pictured) and another table for 10 outdoors! mattresses, custom drapes, The home is professionally decorated. No second hand furniture, bedding or supplies in this rental! Everything is geared for luxury and comfort for guests. The home is meticulously pre-cleaned and post-cleaned for each guest.
Pemberton Path is comfortable for a weekend stay in Austin, as well as being fully equipped for a stay of a week or longer. The owner has provided everything needed for a seamless trip to Austin whether you are working or playing. The kitchen is fully stocked to make meals for 10. There are plenty of paper towels,toilet paper, full size shampoo/conditioner and soap, along with plenty of towels per person.

Rest assured when renting all or part of this home, you are getting a home with a meticulous “team” busy behind the scenes. Kate, an experienced property manager, is available to make every aspect of your stay from booking through checkout seamless. Her outstanding reviews speak for themselves! In addition, the owner sets the home for each guest stay and checks the home again after the cleaning crew has left. She loves making her home available to visitors, and through her own short term rentals stays, is always looking to improve the property. This home does not allow instant booking. Itʼs important for Kate to communicate with each guest personally. We also rent the home many different ways, so Kate can help guests book the right combination for their group.
The whole home is available with the exception of a couple of private closets where the owner keeps a few personal items.

*Note: If solo cuppinʼ… binge drinkinʼ….up all night partying is planned this is NOT the house for you. No bachelor or bachelorette parties allowed. Strict quiet rules apply via the Austin Code Department from 10pm - 9am, however loud backyard gatherings are restricted as well. We ask you keep music and noise inside the house, so you don't disturb the neighbors. We prefer friend groups to be over 35, but will not accept groups who are all in their 20ʼs. This may not apply to thesmaller rental groups, but rather to the whole home rental of 10 people.

SHORT TERM RENTAL RULES AND POLICIES
This Short Term Rental Agreement (the “Agreement”) is made by and between AUSTAINABLE PROPERTIES (“Homeowner/broker”) and Airbnb Guest (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
¥ Inventory: The property is furnished and includes linens, towels, starter sets of toiletries, paper towels, toilet paper.
¥ Minimum Age Requirement: The minimum age of guests is 25. Guests under 25 years of age must be accompanied by a parent or guardian.
¥ Term of the Lease: See Airbnb Confirmation. Generally check in is 3pm and check out is 11am. Special arrangements may be made on a case by case basis with approval.
¥ Payment and Deposit: All payments are handled through Airbnb. Austainable Properties does not collect or retain any deposits. See Airbnb confirmation for details on payments, deposits, and cancellation policy.
¥ Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Failure to abide by Rental Rules may result in termination of agreement, eviction from property and forfeiture of full Reservation Deposit and full Use Fee.
¥ Access: Guest shall allow Homeowner (or Austainable Properties Representative) access to the property for purposes of repair and inspection. Homeowner (or Austainable Properties Representative) shall exercise this right of access in a reasonable manner.
¥ Additional Damage Liability: Guests are responsible and liable for any costs due to damage which exceed Reservation Deposit amount. Guests agree to reimburse owner for additional damages, provided owner supplies proof of damage. Payment will be made within 3 days of request by owner.
¥ Insurance: We encourage all renters to purchase traveler insurance.
RENTAL RULES/EXHIBIT A
¥ Smoking is allowed outside only.
¥ Unauthorized Guests / Parties - A party is defined as more than two (2) additional guests. Any gathering or party without prior written consent may result in termination of agreement, eviction from property and forfeiture of full Reservation Deposit and full Use Fee. CHECK WITH PROPERTY MANAGER BEFORE BOOKING TO INQUIRE ABOUT PARTIES.
¥ People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
¥ Property owner and management are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
¥ Keep the property and all furnishings in good order
¥ Only use appliances for their intended uses
PARKING – Parking is limited to __2_____ vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
¥ Fireplace (if applicable): Please do not throw any paper or other combustible materials in the fireplace.
¥ Water and Septic (if applicable): DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages.
¥ Inclement Weather: No refunds will be given for inclement weather. We do not refund due to road conditions.
¥ Quiet Hours are between 10pm and 10am, violations of these hours could result in eviction, loss of use fees and/or damage deposit.
¥ There is a $50 trip charge to unlock the door if guest is locked out. There is a $500 re-keying fee if the keys are lost.
Security Cameras are onsite at exterior doors and exterior of the back house.
