Amazing views, completely renovated and lavishly stocked with surprising amenities (Nutri-Bullet blender, KitchenAid stand mixer, Keurig K-Cup Machine, 4K Ultra-HD TV's with cable, Smart Blu-Ray players on each TV, plush towels, various throw blankets, board games, and every kitchen utensil we think would make your stay amazing). Very comfortably sleeps 6 with an amazing 180 degree view!
No pets allowed- NO exceptions- there will be a $500 fine.
We do have a rental agreement I will send you to sign and I have included the full list of rules here, but the main ones are:

No smoking in unit or on balcony.
Here is what the rental agreement will say:
SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between _A Stay Above the Rest___ (“Homeowner”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
Property. The property is located at:
3404 American Drive, #3221, Lago Vista, TX 78645
The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets (including spare sets accessible to the guest), bath/beach towels, essential cooking spices, baking and cooking supplies, etc. [this is not a comprehensive list.]
Rental Party: The rental party shall consist of Guest and no more than 5 additional persons***Form of identification must be presented for Guest (only necessary for person signing contract)***
3. Maximum Occupancy: The maximum number of guests is limited to 6 persons. Anyone under the age of 21 must have a guardian sign and take full responsibility for any and all damages and/or penalties.
4. Term of the Lease. The lease begins at __4:00_ p.m. on _ (the “Check-in Date”) and ends at _11:00 a.m. on __ (the “Checkout Date”).
5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday and peak season periods. 1 night minimum stay may be considered within a week of check in or under special circumstances.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest shall allow A Stay Above the Rest access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..
8. Rental Rate and Fees
Deposit: No security deposit is required
Charge for Damages: Claims of damage will be communicated by A Stay Above the Rest within _14_ days of the Checkout Date based on the following:
damage to the property or furnishings;
dirt or other mess requiring excessive cleaning; or
any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to timeframe specified by listing site.
9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
_100_% (minus $40 admin fee) if cancelled >_30_ days prior to Check-in Date
__0__% if cancelled inside of __30__ days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
10. Insurance: We encourage all renters to purchase traveler insurance.

Smoking is NOT allowed within the unit or balcony. Fee of up to $250.
People other than those in the guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of guest.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Keep the property and all furnishings in good order
Only use appliances for their intended uses
Pets are NOT allowed anywhere on the property- $500 fine + $250/day.
Parking: PARKING PASSES – 2 designated parking spaces provided, but permit required. Free parking passes are available from the front gate; if they are closed upon arrival, you can retrieve this the next day. Parking in guest parking or any other designated parking spaces may result in being towed. Guests must display parking pass at all times. Failure to display may result in towing of vehicle at guest’s expense. Trailers are not allowed to be parked on premises. You can call the numbers below for off site parking: or .
Housekeeping: There is no daily housekeeping service. While linens, bath and pool towels are included in the unit, daily maid service is not included in the rental rate. Only pool towels are permitted to be temporarily taken from the unit for use at the pools/sauna. Please do not take our white towels out of the unit!!
Storms: If there is a storm, earthquake, or anything that causes significant damage to the property or property’s area which inhibits you from staying, no refunds will be given. We encourage all of our travelers to purchase traveler’s insurance.
We make check-out very easy. No keys to return and no laundry to clean! Please make sure all trash is removed from property and dishes are in dishwasher (please go ahead and start dishwasher). Don’t worry about towels or sheets!
We ask that you leave the property in a reasonable condition for our house cleaners, but enjoy your last day on The Island! The key-code to the door will automatically be disabled within an hour of your departure time. If you've left anything behind, please let us know and we'll arrange getting it returned to you!
