OC Rules of Building Facilities:

Hours of use are between 6.00am and 11.00pm Monday to Sunday with no exceptions.
The area must be left clean – floors mopped, benches and tables wiped, toilets clean (including the sink), all rubbish and personal possessions removed and all residents and their guests departed by 11.00pm. Residents are responsible for supplying their own cleaning products and tools. Failure to leave the area clean will result in loss of your security deposit.

Only one booking per apartment per day – Teppanyaki, Outdoor Lounge and Karaoke 5 hours maximum; Spa/BBQ 3 hours maximum; Spa/TV 2 hours maximum
Bookings for the weekend must be made by 5pm Friday
No smoking is permitted under any circumstances.

The spas are closed every Friday afternoon for cleaning and servicing.

Please specify which spa you would like to book before request booking.

• Teppanyaki BBQ
At no time can a resident reasonably exclude another resident from
accessing this area – please note that the lounge area may be booked by another resident at the same time
No more than 10 residents and guests are to be present in this area at a
time
Residents are not to attempt to operate the TV or the fireplace without the appropriate remote controls and permission must be granted by the
Building Manager
The BBQ plate and drip trays must be left clean, floors clean – spills must be mopped, benches and tables wiped.

• Niwa Outdoor Lounge
At no time can a resident reasonably exclude another resident from
accessing this area - please note that the BBQ area may be booked by another resident at the same time
No more than 10 residents and guests are to be present in this area at a
time
Residents are not to attempt to operate the TV or the fireplace without the appropriate remote controls and permission must be granted by the
Building Manager

5 hours maximum booking time

• Karaoke Room and Lounge
No more than 10 guests are to be present in this area at a time
All remotes and microphones must be left undamaged and in working order in the Karaoke room – if any equipment is damaged or removed from the room you will be charged
Residents must provide their own karaoke music
Residents must ensure the volume of your music does not bother the other users of the adjacent areas
The room must be left clean and all rubbish removed

• Spa – BBQ and Outdoor TV
Booking times – Spa/BBQ maximum 3 hours; Spa/TV maximum 2 hours
Only one booking per apartment is permitted per day
All users of the Spas do so at their own risk
No more than 5 residents and guests are permitted in the Spa areas at any time
Children may not use the spa unless accompanied by an adult, children under 2 years of age are not permitted in the spa under any circumstances
Glass, including bottles and drinking glasses and sharp objects are not
permitted in the Spa areas
Jumping, diving, running, ball playing, noisy or hazardous activities are not permitted in the Spa areas
All users of the Spas must shower in the facilities provided prior to the use
All users of the Spas must dry off before leaving the areas – particularly before entering the lifts
The BBQ and kitchen area must be left clean after use - the BBQ plate and drip trays must be left clean, floors clean – spills must be mopped,
benches and tables wiped.
Residents are not to attempt to operate the TV without the appropriate remote control and permission must be granted by the Building Manager

• Ensure to notify us of your arrival times so that we can hand the keys to you personally

• One set of keys will be provided. Replacement Fee will be 200AUD per set plus any labour cost involved

• Check-in time is after 2pm. Check-out time is before 11am

• If checked out after 11.30am, AUD100 additional fee would be applied

• Check-Out: Please lock the door and leave all keys and remote in our mail box on the Ground Floor Mail Room

• Strictly no smoking

• Please kindly take off the shoes while entering the apartment, which is a great favour to help us keep the place clean and comfortable for you

• Please kindly treat the property with respect during your stay and do not cause any major or superficial damages

• Please kindly switch off the light and appliances in the apartment before leaving

• Please keep the kitchen clean after cook

• No party can be held in the property

• We will provide exactly bath towels and linens as well as other household consumables according to the booking status. We have extra stocks in the house for future guests and quick change over. Please don’t not use extra towels and linens from the bedroom wardrobes’ shelves. The extra usage will occur additional cleaning fee and cause trouble for the following check-in guests. If you need extra usage of any, please make sure to contact us

• Please use the bath towels or hand towels for after shower/washing hand/face absorbing purpose, do not use bath towels or linens for cleaning. We do not use commercial grade detergent to wash them or bleach. The chemicals will pollute our environment and harm your skin. If there is hard to wash unexpected stain on the towels or linens, we will charge for the replacement

James’ place located near the Southern Cross Station, great if you’re taking Skybus bus to or from airport. Stop 199 - city circle tram located just a short walk from the place. The apartment is clean and equipped with basic stuff n hv great wifi connection but there’s no heater. James responded to our queries promptly.

This apartment was well fitted out - equal to a hotel room! Very clean and nicely furnished! The block is a few years old so everything was newish and clean. A short walk to the city across Flagstaff gardens. Queen Vic markets also nearby. A great city location!
