1915 farmhouse newly renovated with modern amenities, surrounded by forest and creeks. On a private dirt road, with lots of privacy, but just a 5 minute drive to Phoenicia Village, and 20 minutes to Woodstock. Classic front porch faces a mountain and a meadow, back yard features a fire pit and picnic tables. Great for groups and families, we're close to many great hiking trails, cycling routes, farmer's markets, fishing spots, and Belleayre Mountain.
Our house is a cozy and welcoming place to relax in and use as a home base to enjoy many outdoor and cultural activities in the Catskills. It's a sun-filled space with tons of windows that offer spectacular views of the mountains, sky, stars, and woods. The decor is colorful, with a mix of vintage flea market finds and new furnishings, and we keep the place uncluttered.
The main level of the house features an open floor plan with a living room, fireplace, dining room and kitchen, with a separate room we use for office space and a kid's den, with cable TV and a VHS player. There is also a full bath with a tub and shower. Upstairs are 4 bedrooms outfitted with brand new, super soft bedding, and another full bath with a Jacuzzi tub. Fans are provided for summer use.
The kitchen is fully equipped to cook and bake in, and we have plenty of board games, art supplies, books, and DVD's on hand to enjoy lazy days on the porch, or indoors by the fire. We have a flat, grassy back yard to hang out in, BBQ and sit by the fire pit.
In the winter and spring there are three creeks flowing - two on either side of the house - and one flowing year-round at the bottom of our road. They're fun to explore, and you can often hear the sound of water rushing at night. In the summertime, you can even go wading and sit down in the many small pools and waterfalls that form in the main creek at the bottom of our road.

1. MINIMUM STAY
2-night minimum regular weeks, 3-night minimum holiday weekends/weeks.
Renters agree to be responsible for the safety and well-being of themselves and their children while renting and using the house. While we welcome families, the house is not child-proofed. There are hardwood floors inside, and outside there are banks on either side of the house down to the creek, and rocks around the property and in the creeks. Renters use the house and grounds at their own risk.
We welcome well-behaved, housebroken dogs for an additional fee of $30 per dog, per night. We do not allow any other pets besides dogs. We ask that dog owners keep all dogs, large and small, off of the furniture. Dog owners should pick up and remove all dog poo from the property.
Do not keep any trash or food outdoors, it will attract wildlife. Since we are a self-managed property, renters can bring their garbage to the town dump in Hunter, or take it home at the end of their stay.
There is no smoking inside the house. Guests may smoke on the porch or in the yard by the picnic tables. Please use provided ashtrays; don't throw butts on the ground or in the woods, and do not smoke anywhere near the propane tank near the back door.
6. FIREPLACE/FIRE PIT
Only build a fire if someone will be home to keep an eye on the fire. Do not build a fire on the day of check-out. Renters will be provided more detailed fireplace instructions after booking.
7. HOUSE AND GROUNDS
If it’s snowy, wet, or muddy outside, remove shoes and boots at the door. No excessively loud music or otherwise excessively loud, disruptive sound; sound travels here and we are friendly with our neighbors. If you accidentally break or stain something, let us know before you check out. Any damage to furnishings or the property will be deducted from your security deposit.
8. SHEETS, TOWELS, SUPPLIES AND FOOD
We provide sheets and towels for the number of guests you sign up to rent for, so please be honest and accurate about the number of guests you'll be renting with during your stay. Please bring your own beach towels during the summer. You are welcome to use our spices and sugar, as well as Bandaids, emergency first-aid supplies, garbage bags, and the keyboard and mouse in the office. Please purchase all other items you’ll need for cooking and living while staying in the house. If you need larger quantities of sugar and spices for cooking or baking, please buy your own supply.
There are two thermostats in the house, one downstairs in the dining room, one upstairs in bedroom 1. They operate by manually choosing a temperature. The MINIMUM temperature for the house is 55F.
