1.Please read the Hawaiian King Building Rules document and adhere to all the rules. Any building violations and subsequent fines will be passed on to you.
2.Quiet time will be maintained between the hours of 10:00 pm and 8:00 am daily except for Fridays, Saturdays and nights that precede Holidays when the quiet hours will begin at 12:00 am midnight.
3.Please, do not feed the birds on the lanai.
4.Should you lose security fob and/or apartment key, please notify me immediately. The cost to replace them is $150 and will be deducted from your security deposit.
5.If you feel the need to move any furniture items around for your convenience you
are welcome to do so, provided all items are returned to their original locations before your check out.
6.Owners lock down closet is off-limits to the guests(URL HIDDEN)7.Trash disposal: trash bins are located around the corner on the left hand side of the building if facing the front door. Please help me keep the condo clean and pest free and do your part to prevent bad smells and bugs by following those simple rules:
a.Bag all trash and DO NOT leave the food items open on the counter or inside the kitchen cabinets.
b.Take out garbage daily and always prior to your check out.

8.Please do not leave dirty dishes in the sink – wash them before your check-out (dishwashing is not included in the cleaning services).
9.Before your check out put the soiled linens and bath/beach towels in a pile in one designated place.
10.The departure cleaning fee covers up to 3.5 hours of work and regular cleaning is to be expected. Excessive cleaning beyond that will result in additional charges.

Here are some of the items that are required during cleaning and take up a significant amount of time, so we would recommend that you address them ahead of time:

Depending on the length of your stay and use of kitchen/towels/linens, etc. some of the items below might not be applicable

- If there is a washer/dryer in the apartment, please wash most of the linens and items you've used during your stay (you can leave a couple of loads of laundry for the cleaner to do because the washer/dryer is small and works in 1 mode at a time)
- wipe down kitchen cabinets
- clean pots and pans, especially the bottoms on the outside; cups and mugs on the inside
- any broken kitchen wares need to be replaced to avoid deductions for replacing those items
- clean the stove top, oven inside and microwave inside and out, replace the aluminum foil wrap under stove burners
- coffee maker or any other small kitchen appliances need to be washed
- clean out the fridge and throw away all items that can not be used by anyone
- wash all the dishes you used
- take all personal items that you are not taking with you to dispose in the trash bin.
- Remove any mold in the shower if there is any
- check and wipe down dust on closet doors and base boards, if applicable
- if there any other items in the condo that you feel need to be taken care of pls feel free to do it

Please treat our property the way you’d like us to treat your own home.
11.This whole facility has very strict NON-smoking rules that we intend to enforce.
Smoking in the building and inside the condo is against the State Law and will result in Association fines and forfeit of your security deposit. Please use the dedicated smoking area on the first floor of the building near the TiKi statue.
12.Check out policy is 11:00 am unless specified otherwise in the contract.

Their place is really great and so convenient located. It had everything needed to make our stay pleasant. Inna is very easy to communicate with and response are quick. Would definitely recommend and stay again on a future visit. Thanks again!

When our first flight to Hawaii was cancelled we had to wait another two days for a new flight. When i tried to message the host and inform about this, the host did not reply any of my messages. Another of my travel companions called her after two days, and told me that the host had been really hostile and almost rude. The apartment itself was ok. Not very clean, and the one bed was not at all good, no one could get a nights sleep in that. The information was not suficcient and the communication was at times very bad (especially at arrival). More information about the apartment in general would help alot. The apartment is based in a dodgy area, so would not want to live there again, as there were drunks and homeless people based by the entrance. The apartment does not look like the photos. It is a cheap apartment though.

This guest group was very strange. As always, we had provided all our usual House Rules and Check-in information ahead of time, yet last minute this guest was barraging us with emails and text messages which could have been answered had they read the documents we emailed out. In addition, they wanted to accommodate a 6th person (originally they already packed five people into a small 1Br apartment), inquired about an early check-in free of charge, last minute parking, etc. All of this could have been addressed in advance of their trip. Their delayed arrival was not impacting any of our check-in procedures, so there was nothing we needed to do in that regard. Even more bizarre, we were getting text messages from people and names we could not recognize who later turned out to be members of this party. At the time of the guests arrival, we were in a completely different time zone. We had to text message back and forth at an inconvenient for us time to resolve these last minute issues and they had many, so it didn't seem like they read any of the documents we had sent out to them initially. All the while we maintained a professional attitude towards their last minute issues, so not sure how the "rudeness" was concluded from the text message communications. Guests review was also not truthful. While the description of the review shows displeasure with the area/apartment, yet they asked to extend their stay for 2 more nights, which we graciously accommodated. The apartment looks exactly like on the photos and is located n the Central Waikiki right next door to the newly built Waikiki Trade Center and International Marketplace Mall which houses Sack's Fifth Avenue Department Store and multiple high end stores and restaurants. If this is considered to be "dodgy" area to the guests, I can only imagine what the rest of Waikiki would appear to them. Also the building is secure and no outsiders with out a fob key can get in there. Lastly, Honolulu is a major city of >1.2M people. Waikiki is a tourist area of Honolulu filled with vacationers partying late into the night, extensive traffic and general noise. This far different than a Mexican or Caribbean All-Inclusive resorts or even other quieter parts of the island. Guests need to understand this before booking a vacation to Waikiki so they are not disappointed by the hustle and bustle of Waikiki life. P.S. Last month some of the apartment furniture was replaced including a sofa sleeper in the living room, so it's now a comfortable foam mattress instead of the coil spring one.

Sam was very friendly and worked with us very well. We were able to check in early since it was vacant. The fan and light in the bedroom didn't work which meant it was pretty hot at night. The lani overlooked the trash and right into the apartments behind. The blinds were broke or missing in places so the lights from the building came right in. The place has a bar at the front but never had any issues. Their apartment was clean and had all the things we needed. The beds were very uncomfortable but the kids loved having a pool right outside their door. Parking was an issue as we had to search for the garage key fob so we couldn't park for awhile when we first got there and the parking garage is a block away. However the location is in walking distance to most everything in Waikiki. It was nice to be able to walk to the beach and dinner. We really appreciate Sam and Inna letting us stay in their apartment. This was my first Airbnb experience.

The ceiling fan and lights work fine, the guest just could not figure out the proper wall switch to turn on the ceiling fan. The bedroom mattresses are firm which may or may not satisfy an individual preference. We had guests who absolutely loved the sleeping arrangements and others who did not. Entirely an individual preference. Broken blinds have been replaced. There is no parking in this building and we rent a parking spot in a secure building 1 block away to accommodate our guests. The additional charge for parking is much less than what the hotels charge in Waikiki. Also, be aware that Waikiki is very similar to Manhattan with high rise buildings and lots of people. The level of noise anywhere in Waikiki is proportional to that of Manhattan. If you are looking for peace and quite you probably need to visit other island or stay away from Waikiki, but if you seek fine food and night life and lots of entertainment on your vacation, Waikiki is the place to visit.

Le logement était similaire à la description donnée. Sa proximité avec la place et le centre de Waikiki étaient très pratique et nous avons apprécier profiter de la piscine ainsi que de la buanderie. Ce fût propre à notre arrivée et sommes donc très contentes d'avoir choisi cette option et remercions encore Samuel et Inna pour leur hospitalité.
