It is 4 bedroom/3 bathroom, two living areas, two levels home with Gulf views and 3-4 minutes walking distance to the beach.
The Palms is vacation beach house located on the St George Island at the Plantation, 24x7 gated community. The Plantation considers itself a Nature Preserve and provides a special balance of nature and wildlife, pristine, private beaches and beautiful homes. The Palms offers awesome Gulf views alongside with natural and peaceful setting among beautiful palms where you can escape the stresses of everyday living and enjoy great vacation.
On the ground floor we have two parking spaces under the house (more in the back yard), fish preparation table, shower with hot/cold water, park style grill and Weber Performer Grill.
There are 4 bedrooms, 2 full bath and living area on the first floor of the house. All bedrooms have queen size beds and spacey closets. Three of the bedrooms have tv. One bathroom has shower and a tab, the other has just a shower. Both bathrooms have 2 entry doors: one from adjacent bedroom and another from the foyer. So you can control the access to the bathroom if you need: the bathrooms could be shared with downstairs, but can be easily locked to make fully private to bedrooms.
The first level offers also living area which we call children game space.
The Second Floor.
The house has high ceiling in the center which gives a wonderful sense of space and add a sense of the luxurious to a house.
There are large living area, dining area, kitchen, laundry/full bathroom, two furnished decks and screened porch on the second floor. A lot of light, sun, water view, high ceiling makes this area of the house very attractive. This open living/dining/kitchen concept is great for entertaining large groups and allows families to stay connected to create memories that will last a lifetime.
The kitchen with breakfast bar keeps the chefs of the family just earshot away. It is fully equipped with dishes, microwave, grill, side by side refrigerator, stove, oven, toaster, pans, coffee maker, blender. You can enjoy the view of Gulf while preparing your meal!
Dining area has dining table which seats comfortably six and attached to the kitchen and living area.
Additional seating for 4 is available at the breakfast bar or you may prefer to enjoy your meals on the decks or screened porch.
Living area has sofa, love seat, couple chairs and large TV. There is also a telescope here so you can watch the planets and stars. The living area is large, light-filled, open and comfortable with the water views.
Washer and dryer are available in the laundry/full bath on this level.
Our both sun decks (East and West) are furnished. They provide the best place to see sunrise and sunset, enjoy refreshing breeze from the Gulf or just to have good time with friends or family.
The Bay side screened porch is an old-style Florida porch where many warm evenings with cool breeze has been enjoyed. In this porch you will be at home with nature and may be blessed with sightings of bald eagles, herons, owls, egrets and other local wildlife.
Our rentals are by week or month with occasional exceptions. If you wish to rent for a shorter/longer period of time we encourage you to contact us. Please let us know the dates and how many people/pet are going to stay in the house. The children older 3 years old must be counted as well as day visitors. We will try to accommodate your needs.
The entire house, property amenities, community two large community pools, tennis/pickleball courts, Nick's Hole Trail, Turpentine Trail and Tully Park are available to our guests.
Exceptions: locked utility room on the ground floor and two locked storages in the closets on the first floor of the house. Everything else accessible for our guests.

We love uniqueness of the area: a Nature Preserve and a National Wildlife Preserve Community; unspoiled, sugar white, private, not overcrowded and dog friendly beaches.
We love short walking path to the beach, awesome Gulf views from the house, light and open floor plan, amazing birds flying around, beautiful palms and palmettos, amazing bike trail, access to one of the most pristine maritime forests on the island, known as Nick’s Hole Cove... We love that the house allows our family to have plenty of room to spread out, still be close together... for games, tea and a great movie streaming on the Smart TV. The children game area is on the first floor but we can keep our eyes on them from the balcony of the second floor.
The house and the beach is a great place for our children and grandchildren to explore the natural beauty of our island. They bike everywhere. This is the place where we can reconnect with the simple life, allow the wonders of nature to connect with your soul... Build sand castles, watch the wild life, enjoy sunrise and sunset, play board games, puzzles and watch your children and grandchildren...

MAXIMUM OCCUPANCY: Our house has standard occupancy - 8 and maximum occupancy – 10. These numbers include adults and children older 3 years old. There is a fee for visitors above standard occupancy. Only those in the reservations are allowed in the premises (both inside & outside the home), no extra guests nor day visitors allowed without written permission from owner. Maximum occupancy also depends on ratio of adults to children and ages of the children. Please contact us if you have any questions.
EXPECTATIONS: You understand that you are renting our home. We would love to share it with you, as long as you agree to take excellent care of the home and treat it as you would your own.
You understand that our neighborhood, Plantation has COMMUNITY ASSOCIATION RULES. The guest, including all members of the guest’s party understands & agrees to abide by the rules and regulations in effect in The Plantation subject to covenants. They include, but are not limited to:
No motorcycles are allowed in the Plantation.
Renters agree not to trespass on any property not included in this reservation.
Open fires and fireworks are prohibited in the Plantation.
No firearms are permitted in the Plantation.
Hookup or occupation of any motor home or camper is not allowed.
No towels or clothing should be hung on balconies or railings
Damage to Dunes or Dune vegetation is a violation of Florida Law. Digging, climbing or walking on the Dunes is prohibited.
Leave No Trace: Franklin County and the Plantation has a year-round ordinance to keep our beaches clean and safe. All personal property must be removed from beaches between the hours of 9pm and 7am. Unattended items may be removed and destroyed by the County. We are not responsible for confiscated items.
Pet leash laws and dog waste removal must be observed.
Plantation requires to turn off all exterior house lights at night.
MINIMUM AGE: We cater to family groups & cannot accept reservations for vacationing students or house parties. We do not rent to students even if one or more parents or legally responsible adults accompany them, or to groups under the age of 25. This policy is strictly enforced.
An atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained.
Special events such as weddings, reunions & church retreats are only allowed in special cases by owner in writing. Special pricing & security deposits may be required. Please contact owner.
SMOKING: No smoking is allowed at all, including e-cigarettes. If you smoke outside, you must keep all windows and doors closed, and agree to pickup all cigarette butts. Any evidence of smoking could result in forfeiture of deposit.
CONTRABAND: There are to be NO illegal activities, drugs or contraband used or brought onto the premises at any time. If any evidence is found you will forfeit your ENTIRE security deposit and we will notify the police and you may be evicted. Evictions are not subject to any refunds, this includes damage and security deposits. You are responsible for the actions of everyone in your party.
FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of all payments, deposits and/or rental money, and the party will not be permitted to check in or may be evicted. Evictions are not subject to any refunds, including damage deposits.
PARKING: There is enough parking for 3 or 4 cars in our backyard.
PETS: Guests may bring up to 2 well behaved dogs into our home. It must be clearly stated in reservation. Pets must be house-broken - sorry, no puppies. Pets must be under control all times. A travel kennel should be used for the security of the pet when you wish to go out without them. Please contact us with info about breed, size of your pet and we will quote the amount of pet fee.
We do not allow guest to wash their dog(s) in any of the interior tubs. We do not allow dogs on the furniture. Dog parents are required to keep furniture free of pet fur/hair etc. Kindly bring all pet personals and blankets for our furniture. Housekeepers will charge extra (IF) to clean after your pet and you will be billed the extra amount, accordingly.
We kindly ask you to pick up in the yard after your pet. The Plantation and county ordinance require you to pick up all pet refuse. This requirement will assure us to keep our house and yard, the beach, the restaurants and the Island pet friendly.
HURRICANE OR STORM POLICY: Mandatory Evacuations of St. George Island may be issued due to hurricanes, tropical storms or other potential disasters. You are required by Florida State Law to evacuate the island. After evacuation the property, you must contact owner before returning to the island, after the evacuation is lifted. No cancellation or refunds will be given. We highly recommend you purchase travel insurance.
TRAVEL INSURANCE: Travel insurance provides coverage for various medical, travel and weather events, including hurricane evacuation, and we strongly urge you to purchase it.
ACCOMMODATIONS: We regularly service our house equipment, so our guests will enjoy their vacation without any problems. The home will be in clean and working condition. No compensations will be given for non-working items outside the owners’ control, including but not limited to power outages, internet outages, neighborhood amenities. For items inside the owners’ control, the owners will make every attempt to rectify problems that may occur while you are in the home. It is the renter’s responsibility to notify the owner immediately if there are any problems and you agree to allow reasonable access inside the home. No refunds or any other compensation will be given for problems the owner is able to rectify within a reasonable time frame. No compensation will be given for issues reported after you check out. Please report any issues or problems right away so we can help.
RATE CHANGES: Rates, descriptions, furnishings and availability are subject to change WITHOUT NOTICE. No refund will be given for changes.
AEROBIC SEWAGE SYSTEM: The Property equipped with Aerobic septic system that can malfunction if used improperly. Absolutely nothing except toilet paper shall be flushed down the toilets.
Please do not put food down the sink drains. Food waste shall discarded in the trash bins.
Please DO NOT FLUSH anything other than toilet paper. No feminine products, baby wipes, or anything other than toilet paper should be flushed at any time. If it is found that you have improperly flushed items and it clogs the system, you could be charged the fee to clear out, which typically costs a few hundred dollars.
AC and REFRIGERATOR: Please keep the temperature at 75 or above (summer) and 70 or below (winter). If you want to keep the doors open for a while, PLEASE SHUT OFF THE AIR CONDITIONING! The unit could freeze up and it may take hours or longer to get fixed.
Please do not lower the refrigerator setting. This may cause it to freeze up. It is normal for your items to take longer to cool when they are initially placed there.
CLEANING: While linens and bath towels are included in the rental, daily/weekly housekeeping service is not included, however it is available at an additional cost. Although we do have cleaning service to clean the house between renters, we expect our renters and guests to keep the house clean while they are in it. Cleaning service is responsible for sanitizing of bathrooms, kitchen and toilets, cleaning up / linen preparation the bedrooms, vacuuming, mopping, etc. We hope family and guests will clean up after themselves. There are brooms, mops and vacuums on the first and second floors in the laundry and closets. Some cleaning supplies are located under the sink in the kitchen.
LIABILITY: Our home is privately owned. We as the owners are not responsible for any accidents, injuries, or illness that occurs while on the premises or its facilities. We also are not responsible for loss or theft of personal belongings or valuables.
WRITTEN EXCEPTIONS: Any exceptions to policies must be approved in writing in advance.
Hold Harmless Clause
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. This agreement is made upon the express condition that the owners shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or
property of you and your guests, agents, employees, or third parties, from any cause or causes whatsoever while in or upon the premises or any part thereof during the term of this agreement or occasioned by any occupancy or use of said premises or any activity carried on by you and your guests, agents, employees, or third parties. Therefore, in connection herewith, you and your guests, agents, employees, or third parties hereby agree to indemnify, defend, save, and hold harmless the owners from all liabilities, charges, expenses and costs on account of or by reason of any such injuries, deaths, liabilities, claims, suits, attorneys fees or losses however occurring or damages growing out of the same.
By accepting this agreement, you acknowledge that you have read and agree to the above rental policies. Please note that the owners are not liable for any injury that may occur while staying at this property, including but not limited to the use of the pool, hot tub, and grill. We are not liable for any disruption of stay due to unforeseen events or weather, including hurricanes. Our liability is limited to the amount of rent and taxes. We reserve the right to enter the property at any time during your stay and will do our best to give you at least one hour notice if we should need to do so. If we suspect the maximum occupancy is being exceeded or damage to the property is occurring, we have the right to check on the property and its condition. The acceptor is agreeing to take full responsibility for any damage to the house that may occur by any guests during the vacation.
I hereby give permission to charge my credit card for this reservation as indicated above. I agree with cancellation terms above. I have read my rights to purchase travel insurance. I also agree that damage charges can be charged to my credit card if damages are incurred during my stay. I agree to hold the owners harmless per hold harmless clause above.
