We kindly ask you to read carefully the following rules and make sure you understand and respect them:
- SMOKING -
Smoking in the apartment is not allowed under any circumstances, but there's a small smoking area in front of the living room window outside!
- KITCHENWARE -
Glasses and plates found in the kitchen are for use. (Please, report if any of them break. No sanction follows, but we would like to know about it.) This rule applies to any equipment of furniture found in the apartment.
- NUMBER OF GUESTS -
No-one should stay at the apartment except for the registered number of guests we see on airbnb during the process of booking the apartment.
- QUIET HOURS (KEEP THE NOISE DOWN) AFTER 10PM! -
AirBnB apartments are different from other accommodations for many reasons. One of them is that travelers may rent an apartment in the same building where local residents live, to have a truly authentic experience. One has to be aware of this when booking on AirBnB. However, this can mean that your next door neighbor has to wake up early the following day, regardless of you coming home late from a party, for instance. In Hungary, Night Hours are regulated after a given hour and this policy is very strict and has a lasting tradition. Don't be alarmed, but the police may show up at your door without any previous notice because an upset resident (called them and) has reported silence nuisance during night hours.
TO AVOID THIS: From 10PM to 8AM, use the apartment only for sleeping and quiet activities that in no way, can disturb anyone. Keep verbal interaction to a minimum when arriving home late. Don't go out to smoke in groups and please, if you must, communicate with each other keeping your voice down, being respectful to those who need to get some rest!
If you feel you have been unjustly accused of noise making, call us immediately, so we can come over (even at night) to sort everything out at the time of the incident, right on the spot! Please, understand that it is not your job to argue with upset neighbors. If it’s necessary, we can do that for you!
Neighbors have the right to notify us immediately if they believe the rules of the building have been violated by the Guests, and as AirBnB hosts, we have the duty to come over and inspect the situation. In case we find that the complaint is right and there is lack of or no cooperation at all from your part and your behavior is unacceptable, we reserve the right to ask you to leave the apartment at any point of your stay, with no refund being paid. The same warning can be found under our profile!
This is a serious matter because residents of a building in Budapest may take the problem to a next level and are able to withdraw our permission to use an apartment for short term rental (AirBnB) which causes real damage to our reputation, as well as to our livelihood.

We are Cathie and Eddie, a Hungarian couple, born and raised in Budapest, Hungary.
Almost 2 years ago we have decided that we would like to move out of the city and give up our Budapest apartments in order to have a tiny house and tiny garden next to a tiny hill with a forest. But we didn't actually want to leave the city all together so we both listed our apartments on airbnb under our joint profile to see what happens.
What happened was that from time to time a friend, or a friend of a friend approached us whether we would also manage their apartments for them. And we always said: yes :).
Only 2 years into airbnb, we are managing more than 10 different accommodations in the center of Budapest, having met over 1000 guests! :), and we have some lovely friends working with us now.
When we are not occupied with the apartments, we compose and play music. That's the best thing in the world! :))
Both of us traveled a lot during our lives and lived in other countries (Cathie in Germany and Slovenia, Eddie in the US), and each year we try to visit places we haven’t seen before.
So we are quite familiar with the feeling of being abroad and that one needs to find good people in order to feel safe and comfortable. Because of that, we are happy to give advice, program tips and such.
Whether you would choose partying, cultural programs, trips out of Budapest, sports or hiking, we are all for it, there is probably nothing we could not arrange. Of course, if you are to enjoy a solitary holiday with your friends, partner, or family, we will leave you to it and will not bother much, only if you need our help in any way.
- IMPORTANT -
In Hungary, everyone who hosts guests (hotels, hostels, and AirBnB apartment managers as well!) are required by law to fill out an official registration book provided by the district office. For that we will need all our guests to provide us with the following information: Name, Birth Place and Date, Home Address, Passport/ID Number! We make no copies of the IDs, we only need the number that's in it! Otherwise we can get a fine at the end of each year! Thank you for your understanding!
Because we would like to keep doing what we're doing, we would kindly ask everyone to keep quiet in our apartments at night to avoid conflict with neighbors!
