By agreeing to rent one of our units you agree to the terms and conditions as listed in this agreement.
Please make sure you read the following carefully.
We are thrilled that you have chosen one of our condos to rent for your vacation. We take pride in ensuring
that your vacation home is ready for your arrival to give you the most pleasant and relaxing visit. If there is
anything we can do to ensure your vacation is even more spectacular than you hoped, please let us know.
We want to ensure your vacation is everything you envisioned and more so you will come back year after
year and become part of our growing family.
If a deposit was required your security deposit will be refunded after check-out once the rental is inspected
to ensure it is free from damage or loss (see details below). All payments must be made in US funds. The
deposit amount is determined by your length of stay. You will be emailed a confirmation when your deposit has
been received in our office.
If deposits other than credit cards, where accepted are required they are returned to guests within 30 days after
check-out if the following criteria are met.
1.) Number of occupants does not exceed the rental contract. There will be an additional charge of $50.00 per
person for any
additional overnight visitors as well as any charges made to Owner by Association for over occupancy charges.
2.) Check in/out according to times arranged.
3.) No damage or loss to building, furniture, fixtures, or appliances. All charges will be based on the walk
through after the

4.) Comforters, shams etc. are to be folded down and removed from beds before use.
5.) Responsible adult over age of 25 years renting property is present during entire visit.
6.) All of our Buildings and common areas are non-smoking. By signing this contract, you are stating that you will
not smoke in our vacation rentals or anywhere on the grounds. You will lose your deposit if you are found
smoking on the premises during your stay with us.
7.) No boats or trailers are to be parked at our rental properties, unless included as a separate addendum. Any
fines from the
home owner association, as a result of this broken rule, will be charged to the deposit.
8.) No Pets unless authorized by Association
All visitors and renters must abide by the rules and regulations of the Condominium Association as well as the
Owners rules and regulations as stated below:
1.) Do not move the furniture.
2.) Do not do your laundry with ours; please always wash and dry your belongings separate from our linens.
If balance due is not received by due date the property will be put back on the market for rent and your administration
cost of $75 will be deducted and your deposit will be returned. Your application fee will be lost.
Check-In / Arrival Instructions:
Adhere to check in times to allow our crews time to clean. DO NOT check in early and unload belongings into
cleaned property as our crews cannot clean a rental with personal property in it.
Check In Time: 4:00 PM
Late checkout will result in loss of deposit.
Check out by Time: 10:00 AM
1.) Remove all garbage to outside dumpster or trash can.
2.) Load and run dishwasher.
3.) Keep beds turned down that have been slept in.
4.) Turn off lights, turn thermostat to 60 degrees in winter and 78 degrees in summer months.
5.) Leave all keys,fobs, tags and parking passes on the table. If any key is missing, the cost of a locksmith will
be deducted from your deposit. There is a charge for each lost key or fob of $ 50.00. Parking passes and tags
are $5.00 per piece if not returned.
6.) Close and lock all outside doors and windows and shades.
7.) Adhere to check-out time, listed above. If the cleaning crew has to sit outside to wait for guests to leave the
will be a loss of deposit.
8.) No Pets unless authorized by the Owners and the Association
A $75 processing fee will be charged for all canceled reservations and taken from any monies received previously
on all Reservations canceled prior to 60 days before check-in. The remainder will be refunded. If check-in to the
condo is within 60 days all monies will be owed and the $75 will be deducted from the security deposit and it will
be returned. Waterfront Beach Rentals has no responsibility to release the unit but will use its best efforts to do
so. If we are successful in releasing the unit any remaining monies will be returned to you less the $75 processing
Liability / Damage Responsibility:
Renters will be financially responsible for any damages to any property belonging to the Owner or any other person
from fire, water, or casualty caused by the Renters negligence. Renter agrees to hold Owner and Waterfront
Beach Rentals harmless from all claims of loss or damages to the property, and on injury or death to persons caused
by the intentional acts or negligence of the Renters, this applies to Renters guests or invitees or anyone else on the
premises with the Renters consent. Payment for repairs will be due within 7 days of the incident(URL HIDDEN)
Except as provided by Florida law: (I) Owner and Waterfront Beach Rentals shall not be liable for personal injury or
damages or loss of Tenants personal property from theft, vandalism, fire, or any other causes whatsoever. Renters
expressly absolve Owner and Waterfront Beach Rentals from any and all water damage caused by pipes, or storms.
In no event will Owner or Waterfront Beach Rentals be responsible for any compensation due to annoyance, or
inconvenience for loss of use due to a casualty which occurs on the premises. This also applies to any damages
to any vehicles, boats or other equipment Renters might have brought with them. If an issue develops with the unit
that was rented to the renters, that cannot be resolved within 48 hours, Waterfront Beach Rentals will make every
effort to find a suitable replacement for the Renters but will not be held liable for any further compensation.
The Renter shall notify Waterfront Beach Rentals in writing in the event that they become aware that the condition
of the Property or any part of the Property requires any repairs, The Agent nor the Owner shall have no personal
liability with respect to the violation of any such laws, ordinances, orders or other requirements affecting the Property.
To the full extent permitted by law the Renter understands that they are renting at their own risk, The Agent nor the
Owner will be held liable for any negligent acts and will be held harmless from any and all loss, damage or expense,
including litigation costs and attorney’s fees arising from any liability or claim. Agent nor Owner assumes any liability
whatsoever for any acts of omission or any liability for any failure to perform. Nor does Agent nor Owner assume
any liability for previously unknown violations of environmental or other regulations which may become known during
the period this Agreement is in effect.
Sale/ Removal from Rental Pool:
In the event Landlord decides to sell the Unit or the unit is removed from the rental pool for any other reason, the
Agent will use its best efforts to try to place the tenant in a comparable unit that Agent may have available. If Agent
is unable to do so there will be a full return of Tenants deposit.
