As you drive up the winding drive to this lovely ranch home, you have an immediate sense of welcome. Located in Birchwood Farms Golf and Country Club, the house is ideally located on the 8th Fairway of the Birches Golf Course.
This perfect location results in spectacular views from many of the rooms within the home. Additionally, there is WiFi, A/C, cable and a BBQ. The three bedroom, 2.5 bath home sleeps a maximum eight.
Entering into the foyer frm the front door, you have the option of continuing into the spacious living room with large picture windows overlooking the course. In it is a gas fireplace which can creates a warm atmosphere anytime of the year. Also, off the main entrance is the study/TV room with flat screen TV and view of the manicured front yard.
Just off the study/TV room is the bight, open kitchen and dining area. The white kitchen includes full size refrigerator, stove, double ovens and dishwasher. It is will furnished with utensils for preparing a delicious meal. For those who want to keep the chef company, there is seating for three at the two tiered island.
Adjoining the kitchen is the dining area, also, with great views. From the sidling glass doors in the dining area, you may walk onto the deck.
There are three bedrooms. The master en suite has a king bed. It includes a full bath with separate shower, a walk-in closet and flat screen. There is a large picture window with expansive views of the fairway and trees. The second bedroom has a queen bed and conventional closet space. The third bedroom includes two twin beds and a standard/full-size bed. The second full bath is conveniently located near the second and third bedrooms.
There is a two car garage available for guests use.
The home is located in Birchwood Farms Golf and Country Club. As guests of Birchwood, you would have access to the various amenities which includes the 27 holes of outstanding golf, ten tennis courts, heated pool, kiddy pool, fitness center, Pro Shop and three dining facilities.

CHECK IN AND CHECK OUT: The rental period begins at 4:00 p.m. on the day of arrival and terminates at 10:00 a.m. on the day of departure unless prior arrangements have been made. Late departures will incur an extra charge of an additional day`s rental. The properties are professionally cleaned and inspected before and after each rental to ensure that all guests have a clean comfortable stay. Please be thoughtful of renters who may be checking in on the same day that you check out.
SEVERE WEATHER: We do not refund rent or deposits lost due to canceled or shortened stays because of weather. Departures due to inclement weather do no warrant refund of rent or deposit.
MUST BE 27 YEARS OR OLDER TO RENT
DAMAGE AND CLEANING ISSUES: Any damage or cleaning issues noticed upon arrival should be reported to the management immediately. If damage or cleaning issues are not reported within 3 hours of your arrival, your credit card may be charged for the cost of the repair. All general maintenance issues should also be reported so the unit can be kept in good repair. You must contact the management to address any cleaning issues within 3 hours of your arrival. You will not incur any additional charges if the following items are adhered to:
No damage is done to the unit or its content including the linens.
No items are missing upon the inventory check.
All debris, garbage, and discards are placed in proper containers.
All soiled dishes are placed in the dishwasher.
There was no exceeding the maximum occupancy of the unit.
There was no smoking or evidence of smoking in a designated non-smoking unit. If there is any indication of smoking, the entire security deposit is withheld. The unit must be left in neat condition.
If you experience any problems whatsoever with the vacation property during your stay, please contact us and we will do our best to rectify the matter as soon as it is practically possible. Should a problem remain unresolved, you are required to notify us in writing within 7 days of your return. No action can be taken or liability accepted for any complaints received after this period. We aim to resolve complaints within a two month period from receipt, the details of which will be kept confidential to only the parties involved.
NO SMOKING: Smoking is not allowed in any of our units. Smoking is not allowed outside by any open window/door, on the patio, deck or grounds.
HOUSE RULES: Please note, arrival/departure dates for Birchwood properties are scheduled for Saturday during the period of June 15- Sept. 2. All other properties outside of Birchwood are scheduled for Friday arrival/departure.
