We are 45 minutes south of Portland; 25 minutes north of Portsmouth; 12 miles due west—as the crow flies—from York Maine beaches, 10 min from Dover, NH & Spittin' distance from Rollinsford. Off the beaten path on 13 acres. This 14' X 14' cottage is rustic, featuring a dry "Loveable Loo" toilet.
(Beats going to an outhouse at night.)
50 feet away in the main house is a shower and a flush toilet available for guests to use.
What makes this space unique is that we are at the delightful end of a gravel road surrounded by trees and field.
Except for the occasional train that rumbles through, or flies by, depending on whether it's the Downeaster, or a freight train, It's a pretty quiet area. And just so there is no confusion, the tracks are about one hundred and three feet away from the cottage, that's one third the length of a football field. (If you are a light sleeper or if you think the occasional train would bother you--might I suggest bringing earplugs.)
If you're trying to finish writing that book, or are an artist working on a painting, want to do plein air, or just want some serenity away from the hustle and bustle, and noise of city life, this place is certainly serene enough to hear yourself cogitate.
Birders, bring your binoculars. You may catch a glimpse of a colorful rose breasted grosbeak, or hear the laughter of a Pileated woodpecker. The Eastern Blue birds like the real estate here and you may see them feeding their clutch in the nest boxes. Occasionally a doe and her fawn may walk through to feed on apple drops in the fall at the small orchard behind the cottage.
There is a hammock for daydreaming and the back field is tent friendly, and great for stargazing. There is also a small fire-pit out back. Feel free to gather up some of the dead wood along the edges of the property to enjoy toasting marshmallows or fire gazing.
There is parking next to the cottage, space enough for two vehicles.
The main house features a freshly painted bathroom with a tub/shower and flush toilet. It is a shared bathroom.
Guests are free to roam the property, there are 13 acres, and we are only a mile's walk from the town of South Berwick.
A picnic table and umbrella is behind the cottage as well as an outside spigot and makeshift sink. If you smoke, there is a tin can for butts.
There is a small refrigerator with mini freezer in the cottage for drinks and food, along with paper plates, cups and plastic utensils. There are glasses and mugs along with extra towels and blankets. Anything in the Cottage is for your use while here.

I am here most of the time on property either tending to my gardens, my massage biz, or my ninety year old dad who lives out back in his camper. (There may even be chickens again soon, stay tuned...)
Water, Coffee and herbal teas are available in the cottage along with honey, organic cane sugar, maple sugar and salt and pepper. bring your own creamer of choice.
I like to bake muffins for my guests to go with their morning beverage out in the cottage. If you have any dietary requirements, vegan, gluten free, nut allergen, please let me know so I may find a suitable recipe for your needs.

We do not accept pets of any kind in the cottage. Some people are allergic to animals, and I like to offer the experience of them having an allergen free, smoke free environment.
The Cottage features a pillow-top Queen sized bed, counter space, a table with two chairs, and a “dry toilet”, affectionately referred to as the “Lovable Loo”.
(I did say it was Rustic.)
Filtered water is available along with a coffee pot, an electric pot for heating up water for tea or washing, and an old fashioned ceramic pitcher and wash basin under the cabinet rounds out the rustic effect.
Outside the cottage near the picnic table, is a plastic dish-pan and makeshift sink set up with a water hose, so bring your camp stove and some cook pots if want to use that area for your "kitchen". (Saves eating out all the time.) There is also an exterior outlet there on that side of the cottage.
For those who are not so willing to rough out your entire stay, a shower and flush toilet are available about 50 feet away (depending on the length of your stride) in the main house, and is open to guests between the hours of 7:30am to 8pm. This is a shared bathroom. Towels, washcloths, and soap are available.
The hot water is an "On Demand" system, so there is no running out of hot water. However, we have a well, and sometime there are drought conditions, so we would ask that you just be a little more conservative in your water usage than if you were staying at a motel.
One of the owners is a Licensed Massage Therapist. A massage may be included for an extra charge at 10% off for Airbnb guests.
We have two cats who allow us to share their house, they do not go out and they have never been in the cottage.
- Quiet hours are between 10pm & 6am. Use of the full bathroom with flush toilet in main house is between 7:30am to 8pm.
Please be conservative with water during showers. We have a well here and sometime there are drought conditions.
If you are going to have friends come visit you during your stay, they must be made aware of the rules also. No wild parties please. We respect the native wildlife here and they usually like their quiet time between the hours of dusk to dawn.
No visiting friends of guests may stay over night without prior agreement from host. And there will be an extra charge. I do have a couple of single blow up mattresses available upon request and prior agreement.
Smoking is allowed in the designated space only --never in the cottage, and please use the specified container for the butts.
Muffins and other bakery goods may be available in the cottage in the mornings upon prior arrangement. Let me know what kind of pastry you like with your morning coffee or tea.
We do have two house cats who allow us to share their home. Please be cognizant that they are here, and they do not go outside.
