- Harbour Oaks Condominium Association Rules & Regulations Revised January 2014 Rules & Regulations are published for community good and will be enforced as outlines in Association By-laws, Article, V dated August, 1993. 1. Occupancy: Units are single-family dwellings and shall be occupied overnight by no more than 8 persons. (condo docs, page 18). 2. Noise: It is best not to operate the washer, dryer, dishwasher, or vacuum after 9:00 pm or before 7:00 am. Those noises carry into the 1st floor units. Loud parties, loud music, barking dogs, etc...will not be tolerated. 3. Bikes: Proper storage is at the front of the carport or in the locked storage area. Bikes MAY NOT be locked to support posts, rails, trees...etc. 4. Grills: Charcoal is NOT permitted on the premises. Charcoal lighter fluid, gasoline, kerosene or any other potentially combustible fluid may not be stored on the premises. A gas grill may be used/stored on the back deck/patio. 5. Speed limit & Parking: Speed limit in the complex is 10 miles per hour. Each unit has 1 numbered carport space. Additional parking is available on paved areas. 6. RECREATIONAL VEHICLES, TRAILERS, BOATS: None are permitted on the property unless they are less than twenty (20) feet in length and then MUST be stored in the carport assigned to that unit. Vehicles left on the premises that are in violation of this rule will be TOWED at the expense of the owner. Moving vans shall not exceed forty-five (45) feet in length. No disabled vehicle is to remain on the property. 7. Fishing is NOT permitted on the premises. 8. Sidewalk, Tennis Courts, Pool: Bicycles, skates, roller blades, scooters, skateboards are not permitted on sidewalks, walkways, parking areas, tennis courts or pool deck. (rules for the pool are posted). 9. Security Gates: The gates were installed to provide security for residents. Please respect the property. Use the code or remote to enter and please allow the gates to open completely before proceeding through. 10. Clotheslines: External clotheslines are not permitted. The use of railings, balconies, to dry towels is not permitted. (please keep laundry within the confines of the unit) 11. Pets: No more than two (2) pets per unit. Dogs must be on a leash at all times. The designated area for pet relief is the outside perimeter of the drive. Dog owners are required to clean up after their animals. Dogs may not be chained or left out outside. 12. Entryways shall be kept neat and MAY NOT be used as a storage area for beach supplies and personal property. All entryways and porches must be kept clean. Pool, (no children under 14 years at the pool without adult supervision) Exercise Room, Tennis Courts, Dumpsters-Rules for use are posted in those areas. Please abide by them. Failure to comply with the rules of the Association shall result in a fine of $50.00 per day, per offense. Should a renter not pay said fine the owner shall be held responsible for any monies due the condominium association. (Declaration of Condominium, 15 (b). Glynn County Sheriff ((PHONE NUMBER HIDDEN) Emergency 911 Office (PHONE NUMBER HIDDEN). This is a NON SMOKING unit. 2. MINIMUM AGE – The minimum age to rent this property is 25 years. The person making the reservation must be one of the guests who will remain with the rental party throughout their stay. (Parents: please do not call to rent for high school or college parties, as guests will be asked for proof of age at time of check-in.) 3. OCCUPANCY – The condo capacity is a maximum of nine (9) individuals, but occupancy is restricted to the number of adults, children, and pets expressed in your reservation confirmation (and pet addendum, if applicable). Any leaseholder found in breach of this contract will be evicted and monies will not be refunded. 4. MINIMUM STAY – This property requires a three (3) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. 5. SECURITY DEPOSIT - A security deposit of $500 (+$200 additional for pets, if applicable) is required on all reservations at the discretion of the owner. This must be received within five (5) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met: • No damage is done to unit or its contents, beyond normal wear and tear and no inventory is missing; • No charges are incurred due to contraband, pets or services rendered during the stay; • All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned; • All keys are returned to owner; • All charges accrued during the stay are paid prior to departure; • No linens, or other inventory (see inventory list, attached), are lost or damaged; • No early check-in or late checkout; and • The renter is not evicted by the owner (or representative of the owner), local law enforcement, or the Harbour Oaks security company. 6. CANCELLATIONS — A thirty (30) day notice is required for cancellations. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations that are made at least fourteen (14) days prior to the arrival date will receive a 50% refund. Cancellations that are made less than fourteen (14) days prior to the arrival date forfeit the full advance payment of rent. An early departure does not warrant any refund of rent. 7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel sixty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must do so at least thirty (30) days prior to check-in, or a penalty will be assessed. 8. HOUSEKEEPING – There is a $185 one-time housekeeping fee (add $25 if there are pets in your party). While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. 9. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 10. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 11. PARKING – Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 12. FIREPLACES – The fireplace is a non-vented propane gas log fired firebox. Please do not throw any paper or other combustible materials in the fireplace. Fireplaces are turned off from April 1- September 30; they are not operational during this time of the year. 13. HURRICANE POLICY – No rent refunds will be given UNLESS: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area;” • A mandatory evacuation order has been given for the “Tropical Storm/Hurricane Warning area” of residence of a vacationing guest; On the day authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning area,” we will refund: Any unused portion of rent from a guest currently registered; Any unused portion of rent from a guest that is scheduled to arrive (pre- check-in), and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and Any advance rents collected from or deposited by a party that is scheduled to arrive during the "Hurricane Warning" period. 14. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to (URL HIDDEN) for details and to purchase. 15. WI-FI –Wi-Fi internet access is available in the unit. Instructions can be found in the Welcome Notebook. 16. CONSIDERATION – If you are not satisfied with any aspect of your stay in our condo, please call ((PHONE NUMBER HIDDEN) immediately (not after your stay) and all efforts will be made to correct any problems you may be experiencing in as timely a manner as possible. If we are not notified immediately of problems or dissatisfaction, recompense will not be issued. You will receive courteous, professional attention to any/all legitimate problems or concerns. 17. INDEMNIFICATION – Guests agree to indemnify and save homeowner and employees, free and harmless for any liabilities, or any loss or damage, whatsoever arising from, related to, or in connection with rental of the premises including, but not limited, to any claim or liability for personal injury or damage or loss of property which is made, incurred, or sustained by guests or guests of guests.
