Located on South Congress are so many options for entertainment no matter what our guests are looking for -restaurants, bars, live music, fun eclectic shops for all ages (new and vintage clothing, jewelry, art, candy, cupcakes, costumes) and as well the option to be close to nature with biking and hiking trails and outdoor adventure options.

If you have not been to Austin before, and want a direct place to go to be in the heart of it all, this is a wonderful house to stay. You do not need a car if you stay in the location of the GuestHouse, yet if you do, we have a private space for you.

South Congress Getaways Rental Agreement
RESERVATION INFORMATION
CHECK-IN TIME IS AFTER 3 P.M. CST AND CHECK-OUT TIME IS BEFORE 11 A.M. CST.
Early check in upon request (if available).
PAYMENT TERMS
For reservations made 30 days or less before check-in date, 100% of the entire amount owed for stay is due.
For reservations made MORE THAN 30 days before check-in date, 50% of entire amount owed for stay is due at reservation and the balance is due 30 days prior to check-in.
One week before the check-in date, the door lock code and directions to the vacation rental will be released.
Payment methods accepted: Credit card, money order, cash and cashiers check. PARKING
Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Designated parking areas include one (1) dedicated parking space and street parking directly near the GuestHouse. Please do not park in front of neighbors’ houses.
MINIMUM STAY
This property requires a two (2) night minimum stay. If a rental is taken for less than two (2) days, guest will be charged the two-night rate.
CANCELLATIONS
Cancellations or changes that result in a shortened stay, made:
-31 days or more prior to check-in date = 50% refund of total amount owed for entire stay.
-30 days or less prior to check-in date = 0% refund of the total amount owed for entire stay.
Cancellation or early departure does not warrant any refund of rent paid, or release you from responsibility for rent still owed.
Owner reserves the right to cancel for any reason with a full refund to guests if cancelled thirty (30) days before check-in date.
QUIET HOURS
Neighborhood quiet hours are from 10:00PM to 8:00AM. Because of proximity to neighbors, guests must remain indoors during these hours. Guest(s) shall act respectfully and not cause disturbances likely to bother the surrounding property owners. Complaints from surrounding neighbors may be grounds for immediate termination of this agreement, eviction and loss of total payment and deposit.
PROPERTY DAMAGE/DAMAGE LIABILITY
Guests are responsible and liable for any and all costs incurred due to damage expenses that exceed the damage deposit amount. If deductions exceed that amount, guest will pay to owner the excess within five (5) days after owner makes a written demand for such payment. Upon request by guest, owner will provide supporting documentation showing the costs incurred.
No damage may be done to unit or its contents, beyond normal wear and tear. Spills on the property, furnishings or floors are expected to immediately be cleaned by guests. Anything broken, damaged, disabled or not working property must be reported to the owner immediately. Do not wait until check-out to inform.
All debris, rubbish and discards are to be placed in garbage and recycling, and soiled dishes are to be placed in the dishwasher. Used towels, washcloths, etc. are to be placed in dirty clothes bin in bathroom. No household/owner items shall be taken or missing from the home.
No linens shall be lost or damaged. Tissues are provided for make-up removal. Do not use washcloths or towels for make-up removal.
Guest shall incur no charges due to contraband, pets or services rendered during the stay. All charges accrued during the stay must be paid prior to departure.
Upon check-out the remote should be working and entertainment system not tampered with. There should be no damages, stains or scratches on the floors, appliances or furniture. There should be no damages to the landscaping or exterior premises.
The guest agrees to not act in a manner that will constitute eviction by owner, representative of the owner or local law enforcement.
PROPERTY INSURANCE
Owner carries property insurance against losses on or to the property. However, guests and any of guests’ invitees, causing damage to the property are responsible and liable for any losses incurred by owners, whether or not those losses may be covered by owners’ insurance.
FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment and deposit and/or rental money and the party will not be permitted to check in. If guests exceed the number of guests stated in this agreement, additional charges will accrue.
MAXIMUM OCCUPANCY AND MINIMUM AGE REQUIREMENT
The maximum number of guests is limited to five (5) persons. There are no partial stays for additional guests. The minimum age of guests is 25. Anyone under the age of 25 visiting or staying in the property must be accompanied by a parent or legal guardian.
No gatherings or parties without a prior written agreement, specific arrangements and separate insurance. A gathering is defined as more than two (2) additional guests. Any gathering or party without prior written consent may result in termination of agreement, eviction from the property and forfeiture of the full payment. This space shall not be used for commercial ventures/publications without written permission.
BAD WEATHER/ROAD CONDITIONS
No refunds will be given for bad weather or road conditions unless a mandatory evacuation is given for the property by a governing jurisdiction or agency.
INCLUSIVE FEES
The rental fee includes a one-time high thread count linen and towel setup. We suggest you bring beach towels if needed. We do not permit towels or linens to be taken from the units.
We also provide a starter supply of cleaning products, toilet paper, paper towels and toiletries (hand soap, body wash, shampoo and conditioner). The guest should supply any additional supplies needed for their stay.
USE OF PROPERTY
Guests may use the property only for residential purposes. Guests may not assign this contract or sublet any part of the property. Doing so would result in forfeit of the full rental amount and result in immediate eviction.
NO SMOKING
This is a NON-SMOKING home. Any evidence of smoking inside the home will result in forfeit of full deposit. Smoking outside in the alley with doors and windows to property closed is permitted. All cigarette butts must be thrown in the trash before departure.
NO PETS
No pets are allowed on the property.
INSPECTIONS
Owner may enter at reasonable times to inspect the property with attempt to provide notice to guest.
LAWS
Guest shall comply with all applicable laws, restrictions, ordinances, rules and regulations with respect to the property.
Law enforcement called to the house for any type of disturbance will result in loss of the total payment and deposit.
LIABILITY
This home is privately owned. The owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The owner is not responsible for the loss of personal belongings or valuables of guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Unless caused by owner’s gross negligence or willful misconduct, owner is NOT responsible to guest or guest’s invitees or other visitors for any damages, injuries or losses to person or property caused by fire, flood, water damage (from leaks, stoppages, back-ups or other events), ice, snow, hail, winds, explosion, smoke, interruption of utilities, theft, burglary, robbery, assault, vandalism, other persons, condition of the property, environmental contaminants (e.g. carbon monoxide, asbestos, radon, lead-based paint, etc.) or other occurrences or casualty losses. Guest will promptly reimburse owner for any loss, property damage, or cost of repairs or service to the property caused by the negligence or by the improper use by guest, guest’s invitees or other visitors. NOTICE: Guest should ensure that their own insurance coverage provides protection for their personal items against any liabilities and losses.
Guest shall indemnify and hold harmless owner from and against any and all claims arising from or in connection with (i) any act, omission or negligence of guest or any of its invitees; (ii) any accident, injury or damage whatever (unless caused by owner’s gross negligence or willful misconduct) occurring in or at the home; together with all costs, expenses and liabilities incurred in or in connection with each such claim or action or proceeding brought thereon, including, without limitation, reasonable attorneys’ fees and expenses. In case any action or proceeding be brought against owner by reason of any such claim, guest, upon notice from owner, shall resist and defend such action or proceeding (by counsel reasonably satisfactory to owner). The provisions of this provision shall survive the expiration or earlier termination of this agreement. If guest or guest’s invitees consume alcoholic beverages at the house, and are later involved in an accident that may be due to such alcohol use, guest shall indemnify owner for any claims related to the use of the alcohol at the house. HOMEOWNER IS NOT RESPONSIBLE FOR ANY INJURY OR DEATH.
DEFAULT
If guest fails to perform or observe any provision of this agreement and fails, within one (1) hour after notice by owner, to commence and diligently pursue to remedy such failure, guest will be in default.
TERMINATION
This agreement terminates upon expiration of the term specified in the reservation information or upon guest default under this agreement.
HOLDING OVER
Guest shall surrender possession of the property upon termination of this agreement. Any possession by guest without written approval from owner after termination creates a tenancy at sufferance and will not operate to renew or extend this agreement. Guest shall pay $1,000 per day during the period of any possession after termination as damages, in addition to any other remedies to which owner is entitled.
VACATING PROPERTY
If this license agreement is terminated by owner due to a violation of this license agreement, the laws of any governing agency or jurisdiction, or owner’s rules and regulation governing the guests’ use of the property, guests agree to vacate the property immediately.
SEVERABLE CLAUSE
Should a court find any portion of this agreement un-enforceable, the remainder of this agreement will not be affected and all other provisions in this agreement will remain (website hidden)’S FEES
The prevailing party in any legal proceeding brought under or with respect to this agreement is entitled to recover from the non-prevailing party all costs of such proceeding and reasonable attorney’s fees.
APPLICABLE LAW; JURISDICTION; VENUE
As the home is located in Austin, Texas, and as guest will travel to Austin, this agreement shall be governed by the laws of the State of Texas. The parties agree that they are each subject to the laws of the State of Texas and voluntarily submit to the jurisdiction of the State of Texas, in Travis County. The parties further agree that the exclusive venue for any dispute arising out of or relating to this agreement will be a state or county court in Austin, Travis County, Texas, USA.
WRITTEN EXCEPTIONS/NOTICES
Any changes or exceptions to the above mentioned policies must be approved by owner in writing in advance of the check-in date. All notices from one party to the other must be in writing and are effective when mailed to, hand-delivered or transmitted by electronic transmission.
CONSULT YOUR ATTORNEY
This agreement is intended to be legally binding. READ IT CAREFULLY. If you do not understand the effect of this agreement, consult your attorney BEFORE signing.
BY ACCEPTING THIS RESERVATION AND PAYING THE RENTAL FEE IN FULL OR PART, PARTY AGREES TO ALL TERMS AND CONDITIONS OF THIS AGREEMENT AND CONSENTS TO OCCUPY THE POSITION OF GUEST.

This is a great location that is quiet and clean. It's just a short walk to the main strip of SoCo and a quick uber ride away from downtown Austin. We were in town for a UT football game and getting to the stadium and downtown area was easy. Nicole is very accommodating and a great host!

Fantastic place, just as beautiful as it shows in the pictures. Everything was great, I'd 100% recommend to anyone looking for a chic, convenient and truly Austin-y place to stay! The location is amazing and it's also great to have access to a parking spot on South Congress. The only thing we would have liked to have had was a washer/ dryer, but this is noted in the "Amenities" section (our fault for not noticing). Just an FYI for others. Thank you Nicole for the truly wonderful stay!
