Please read ALL the detailed descriptions we provide to make sure our cottage is a good match for you. A strict pet policy applies. We consider quiet well-behaved dogs on a case by case basis. Contact us for details if you are considering renting and have a pet. And feel free to ask questions about the train which runs regularly, day and night across the street in the front of the house. You will love this space if a vacation rental for you means: a cute, clean, affordable space close to everything, but an upscale neighborhood is not a priority. Also if you love having outdoor spaces to enjoy, unique decor, walking/cycling to town, a sense of community and history, an authentic experience while traveling, antiquing, trains, independent coffee shops and breweries, hiking and exploring and being close to everything the city has to offer but having green space. The cottage is small and cozy but has a fully equipped kitchen, natural light in every room, squeaky original Ponderosa Pine floors, claw foot tub, vintage decor, and is South facing; great for winter sunshine. For summer guests there are some shade trees in the garden, a picnic table area and there's an umbrella for the deck. Please don't use it on a windy day!
Please note: The train goes by above in front of the house (Sweet Pea is in back) The engine is noisy and the breaks do screech on some trains. We don't get as many trains here as in the center of downtown but the trains do run throughout the night. Trains are a regular feature in Flagstaff and they don’t stop at night. Some people will be bothered by the trains at night, especially in summer with the windows open. Earplugs recommended/Using a fan by the bed is helpful. Just like anywhere in Downtown, if you are outside when the train goes by, the noise will interrupt your conversation. Flagstaff folk are used to the train and living in a busy hub with millions of visitors per year. But other than a passing train, the street is surprisingly quiet for the inner city, especially the Cul De Sac (Dead End) which has low traffic. Be mindful of kids playing in the street!
Summer Guests: Please note like many Flagstaff homes, we do not have AC.
Mornings are cool but Sweet Pea gets the morning sun so, early in the morning, close the windows, keep blinds down/curtains drawn and use fans until later in the day when things cool down again. If the nights are warm, keep windows open and fans on for hot spells.
Please note: No TV, but reliable fast Wifi. No AC but cool morning and evenings and all of Downtown and Northern AZ to explore.
Quiet, well behaved pets considered with pet fee and deposit. Ask for pet policy and rules.
Any questions about the suitability of Sweet Pea Cottage for you, just ask. We also have two other cottages adjoining this one, Lilac and Willow which are more spacious, both one bedroom/one bath and sleep 4 max.
The cottage is at the back of an old house (1901) that is divided into 3 self-contained units. Other guests may use the parking in the back but otherwise, the back garden and deck belong to Sweet Pea Cottage guests only. It is a private self-contained unit.

Guests must read all house details re: neighborhood, train and amenities offered before booking so they know if the cottage will be a good match for them. Approved pets only. Strict pet policy applies. If your well-behaved, quiet pet is accepted, a refundable pet policy applies. Ask for details.

Strictly no smoking, no campfires/fireworks/parties or loud guests staying over until late.
QUIET TIME: After 10PM and before 8 AM. Please respect the quiet enjoyment of the guests in the adjoining cottages.
Please do not use the deck umbrella on a windy day. Please leave it down when not in use. The last one was broken by a freak gust of wind.
Due to the age of the house/electrics, please do not run too many electric appliances at one time. (Microwave best run alone)
WASHER/DRYER Please clean out the lint filter (white kidney shaped screen in the back of the dryer) every time you use the dryer. Your clothes will dry much faster and the dryer will last longer. Do not overfill the washing machine. Thanks!
Please use coasters/place mats and gently use antiques.
We have an environmentally friendly low water use toilet. Please do not use too much toilet paper at once as you may block the toilet due to reduced water flow.
PARKING: Parking for each cottage is provided. Look for the numbers in the parking area in back that relate to each cottage. Your parking space is Number 3. If you bring two cars, please park one in the street if other guests are using the parking lot in back. (In winter when there is snow, park in back or only park on opposite side of street to allow snow clearance. (When in doubt, contact us)
Do not block the driveway. And please be mindful of the small trees planted along the drive way/in the parking lot, especially when backing up.
INTERNET: If a member of your group illegally downloads copyright material from the internet, the internet service will be cut off by the provider. Please let everyone in your group, particularly teens, know that if the internet service is blocked due to their illegal activity, the whole group loses their deposit.
Please empty the trash when you leave (trash can #3/recycle #3) Trash is picked up in the street on Wednesday (recycle) and Thursday (Regular). Leave our until Friday if they have not picked up by Thursday.
Please place your used laundry in a pile so the cleaners know what to wash. Thanks!
Sweet Pea is cleaned by a professional cleaning company. Let me know if there is anything that is not to your satisfaction and I will have them correct it.
