[Any reservation made before 2/1/17 requires 14.75% sales tax paid to host on arrival.] This is a tasteful home on a quiet street, close to buses. It has two bedrooms plus a private study for an air mattress. It's close to the Train to the Plane or downtown and Anschutz Medical Campus. A jewel of efficiency with open Great Rooms on both levels. I'm open-minded and welcome non-smokers with good recommendations.
Ground-floor space in one-story (ranch) home has ~18 ft ceiling with lots of light, hardwood floors, granite and stone, wood and leather. California King-sized bed and luxurious master bath on main level, as well as over-sized front-loading washer and dryer.
In the lower level, there is Great Room with a second bedroom with comfy queen-sized bed, private bath, high 9 ft ceilings, 55-inch TV in media area, desk, reading areas and kitchenette with Keurig.
The third bedroom is used as a study, but has a closet and fits a queen-sized air mattress.
There is a sectional sofa in the lower level which could sleep one or two more if some beds are not shared.
For kids, a baby gate for the top of the stairs is available, and I might be able to borrow a Pack and Play. There are modern electrical outlets, but the house is not entirely baby-proof and children will require close supervision. The deck is pretty safe with locking gates, and my grandchildren enjoy playing at my home and nearby park.
It's a close walk to 29th Street Town Center for pub/bars, restaurants, shops, library. and Stanley Marketplace with Beer Garden, shops and restaurants is nearby. Plenty of free street parking.
Entire house with exception of (locked) owner's storage and mechanical room at the foot of the stairs is available.
The lower level has empty closets and drawers.
The study/bedroom has some closet space.
The main floor will have my possessions in closets and drawers, so please respect my privacy.

Since this is my home, I will be on vacation while you are staying here, but will respond to emails or texts/ phone calls as I can. I provide contacts for back up, and the neighbors are friendly.

I am insured for HomeShare by Liberty Mutual Homeowner's Policy endorsement. My HOA has no objections to short-term rentals. I have received my account numbers for OPT and Lodger's tax.
Until 1/31/17, tax must be collected by me, and is 14.75%. Reservations after this time will have taxes added by AirBnB.

- No smoking anywhere on property; no vaping either.
- You may NOT bring guests into this space without my permission, but a dinner party with family would be OK. No non-registered guests may stay overnight.
- Please understand that this is my home, not a hotel or vacation home; it is my residence and I expect that the home will be left in the same condition that it was upon arrival. This house is located in a quiet neighborhood, so please be respectful of all neighbors. Denver requires no more than 50 decibels of noise (heard from outside of house) between 10 pm and 7 am. Any disruptions to neighbors is not allowed.
Please lock doors anytime you leave the house; even for just a short walk in the neighborhood, and close widows when you are not in the house and in the case of rain. The front door will have a keyless code.
THE FINE PRINT: It is agreed that no damage is done to unit or its contents, beyond normal wear and tear. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. All garbage must be placed in trash cans in the garage, and dirty dishes must be cleaned. All perishable foods brought with guests have been removed from the home/fridge. The key is to be kept in the house since you will need it only for access to the garbage bins. No early check-in or late checkout. Do not burn any candles or incense. PAYMENT – is made through the Airbnb system. NO DAILY HOUSEKEEPING SERVICE – While linens and beige bath towels, etc. are included in the unit, daily maid service is not included in the rental rate. STORM POLICY– No refunds will be given for storms and or storm damages that may make the home unlivable during the course of the rental. Refunds will be provided for the days remaining on the reservation. Homeowners assume no liability and renter agrees to hold homeowner harmless in the event of loss of life or property as the result of storms or other natural disaster. ILLEGAL ACTIVITY /VIOLATIONS OF THE RULES– No illegal activity is allowed on the property. Such activities and/or violations of the rules as stated in the contract will result in the immediate cancellation of this agreement. No refunds will be provided. ACCESS- Renters agree to permit access to the property at any time to address safety or home maintenance issues that may arise or if illegal activity or violation of the rules as stated in this agreement are suspected. Ample warning will be attempted before entry. PETS – No pets of any kind are allowed on or within this property. This home is privately owned; the owners are not responsible for any damages, accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise
CHECKOUT CHECKLIST: -Place all garbage (from entire house including kitchen and all bathrooms) in trash can on the deck. Leave recycling items in the black plastic container in the basement, and in the wire container in the laundry room. Please see sheet in white binder for what they will accept. Do not put any trash in the recycling bins. -Clean all soiled dishes or leave running in the dishwasher -Place all used towels in the bar in the laundry room -Close all windows, lock all doors. - -All house items must be returned to the original location Thanks for staying!
My best memories from travel are people rather than the sights. I prefer hostels to hotels and public transportation to cars. I love being active, walking, hiking, downhill skiing, cycling on quiet paths, playing Pickleball (a bit like tennis), and dancing Argentine Tango. I also read often and well, enjoy games, and have learned the Chinese tile game of Mah Jongg and am new to Bridge. Photography comes naturally, and I enjoy sunsets particularly. I'm a recently retired physician with three grown and happy children plus spouses, plus grandchildren. Life and travel are wonderful!
