Our recently renovated self-contained apartment is situated within a beautiful old Scottish estate country house, a private equestrian yard & smallholding, based in one of the most beautiful areas of Dumfries & Galloway.
Set in 2 acre of peaceful gardens & 50 acre of rolling countryside and woodland.

The house is a large traditional Scottish estate country house that sits in acres of stunning Galloway countryside. Tucked away in the stunning surroundings, rolling hills and wild forests of Dumfries and Galloway, Scotland.
Our cosy 2 bedroom first floor apartment is situated at the rear of the main house, it has recently been decorated and furnished to a high standard with comfy beds, fresh clean linens and home comforts.
You are welcomed with a complimentary welcome hamper containing breakfast cereals, fresh orange juice, free range organic eggs, organic bread, organic Scottish shortbread, organic chocolate, organic fresh fruit, organic teas, plenty of tea, coffee, hot chocolate and organic milk.
We also provide a selection of complimentary organic shower gels, body lotions, skincare and essential travel toiletries.
We do not charge you any extra fees for cleaning, security deposits, WiFi or your well behaved dog.
The apartment accommodates 4 people, the price we charge is for the entire apartment based on 4 people - we do not charge for 2 people and add an extra charges for the rest of your family/party.
Equally if you are booking for 2 people the charge is for the entire apartment, once booked it is for your use exclusively.
The main bedroom off the sitting room has views over the private walled garden and fields beyond, it is furnished with a king size bed, bedside, chest of draws, aroma diffuser with organic essential oils provided and other usual home comforts.
The second bedroom also over looks the walled garden and is furnished with two new metal framed single beds and comfortable mattresses suitable for adults and children, bedsides, wardrobe, chest of draws and usual home comforts.
Kitchen is fully equippt with kettle, toaster, induction hob, oven, pans, cooking utensils, baking tray's, pizza tray, organic black pepper, quality sea salt, quality olive oil etc, should you wish to cook for yourself. Wine glasses, usual cutlery and crockery. Champagne bucket, ice and champagne flutes available on request.
We do not provide a microwave.
Dining area comfortably seats four people with a drop leaf table and 4 chairs.
Sitting room area is a space large enough to comfortably accommodate four people with two large sofa's, coffee table, 43" full HD, LED Smart TV.
Bathroom situated along the landing between the kitchen and second bedroom has large walk-in shower, loo, hand basin and heated towel rail.
The apartment is central heated throughout and has double glazing windows.

We are a food registered business and can provide if required cooked breakfast, packed lunches and evening meals - pre-booking for these is essential there is an extra charge for this service. We use only the finest quality produce and where ever possible organic, homegrown and local products.
We are conveniently located 10 minutes from the popular village of Moniaive with it's excellent Italian restaurant, village tearoom, pubs, well stocked village store and the many events held there throughout the year.
Thronhill with its many boutique shops, tearooms, pub and the well known Drumlanrig Estate.
Friars Carse Hotel that hosts many weddings and events throughout the year is just 18 minutes away.
With the many pursuits on offer in and around the area including cycling, walking, horse riding, arts and crafts, outdoor centre's, loch's or just simply relaxing and enjoying the peace and tranquillity this part of Scotland has to offer you will find us ideally situated what ever your interest.
We are approx 15 minutes away from the main A75 road which is an excellent links to the popular boutique towns of Castle Douglas and Kirkcudbright heading west and south to England, Carlisle and beyond.
Also approx 15 minutes away the main A76 road with links to Ayrshire, Dumfries House and further north in to the heart of Scotland.
We are a small working farm and private very friendly and relaxed equestrian yard, we keep a small herd of Dexter cattle, small flock of ryeland and mule ewes, pet pygmy goats, pet kune kune pigs, various chickens and geese and a herd of ponies, horses and donkeys.
We also have pet dogs and cats - these however are not permitted within the apartment.
For those interested in livestock and equines we are more than happy to show you round our stock, we also offer equine B&B - more details below.
For those not interested in animals there is never any need for you to come in contact with any of our animals, our livestock is kept away from the main house and gardens.
The property sits in 2 acre of gardens including an ancient walled garden directly accessed from the house, orchards, flower gardens and 50 acre of rolling countryside and woodland all owned by the hosts. You are welcome to relax and enjoy our well stocked and maintained gardens and orchard where plenty of seating is available in various places to take in the peace and tranquillity. Meander through the acres visit our large pond with abundance of wild ducks and geese, natural springs that feed our troughs, ancient oak's and copper beech trees. Explore the large woodland bursting with wild life.
Several Red Kites glide over and sit in our trees everyday, there is an abundance of bird and wild life often found in the gardens and fields that surround us including deer and red squirrels.
Horse B&B -
We welcome your equine to enjoy your stay with you and have 11 brand new purpose built indoor stables and a small turnout paddock if required. We can accommodate Shetland pony to Shire horse with standard size stables and extra large stables for those needing more space.
We provide a clean deep bed of sawdust/shavings, plenty of hay/haylage and ample secure parking on site for your trailer or lorry.
There is an extra charge of £15 per night per horse.
We are a family run business and always offer our guests a warm and friendly welcome.
Access to the apartment is through the rear of the house, where you enter a main entrance hall the apartment has it's own private access off this hall.
The apartment is situated on the first floor accessed by an enclosed staircase.
There is also access directly in to the private walled garden from the hall and our farm shop where we stock vintage, shabby chic and organic skincare.
Guests are welcome to come and go as they please through the gardens and grounds.
If breakfast or evening meals are required, breakfast is served in the house kitchen or dining room if required and dinner/evening meal is served in the main house dining room.

I always welcome our guests in person and show you to and around the apartment, hand over keys and explain anything you need to know such as where to find the wifi code and local area information.
I provide everything you need to make your stay as comfortable as possible, however if there is anything extra you need we are always on hand to help.
I am more than happy to show guests round the farm and introduce guests to our friendly pet ponies, donkeys, pigs, goats etc, please mention on arrival that you would like to meet the animals during your stay.
If guests prefer to relax and enjoy the surroundings undisturbed, as the apartment is not situated in the main house once keys are handed over guests are free to come and go as they please undisturbed.

We are situated in a very rural area of outstanding natural beauty - secluded but not remote, as such a car/vehicle is essential for getting around.
Travelling to us once off the main A75 or A76 roads you will travel out in to the countryside on beautiful picturesque countryside roads, in parts these roads can be narrow and twisty, which is part of the charm of the countryside. We are approx 8 miles from both main A roads. Please ensure you are happy with our location before booking.
Our 2 bedroom apartment is situated privately at the rear of the house, although it is part of the house the apartment has it's own private access at the rear of the house. There are no shared living spaces, the hosts live privately in the front part of the house and guests stay privately in the apartment at the rear of the house, where you can enjoy your stay undisturbed. You are reserving a 2 bedroom apartment exclusively for your use not the entire 7 bedroom property. Please ensure you are happy with the location of the apartment within the property before booking.
Due to the nature of the property it is unsuitable for babies and small children, there is a small pond in the walled garden and a large pond in one of the fields along with various natural springs in and around the property. We cannot cater for babies/small children. Children under 10 must be supervised at all times.
