Primrose Cottage is a much loved family holiday cottage near Talybont, Ceredigion in West Wales. It is located in a quiet rural setting with stunning views across the Dyfi estuary to Snowdonia and is delightful in every season.
This quintessential country cottage, enhanced with antique furniture and modern facilities accommodates up to seven people in four bedrooms.
The main part of the Cottage is over 200 years old and retains original features including attractive beamed ceilings and a fireplace with wood burning stove in the living room. TV, DVD and CD player along with board games are provided.
The master bedroom (with choice of super-king or twin beds), a double and smaller twin room with family bathroom are located in the main part of the Cottage and enjoy access to the main part if the property with magnificent views. In addition there is a particularly characterful gallery bedroom in the Annexe with ground floor shower room. Beds are made up with comfortable and attractive linens.
The kitchen us very well equipped including dishwasher and washer-dryer. The adjoining dining room enjoys beautiful estuary and mountain views. There is a mature and well kept cottage garden together with terrace seating area.

Our housekeeper lives locally and will arrange to either meet guests on their arrival or will leave the key for guests to collect. She is available to call on if there are any issues that need to be addressed during your stay.

During school holidays we accept weekly bookings only and specified daily rate is based on 7 nights stay. At other times we accept bookings for a minimum of 3 nights - please ask us about availability and pricing, also for longer term bookings.
We are unfortunately unable to accept dogs due to the pale coloured carpets on the ground floor and muddy walks in the vicinity.
Check-in is from 3pm and we would ask you please to vacate by 10am on your day of departure.
All bed linen, towels and tea towels are provided (excluding cot bedding). Electricity and heating costs are included.
The maximum number to reside in the Property must not exceed seven unless the Owners have given prior permission.
Guests are required to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in the rent, the Owners reserve the right to make a retention from the £100 Security Deposit to cover additional cleaning costs if the guest leaves the Property in an unacceptable condition, or does not clean the oven, fire hearth, or BBQ, if used.
The Guests should notify the Owners in the event of a breakage of damage and a retention from the deposit equivalent to the replacement or repair cost of the item may be required.
Guests are asked not to do anything that might cause disturbance to those resident in neighbouring properties.
Please would the Guests notify the Owners without delay of any defects in the Property or breakdown in the equipment, plant, machinery or appliances in the Property or garden, and arrangements for repair and/or replacement will be made as soon as possible.
The Property is well maintained for your comfort and safety. However, the Guests should take responsibility for the safety of all in their group, in particular:
• Check the layout of the Property so that in an emergency you can get out quickly and easily.
• Familiarise yourself on arrival with the location of the fire extinguisher and fire blanket, and read the instructions on their use.
• The wood burning stove should only be used in accordance with the instructions provided, its door kept closed and children should be closely supervised when in use. In no circumstances should anything be placed on top of the stove.
• If you are unsure of how to use any electrical appliances, please consult with the manuals at the Property or ask the Owner's housekeeper.
• Do not cover the night storage heaters.
• Take special care when moving around the Property at night.
• Keep children under close supervision particularly when outside, especially around steps, on the balcony, and on the patio.
• All activities during your stay are undertaken at your own risk.
In the unlikely event that you are dissatisfied with your accommodation, or something goes wrong, then please notify the Owner straight away and do not wait until you return home, when the chance of addressing any problems has passed.
