to the whole apartment in order to prevent their appearance. As the Guests were not satisfied with the result, we came back to apply it one more time but we did not find any more insect. With regards to the WIFI, we have checked our communications with the Guest but unfortunately we did not receive any notification during their stay about this problem, as we had with the other problems they raised. If they had brought this to our attention we could have solved that issue immediately as we did with everything else, however we were not given that opportunity. We have since checked the WIFI and done tests on it and have found that it is working fine.
