Rancho Pedro Paila (Peter Pan Ranch) is located 90 miles south of Cancun, about 10 miles south of Tulum. It consists of one large house with 4 bedrooms and two small houses with two bedrooms each, situated right on the Caribbean Sea, nestled amongst palm trees and set upon dunes of whitest sand, and an incomparable beach. A caretaker’s home is located in the rear of the houses. There is a shallow and pristine coral reef that extends all along the coast, approximately 300 meters off shore.
The area is unique because it is within the 'Sian Ka'an Reserve', a protected area of over one million acres, so there are very few neighbors. While the front doors open onto the beach and the sea, the back of the property abuts a large lagoon, Lake Boca Paila, which is a haven for a multitude of varieties of birds and fish, with mangrove channels extending for miles, Mayan ruins, and lush tropical flora and fauna.
This property is recommended for people who want to get away from it all, relax and enjoy a holiday on the beach. This simple property is located six miles down the dirt road from Tulum to Punta Allen within the Xian Ka'an nature reserve. This public road, maintained by the city of Tulum, can be in varying conditions based on the weather, so a four wheel drive car may be necessary during certain seasons. All properties within the reserve must generate their own power and provide their own water, so it is very important that our guests conserve these very important resources. Our power consists of solar, wind and a generator. All three forms of power are required when there are large groups on the property.

The guests have access tour our entire property if all three houses are rented. They also have access to both the ocean and lagoon. Kayaks are provided.

The three American partners do not live at the property. On site is our caretaker, his wife and two helpers. They will do light house cleaning during your stay and can cook you dinners $15 USD/ per person or continental breakfast $6 / per person. Our head caretaker speaks English.

The listing includes the three houses - Casa Blanca (large house), Casa Azul (casita), Casa Rosa ( casita). The property can only hold 16 adults due to the environmental sensitivity. Exceptions can be made for additional small children.
If you group is smaller - the owners will be able to reduce the price if one or more of the casitas is not required.
1. RESERVATION DEPOSIT- A reservation deposit equal to 50% of the rental amount is required. This must be received at the time of booking the reservation. Tenant/Guest agrees to maintain said property during occupancy and agree to replace or repair and pay for any breakage, damage, repairs or loss caused by tenant or tenant guests, other than normal wear and tear. Further rental conditions are as follows:
a. No damage is done to home or its contents, beyond normal wear and tear.
b. Charges for food service or other incidentals incurred during your stay are not included in the rental costs, and are due and payable to caretaker before your departure.
c. Prior to vacating the property, all debris, rubbish and discards are placed in designated area and soiled dishes are placed in the sink and cleaned
d. All keys are left on the kitchen counter and house is left in condition it was found in.
e. All charges accrued during the stay are paid prior to departure.
f. No linens or towels are lost or damaged(URL HIDDEN) h. Violation of any Federal, State or local rules/ordinances may result in significant additional charges to Tenant.
NOTE: “Tenant understands that the rented property is located in a Unesco biosphere reserve and is in a remote location. Tenant agrees to pay at the Entrance gate to the Sian Ka’an Reserve 31 Pesos per person per day (subject to change) for access to the reserve. The tenant understands that access to restaurants and stores is via 10 kilometers of rough dirt road. This section of road can take anywhere from 15 minutes to 45 minutes to drive depending on the quality of the road. The road is usually graded once a year. Tenant may need a high clearance vehicle (SUV) during rainy season or when the road has not been repaired recently. The Property manager can update you on road conditions prior to arrival.
This property is managed to be environmentally sensitive. All power is generated on the property through solar panels and a wind generator. A generator is only used when there are extended cloudy periods. There is no air conditioning anywhere on the property. Fans are available in all guest rooms. Guests agree not to bring or use hair dryers or other large power consuming electrical devices. All water is from a well on the property and is dependent on the aquifer in the area. Drinking water is provided in 5 Gallon Jugs. Tenants are asked to preserve water. Water pressure is limited. Due to the water supply, sheets and towels are changed only once mid week. Tenant must bring their own linens and towels if they need more changes then once a week. Tenant agrees to practice conservation of water and power in accordance with the user’s manual which will be provided and comply with any other restrictions within the reserve.
