This house is in a brand new community with few houses (away from the property) in it's final phase of construction.
We are very excited to announce the grand opening of the club house on June 2, 2017 with swimming pool, lazy river, slides, splash park, kayak/canoe, basketball court, volleyball court, fitness center and other recreational activities. The property is steps away from the clubhouse.
ARRIVAL: Please plan to arrive after 4:00 PM on your first date of occupation. Early arrivals can be accommodated on a case by case basis and must have prior approval from the owner/manager. A door code will be provided either by email, phone or text 24 hours prior to your arrival.
DEPARTURE: Please plan to leave the house no later than 11:00 am on your departure date. Guest agrees that if they fail to vacate the property by 11:00 am on check-out day, a fee equal to one day’s rent will be charged on the credit card on file. No refunds or discounts provided if check-out before 11:00 am. Late check-out must be notified and authorized by the owner.
CANCELLATIONS: As noted on your reservation.
PETS ARE FORBIDDEN: In an effort to keep the house in excellent sanitary condition for all guests, pets are not allowed in the premises. This will result in eviction and forfeiture of all monies. If our housekeeper or inspector detects at departure the presence of pets in the premises, the full security deposit may be forfeited.
NO SMOKING: Any guest violating the owner’s No Smoking rule may cause all guests to be evicted with forfeiture of all monies paid. Smoking includes cigarettes, cigars, pipes, etc. If our inspection or housekeeper detects at departure the presence of smoke or cigarette butts, the full security deposit may be forfeited.
OCCUPANCY: Our rental rates are based upon two persons per bedroom (except when 3 beds are provided). Children and infants are counted in the total occupancy. OVER OCCUPANCY IS CONSIDERED A SERIOUS VIOLATION OF YOUR LEASE, and we will deny access or have the premises vacated with NO refund of monies.
RENTERS. Any guest below the 21 years old must be accompanied by an older adult. We reserve the right to require official picture identification showing date of birth of each occupant and/or guest.
POOL/SPA. There is $40/day to offset utility costs for heating the private pool & spa. We request at least a 24 hour notice should you want to avail of pool heating.
It is the responsibility of an adult member of the party to ensure that children are always properly supervised. Please adhere to the pool rules displayed at the pool area.
SUBLETTING: Guests shall not assign or sublet or grant any concession or license to use the house or any part of the property to another party.
DAMAGES: Guests making the reservation shall be liable for any and all damages to the house and its contents. The property is well maintained and clean, however, just like your own home, unexpected breakdowns can occur. All efforts will be made to correct any problems you might experience in a timely manner, however, refunds cannot be made.
GUEST CONDUCT: We reserve the right to reject a guest for any unruly behavior or cannot commit to the rules of the house. No refunds will be issued when this occurs.
INDEMNITY: The Guest will indemnify and save harmless the Owner and the agents of Owner from any and all damage, loss, expense, claim, action or liability of any kind whatsoever, or however caused including, without limitation, a claim of any kind by any member of the Guest party (including those of minor children), which arises from or relates in any way to the use or occupation of the property by the Guest, members of the Guest party or by invitees of the Guest. The Guest is responsible for any damage of any kind to the property caused or contributed to by the Guest, members of the Guest party or by invitees of the Guest. The fact that children are permitted on the Property does not imply that the Property is without risk to children.
The Owner or Property Manager do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects nor stoppage in supply of water, gas, electricity, tv services, plumbing or spa usage. Nor will accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
INSECTS/INEVITABLES: Please note that as Florida is a tropical State, insects such as ants and the like are occasionally inevitable, and are not cause for complaint. The vacation property is treated periodically as part of a pest and termite control program, and is cleaned after each rental. We do not have control of this and will not provide a refund for such matter.
INSURANCE: Vacation and trip interruption or cancellation insurance is available from many insurance carriers and is highly recommended for guests to consider for protecting their investment.
ITEMS LEFT BEHIND: The Owners shall not be responsible for articles left in the house, or theft of any kind. If a guest requests us to attempt to locate and mail any forgotten articles, we will make a good faith effort to return any items (see Departure information).
PARKING: Parking areas are for automobiles only. RV’s, travel trailers, boat trailers, etc. are not permitted.
ROUTINE REPAIRS: It may be necessary for us to enter the house during reasonable hours (8:00AM to 5:00PM) to service equipment or to perform minor repairs. Except for weekly pool maintenance, notice may be provided, should this be necessary.
SECURITY DEPOSIT: Reservations require a minimum $500 refundable security deposit provided there is no damage, the unit is left in a basic-clean condition. If a problem is determined to exist (repairs, extra-ordinary cleaning, telephone charges, etc.), then we will contact you explaining the nature of the problem(s), and the costs to resolve the problem(s). This will be deducted from the security deposit. If anything in the house is damaged during your stay, please let us know before you leave.
TELEPHONE: This property is equipped with a telephone for your convenience and safety. Should a toll call appear on the telephone bill for dates a Guest was in the house, then the amount of the calls plus a $25 service charge will be deducted from the Security Deposit.
RENTAL AGREEMENT: Guests accept responsibility for and agree to abide by the terms and conditions contained herein. This Rental Agreement is for the exclusive use of the House by Guest and family (guest must provide a list of names of others who are staying in the house), and the House may not be sublet or assigned to any third party without the express written approval of the owner/manager. This Agreement is governed by and is enforceable under the laws of the State of Florida and for any action, venue is proper in the courts of Osceola County, Florida.
Please take good care of the house during your stay, as we wish to return the entire Security Deposit.
