This room is best for groups of up to 5 or couples who like extra space and privacy, and appreciate a private bathroom and a private entrance.
We love welcoming chill and thoughtful travelers into our lively, beautiful, and spacious home. The building - a newly-renovated 5-floor townhouse - features 6 bedrooms, 5 baths, 2 fully equipped kitchens, and 2 common areas. Our home has multiple rooms with different attributes, so we urge you to read the full description below, to ensure a good fit.
This is the most spacious room in the house, and it has its own exit, a walk-in closet, and an in-room bathroom. This room is most ideal for groups of friends looking for cheap shared accommodations, though the room can also well accommodate couples, and people traveling with their kids who would appreciate the in-room bathroom and the ability to enter their room directly from the street in order to arrive at any time of night without bothering other guests, and who won’t mind dealing with some accompanying street noise. This space might not work well for adults traveling with their older parents. Additionally, though this room is the largest and most private in the house, it is sunk slightly below street level and therefore gets less light than our other rooms. There are two twins in a bunk set up, and extra twin in the walk-in closet, which has its own door.
Generally speaking, the house has two main sections.
The above two floors (3+4), which has a separate kitchen, is generally quiet. It also an office space and has 3 large private bedrooms. The rooms on the top floor (4th) share a bathroom. If you are very concerned about having to share a bathroom I strongly suggest booking room 2.2 and especially room 3.2 (https://www.airbnb.com/rooms/14773741), as they have a bathroom outside their room, though we ask that you be flexible if someone passing by needs to use it. Only 1.1 has an indoor and completely private bathroom.
The lower two floors (1+2) have more commotion generally as there are more long term guests and groups staying there, so please be chill if you plan to stay in these rooms. Room 1.1 (https://www.airbnb.com/rooms/15417373) is the largest room and has an in-room bathroom and walk-in closet as well as a separate entrance. The room is especially ideal for people traveling in groups or with children as it has three extra beds. 1.2 is similarly large and ideal for groups, having two extra twins, with direct access to the outside, but its bathroom is shared, and perhaps the busiest in the house. 2.2 is on the main floor, with the most traffic. Please be aware that if you are staying in the lower rooms, we ask that you are more flexible, as you are more likely to interact with other people on occasion.
If you are traveling alone and looking for a deal, message us and we might hook you up with $40 a night twin.
Please understand that the rooms are priced based on their level of amenities, with each having a different profile. While the higher you are in the building the more secluded you are, by being in a shared large house, you may run into people on occasion regardless. If you are especially sensitive to sound or would prefer to not interact with people, please consider staying in 4.3, 4.1 or 3.2 in the above two floors. While it is great to be on a Subway line on Broadway, you can hear it rumble a bit if you are on the first floor in room 1.1.
We try to maintain a fun, diverse, and welcoming environment, but there is plenty of space to hide away if you need to. We look forward to hosting your stay in the city!
The house is huge and has many facets to it. There are two full kitchens, outfitted with a dishwasher and a large fridge. There is also a large open office work space on the third floor of the house. It has a long work table and is my favorite room in the house.
The Wifi covers the whole house, but because this is a huge house, there are areas where it can be spotty, especially if multiple people are using it. All of the common areas have streaming non-interrupted wifi. I suggest going to the office if you are looking for space to work.
The office space has a printer and scanner, as well as a large desktop computer if you are in need of information.
Access to the backyard is limited unless you have reserved 1.2, which has direct access to the yard.
Guests have access to two kitchens, so if one is busy you can use the other. Long-term guests use the lower kitchen, so there should always be space in the upper kitchen. We often have home-made granola available (though not always), so feel free to ask about it. We otherwise do not provide breakfast or any food/meals. If you are in need of something, like salt or oil though, just ask.
There are no TVs in the house nor any of the rooms.
With the exception of 1.1, all of the bathrooms are outside of the rooms and technically shared, and we ask that you be understanding if someone needs to pop in to use it.

My boyfriend Simon and my best friends John, Kelsey and Laura have spent significant time investing in making this home a delight to be in. We have multiple AirBnb guests staying with us in our home at the same time and enjoy meeting travelers from all over the world. Because this place is so cheap, we also frequently have long-term stays. Please be mindful that for many of us, this is also a home, and that while here, you are guests in our home. We are providing you a beautiful space at a relatively cheap rate because we aren’t a full service hotel. All bathrooms are tidied before every guest comes, and deep cleaned once a week. Alert us to any problem and we will remedy it as soon as possible. Please understand that we manage this in-between very busy lives. When these rooms aren’t booked, they are occupied by long-term residents. While we make every effort to ensure your stay is as best as can be by frequently sharing our meals and giving people free passes to the gym, our availability to do so fluctuates with our other obligations. We will have events like birthday parties and dinners from time to time, and other guests may arrive late, so we ask that you be understanding. Please notify us of any issue you are having and we will attempt to remedy it as soon as possible. Each of our rooms has a different profile. Check out the ‘Space’ section for the house for a relative breakdown. In short, the lower two floors have more commotion, while the above two floors stay fairly quiet.
We have really enjoyed hosting most of our AirBnB guests thus far, and have made long-term friends with quite a few of them. This is a very multicultural and international space; meaning those who don’t appreciate diverse spaces will likely feel uncomfortable. Many of our guests have rebooked with us and even canceled their accommodations elsewhere. Be aware that if you wish to extend your stay, you will be considered a temporary guest and are only reserving the time for which you pay, at most a week at a time. If you stay longer than 30 days you will need to assert in writing that you are not a long term tenant, and can be asked to leave at any time. (Just trying to avoid any legal issues with people squatting in our place.)

Q) Are these dates available?
A) Our AirBnb calendar is always up to date. If you are able to request it, it’s yours. Our guests often rebook or extend their stay, so we recommend booking while you can. Inquiries do not reserve the room.
Q) Can we pay directly in cash?
A) Please use AirBnB for all transactions. Once you are here and wish to stay longer term we may be able to negotiate something in person, but please confirm all initial transactions through AirBnB. They help us pay taxes, they provide our marketing, as well as a whole whose of services, but only if their fees are paid.
Q) Where should we park?
A) The house does not have a garage or designated parking spot, but there is plenty of free street parking around the neighborhood, though expect to move your car regularly, unless you go into a parking garage. Stable Car Parking Lot is one block north of the house on 153rd, between Broadway and Riverside Dr. Rates start at $22 per 24hr period.

Q) Where is the house located?
A) The house is at the corner of 152nd and Broadway in Manhattan. AirBnb does not share the exact address until after you book.
Q) Is the neighborhood safe?
A) Yes, the Hamilton Heights neighborhood is very safe. It ranks 33rd overall safest out of New York City’s 69 boroughs. (Chelsea & Hell’s Kitchen ranks 61, Downtown 63, Midtown 69). New York in general has seen crimes rate drop precipitously in the last 10 years.
Q) Can we check-in before/after 3pm?
A) Before – We cannot promise you a room before check-in, but we will happily let you drop luggage off and relax in the common areas.
After – Of course! We have a lock box setup for late arrivals, just let us know when you’ll be here.
Q) How does the deposit work?
A) No security deposit is charged unless there are damages to the property.
Q) Can I have guests over?
A) Guests are welcome to visit anytime during the day. However, please let us know beforehand if you intend to have overnight guests. For safety reasons, we’d like a full name and will snap an image of their ID.
Q) Does the room have its own bathroom?
A) Only half of our rooms have their own bathroom, but given that there are many bathrooms throughout the house, there is always one available. See listing for details on your room’s amenities.
Q) Can we send mail to the house?
A) Mail at your own risk. We can’t guarantee they will be received on delivery. If no one is home, a slip will be left, and it will be held at the post office. The package may possibly be left outside if directions specify doing so. There is a USPS office about 5 blocks away (146th St.), so if you want to ensure you receive your parcels, you can have them held at the post office, and go there directly for pick up.
Q) Can I have a refund if I cancel last minute?
A) Please don't request a full or partial refund if you have to cancel last minute, no matter how small. There is no exception to this rule. We don’t know if your grandma is actually dead or not, and the rent has to be paid regardless of if you missed your flight. It isn’t fair to reward the person who is the most angry and manipulative a refund when the policy is fairly clear upfront. The rooms are difficult to rebook last minute, and we don't want to have to feel like bad people by denying it. Please be familiar with the cancellation policy for the room you are booking. If you want a more flexible situation as your plans are not fixed, message us beforehand and we can figure something out, like put you in 1.2 or 1.1, which have more flexible refund policies, but do not message us the day before asking for a refund.
Please respect that this is a few people’s home and not a hotel. We will gladly be as accommodating as possible, but we’d like to ask that you be flexible, as we have jobs and are not always in the house. We also ask that you are respectful of other guests and roommates, and take care of the place while you stay here. If there is something bothering you, like the temperature, the cleanliness, the noise level, or anything, please message us and we will remedy the problem as fast and best as we can. Feel free to call, but messaging us over AirBnB will ensure the fastest response, as all those staying in the house will receive the message and the first of us available can respond promptly.
Please remove your shoes upon entering. Help us keep our newly renovated floors clean.
This is not a curfew. You can come and go as you please. All we ask is you be mindful of other guests. Please, no laundry or going to the patio during these times.
Using appliances around the house:
Be sure to not use multiple high-intensity appliances (Hair dryer, multiple phone charging, heater, etc) at the same time in order to avoid a power outage.
Room Change Fee:
There will be a $25 charge for guest room changes made without pre-approval. If you like another room in the house, just ask us first ☺.
Private rooms - For occupancy reasons, overnight guests need to be approved first.
Don’t leave food out that will attract uninvited pests. Our home is pest-free, and we would like to keep it that way.
Please abide by the recycling rules in the house manual. Otherwise, we get fined.
Do not engage in any illegal activity on the property.
Please don’t become excessively drunk.
