House One is architecturally-designed to catch the ocean views and sea breezes, but is fully air-conditioned. The gourmet kitchen has the best European appliances. Entertain on the three large covered decks or else escape to the theatre room or to one of the five bedrooms. There are a total of 4 bathrooms (three are ensuites) plus a powder room so there is plenty of privacy throughout. There is a double lockup garage plus extra visitors parking and ample free street parking. A portacot, high chair and safety gate are supplied for the little ones.

The house is in a Noise Restriction Zone imposed by Council so we cannot have loud noise or 'parties' on the outside decks after 10pm.
3 night minimum booking
Maximum ten (10) guests. Group gatherings outside of the nominated tenants are not allowed. 42 Avocet Parade is located in a quiet residential area, and the neighbours are permanent residents. Therefore, parties will not be tolerated and gatherings of people outside the nominated tenants are not permitted out of respect for our neighbours and for noise restriction laws imposed by local council.
At all times there is to be no loud music or noise. You must respect the peace and quiet of the neighbours that live in and around Avocet Parade. At all times during the stay there is to be no excessive noise including loud laughing, screaming, yelling or any other inflammatory noise that may upset the quiet enjoyment of our neighbours. This includes when using the pool and the pool area. Failure to adhere to this policy will result in the loss of your bond. Upon receiving a second warning you will be ejected from the house without refund of accommodation monies.
No smoking is allowed inside the Premises.
The property has a lock-up garage which will fit 2 cars. There is also (1) visitor park located directly outside of the house. All other cars are to park on the street. We kindly ask that you do not park in the driveway between the two houses as this will restrict car movement.
All lights are to be turned off before going to bed. Please ensure you turn off lights that will disturb the neighbours including the front balcony and all external lights.
Breakages, damage, lost keys, lost auto door controls, extra cleaning costs or excess rubbish removal costs are to be replaced and/or paid for by the tenant as a deduction from the damage deposit.
The Premises are available on the condition that it will accommodate a maximum of ten (10) people. To accommodate extra guests please contact us. The person whose name is noted in the Tenancy Agreement is solely responsible for the period of tenancy and number of persons stated and any damage done to the premises or extra costs charged to the landlord or inflammatory noise created.
The nominated tenants are the only people allowed to occupy the premises. If other parties are found to be residing in the residence that are not the nominated tenants in this agreement they will be evicted immediately. If alternative parties are found to be in occupancy other than the nominated tenants in this agreement they will be evicted and the rent paid by the tenants in this agreement will be forfeited.
The facilities of 42 Avocet Parade are available for use by tenants, however no responsibility is taken by the Landlord, or recompense offered, should these facilities not be available for whatever reason, such as repair works, maintenance, etc.
No swimming is allowed in the pool before 9am or after 7pm in the interests of safety and in respect of our neighbours.
