Vineyard Villa is a 2-bedroom, 1- bathroom cottage built in 1910. It is situated on a 2-acre property, and is separated from the main farmhouse by rows of grapevines. The cottage has recently undergone a complete renovation (including the addition of air conditioning) with attention paid to retaining some of the original charming features of the home. The backyard offers a patio with a propane barbeque, fire pit and seating.
Our cottage is in close proximity to the many activities in Sonoma.
Vineyard Villa Cottage
A $300.00 REFUNDABLE SECURITY DEPOSIT IS REQUIRED FOR OUR HOUSE RENTAL. An inspection of the premises will be performed immediately after the Guests depart. If no damage has occurred, the security deposit will be returned within 15 days after the departure date. If Owner or property manager determines that there has been damage or extra cleaning is needed to the premises caused by the Guest, more than normal wear and tear, the security deposit will be deducted this amount and the remainder returned (if any) within 15 days after the departure date.
A non-refundable $150 cleaning fee will be collected in addition to the rental fee
All cancellations made at least 60 days prior to arrival date are subject to a $100 processing fee. All cancellations must be made in writing – which can be made via email (receipt must be verified). For cancellations less than 60 days before arrival date, your money is forfeited unless we can re-book, minus a processing fee. No refunds will be made for EARLY departure. If you do not follow RULES AND ARE ASKED TO LEAVE, NO REFUND WILL BE GIVEN. PLEASE READ ALL THE RULES FOR THE VINEYARD VILLA COTTAGE.
CHECK IN/CHECK OUT
Check in is at 4:00 pm and check out is at 11:00 am
740 Napa Road can be navigated on any waze/(SENSITIVE CONTENTS HIDDEN) navigational device however the following may help.
•On the corner of where you turn off of Napa Road is a 6 foot tall metal rooster, which has become kind of a landmark in the local community.
•When you turn off of Napa road onto the paved driveway (this road is marked ‘Belvini Lane’, make an immediate right onto a gravel road. Continue onto the gravel road until you reach the cottage.
•There is a motion sensor light once you approach the path to the front door.
•Park anywhere on the gravel near the house.
KEYS/ACCESS TO COTTAGE
There is no key entry to the home. The access to the cottage requires a 4 digit access code. The code will be programmed before your arrival with the last four digits of your phone number (the number you provide in your reservation). To unlock, press ‘Schlage’ on the keyboard, then the last four digits of your phone number. The door will unlock. To lock the door when you leave, simply click ‘Schlage’, you will hear the mechanism lock.
Cable TV Instructions
The TV and the cable box use the xfinity remote control. Press the red All On button at the top of the remote, pointing at the cable box and TV. Both units will power on. Use the same All On button to turn the power off to both TV and cable box. The xfinity remote can only be used with the TV to power it on and off.
The cottage has basic cable, which has all of the local SF Bay Area channels. The remote has been set up to cycle through all of the available channels. Use the small grey key marked FAV, next to the channel up/down button.
If you wish to stream shows or movies using your own device use the TV remote. Use this remote to switch input locations to HDMI port you have hooked up your device. The TV remote does not operate the cable box.
The cottage internet is a high speed cable line that can handle 4 to 6 devices simultaneously.
The password is case sensitive
You can turn units on or off and adjust the temperature. Energy costs are very expensive so please DON’T LEAVE A/C ON WHILE YOU ARE AWAY.
Trash cans are at the back of the house. YOU ARE responsible for taking your trash out
You will be provided with bed linens and bath towels. Guests shall not remove the linens and towels from the premises. You will be billed for the missing items. DO NOT wash our duvets or comforters.
In addition, the home is fully furnished and the kitchen is equipped. All items are to remain in the house.
1. This contract is binding and cannot be modified or terminated by any change of circumstances.
2.Owner must be notified of any desired change in reservation dates as soon as possible.
3.Guest must leave the house on the date and time designated unless an extension is prearranged.
4.Owner is NOT responsible for any personal effects left in the unit.
5.House may not be sublet or assigned without prior consent of owner.
6.Should the premises be destroyed by fire or other casualty so as to become unfit for human habitation, the agreement shall be ended with a refund to the tenant for any term unused.
7.Dangerous materials: Guests shall not have or keep on premises any substance or object of a dangerous flammable or explosive character that might substantially increase the danger of fire on the premises, or that might be considered hazardous material.
8.Guests shall not disturb, annoy, endanger or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance nor commit waste or nuisance on or about the premises.
9.Guests agrees that during the term of their stay, they will keep the premises clean and free of trash, garbage, or other waste: and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of their stay.
10.Guests shall not make alterations to the property. DO NOT MOVE FURNITURE AROUND. IF FLOORS ARE SCRATCHED OR DAMAGED OR WE NEED TO MOVE FURNITURE BACK, THERE WILL BE A CHARGE TAKEN OUT OF YOUR DAMAGE DEPOSIT.
11.Maximum occupancy provisions are for your safety. There will be an additional charge per day for each excess person over booking details.
12.You are in the country, muddy shoes should not be worn inside the home.
The rented property is a private residence. Disturbances that are reported to the Sheriff will be taken seriously. If this happens, you may be required to leave the residence immediately and will forfeit any of the rental payment for the remaining nights’ stay.
•No large parties are permitted without prior written consent by the owner or owner’s exclusive agent. No catering or outside music is permitted without prior written consent. A violation will result in the forfeiture of your security deposit. NO SMOKING is permitted inside the house. When smoking outside, please use provided ashtray.
•The property shall be left in the same condition upon departure as it was at check in. Normal wear and tear is expected.
•Guest shall be liable for acts of family, invitees, employees and other persons invited onto the property by the Guest
•Guests may NOT sublet or assign this agreement.
•Owners or its agent may enter the property at reasonable times to make repairs.
•Upon notice of any equipment, system, appliance failure or plumbing repair, Owner will immediately act to remedy the problem. Property manager must be notified immediately of any problems.
•Guests shall be responsible for all personal items left in the rental unit during the Guest’s stay.
•Guest shall be responsible for keeping the kitchen and bathroom drains free of anything that may cause clogging. Water leaks, faucet drips and slow drains must be reported immediately.
•Owner is not liable for any interruption of service that is beyond the Owner’s control.
Any dispute arising under this agreement or the performance of it will be resolved by arbitration under the Commercial Arbitration Rules of the American Arbitration Association. Each party to this agreement acknowledges that any right to proceed against the other by civil litigation instituted in any courts in any state is hereby waived and this agreement of copy of it may be introduced as evidence of such waiver in any such court.
Receipt of this agreement is acceptance of rules and conditions as outlined above.

My husband and I were both born and raised in the San Francisco Bay Area, and continued to make it our home while raising our three children. We recently have both retired and decided to purchase property in the Sonoma area for frequent get-aways since we have always been drawn to this beautiful countryside and the idea of winemaking. We purchased our two-acre property in 2012 and have been busy enjoying our retirement making wonderful syrah wine from the grapes in our vineyard. Because there are two cottages on the property, we recently decided to share this beautiful location with others. Now that renovations on the Vineyard Villa Cottage are complete, we are ready for you to come enjoy!
