Beach house yards from waters edge- use of private gym. Four bedrooms available (3 facing beach with one en suite and 1 North facing). Direct access onto beach from decking with great breakfast restaurant 200 yds away (The Perch). House ONLY suitable for family/s with children. Will NOT accept bookings from friends, work colleagues wanting 'quiet weekends', stag/hen do's as it does not suit area. Misrepresented
Bookings and breaking house rules will lead to immediate cancellation.
The house is yards from the sea with no road or cycle paths in between. The beach is sandy when the tide is out.
We also have a fully commercial gym on the premises for your use. An outside trainer uses it about two hours a day or so but will not use any space other than the gym and access is not connected to the house.
It's a great place to destress with your family. The place is for 'family get togethers'- not raves! The house is very comfortable and perfect for a family holiday on the beach.
I respectfully ask guests to read the house rules carefully to avoid cancellation.
I am on call during all visits as I usually stay next door at my neighbours. Lancing station is a 10 minute walk and Brighton a 30 minute bus journey or a 15 minute drive
All of the house including use of the Gym, decking, with direct access onto the private beach and sea. Beautiful area to explore both near the sea and the South Downs and its small villages beyond.

Owner will book in guests and show all amenities as explained here. Additionally owner will book out guests on their departure. Owner is located next door so any problems can be sorted quickly!

Please be aware that the house is NOT available as a party venue. This includes playing 'over' loud music or making loud noises that adversely affects my neighbours sleep and peaceful existence. To that end I will not accept bookers other than from a family or families. Only guests who are booked in and known by name to the owner can use the house on a booking.
1. Maximum number of guests is 8 persons which means 2 persons per room (4 rooms). Less than 8 persons on a booking is fine! Please do not book if you think numbers of guests can be 'sorted on the day' or others can arrive and stay when I leave.
2. Note the requirements on listing as will not accept any group other than family ones- children within family groups welcome too as it's perfect for beach hols!
3. Work colleagues, students, stag/ hen parties, Local festival or music concerts goers and anyone not a family with responsible adults please please don't bother enquiring (Last incident when I trusted young group they caused £700 damage to my property and also kept my neighbours awake with their rave till 5 am.
4. No smoking in the house at all.
5. NOT AVAILABLE as party venue with music and noise that will in any way inconvenience my neighbours.
4. There is enough space for four cars on our driveway which is obviously off road.
6. Any unfixable damage to the property and its contents will be deducted from the required deposit.
7. All names of those staying during the rental with contact details including address and cell number is required for any booking but only needed on arrival.

The person under whose name the booking is made will need to provide a picture ID of either their PASSPORT or DRIVING LICENCE CARD. I will take pic on my phone for info. If the address is not up to date the booker will need to also provide a RECENT UTILITY BILL showing THEIR name and address. Picture on ID needs to be recognisable as the booker. Trip will not be accepted without this on arrival.
