The entire house and garden are leased to the guests except for one room locked off in the basement and a closet in the master bedroom. We provide a Barnstable Recreation Parking Permit for guest use. There is a 300.00 replacement fee.

In summer, we have a one week minimal rental requirement. The rest of the year, guests may stay for for less than the week but we have a minimal rental of 1950.00 to book. Please check with us.

Guests who book agree to these terms:
LESSOR is responsible for all major maintenance and repairs, lawn care, and all utilities including expanded cablevision, water, heat and electricity. LESSEE is to be responsible for all telephone toll calls, cable pay per views and removal of trash incurred by said LESSEE. LESSEE will occupy premises.
There is to be NO SMOKING in the house. All property brought onto the premises by LESSEE or persons occupying the premises with LESSEE shall be at the sole risk of the LESSEE. LESSEE agrees that no more than ten people will occupy the premises. LESSEE will be responsible for all damage or breakage and/or loss to the premises, except normal wear and tear which may result from occupancy.
to quit and deliver the premises to the LESSOR or their representative peaceably and quietly at the end of the term, in the same order and condition, reasonable use and wearing thereof, fire and other unavoidable casualties excepted, as the same now are, or may be put in to by the said LESSOR, and not make or suffer any waste thereof; nor lease, nor underlet, nor permit any other person or persons to occupy or improve the same, or make or suffer to be made any alteration therein, but with the approbation of the LESSOR thereto, in writing having been first obtained and that the LESSOR may enter to view and make improvements.

SAID LESSEE agrees to indemnify and hold the LESSOR harmless from any and all liability, loss or damage arising from any nuisance made or suffered on the leased premises by the LESSEE, or the LESSEE’S family, guests, licensees, and or invitees to from any negligence, or illegal or improper conduct of any of said persons. Neither the LESSEE nor any of the heretofore described persons shall make or suffer offensive use of the leased premises, nor commit or permit any nuisance to exist thereon, nor cause damage to the leased premises, nor make any use whatsoever thereof other than as and for a private residence.

AND PROVIDED ALSO, that in case the premises, or any part thereof during said term, be destroyed or damaged by fire or other unavoidable casualty, so that the same shall be thereby rendered unfit for use and habitation, then and in such case, the rent hereinbefore reserved, or a just and proportional part thereof, according to the nature and extent of the injuries sustained, shall be suspended or abated until the said premises shall have been put in proper condition for use and habitation by the said LESSOR, or these presents shall thereby be determined and ended at the election of the said LESSOR or their legal representatives.

PETS - LESSEE acknowledges that no pets of any kind are permitted in the residence or on the property at any time during the lease term.
(URL HIDDEN)LESSEE agrees to have no more than four cars in residence at the premises during the term. Cars will be parked in the driveway overnight. LESSEE acknowledges and understands that there is to be no parking on Blue Heron Drive across the street from the residence. LESSEE will explain the same to his/her guests.

LESSEE recognizes that The Premises are in a residential neighborhood. Tenant agrees to respect the peaceful enjoyment by the neighbors of their respective properties. Tenant agrees to not create excessive noise after 9:30 PM and will not under any circumstances entertain more than 16 (sixteen) people at any function at The Premises without the explicit written permission of the Landlord.
