Charming stone house, fully restored, rated 4 stars, 100 SqM, sleeping 6 people in 3 airconditioned bedrooms (1 x 160 or (PHONE NUMBER HIDDEN) with twinbeds that can be put together), on a 1.000 SqM well-fenced garden, planted with limetrees, ginkgo biloba, micocouliers etc... Walk distance only a few minutes from the remparts and the historic downtown, an exceptional location to visit the town and make AVIGNON the center for your excursions throughout the PROVENCE. Car park in the garden, inground swimming pool (8 m x 2,50 m) which can be heated in spring and late summer (opening period left to the appreciation of the houseowner, usually from early May to first days of October). Sundeck with garden furniture, summer kitchen with barbecue. WIFI connection (but the owner is in no way responsible in case of any Internet/TV interruption due to some deficiency of the provider). Wide kitchen opening up into the dining room and with direct access to a terrace shaded by a plane-tree. In summer, the whole garden is a green cool haven, offering also its sunny part around the swimming pool. Large gravel alley where you can also play "boules"
There is a citybus stop around the corner and several foodstuff shops in the boulevard just close by, as well as a pharmacy.
10' (TAXI) FROM THE TGV RAILWAY STATION, 10' WALK FROM "AVIGNON CENTRE" STATION (linked to the TGV by a train shuttle called "Virgule") 5 ' WALK FROM THE TOURING BUS STATION.
THIS PROPERTY IS REALLY FINE IN EVERY SEASON, EVEN IN WINTER !
AVIGNON IS A VERY LIVELY TOWN, WITH A LOT OF EVENTS ALL YEAR ROUND, SO THAT EVEN IN WINTER YOU WILL ENJOY IT.

About 1 week before you start your journey, we will provide you with all the details you need and reply your questions. Although we can't greet ourselves our guests, we organize everything with our helper, a very kind and trustful lady, who will overtake your check-in /out and show you everything. And of course, all along your holiday in our property, we will stay at your service through (SENSITIVE CONTENTS HIDDEN) or Viber.

Bed/bathroom/pool linen supply is optional, rate 15 euros/person (in case you need more towels than the 2 which are foreseen, we will have to bill them at cost as per the laundry's tariff i.e. 2,50 euros each), payment while checking-in. Important notice : depending on the weather forecast, the swimming pool is opened at the end of April and stopped in the middle of October, only the owner being decision-making....
Besides, the tenants are "security officers" of their children, the swimming pool is equipped with a tarpaulin equipped with " bars " EEC approved, which it is up to them to spread to avoid the risks of drowning when the adults leave the accesses(neighborhoods) of the pool.
We provide sun umbrellas, which we beg you NOT to open when the wind (Mistral) blows... As we already "lost" two of them under such circumstances, in case of damage on another sun umbrella, we will be obliged to reimburse ourselves on your guarantee deposit...
Another thing : we have installed an automatic watering for almost all the flower in pots placed along the house. Please do not change the settings of the system, don't turn off the tap of course and see to it that small children don't play with the device.
GENERAL TERMS AND CONDITIONS
This property is let on standard terms and conditions legally applicable to such matters and in particular the terms stipulated below with which the lessee promises to comply.
a)The time of arrival shall be after 16.00 o'clock – exceptionally an arrival until 20 o'clock at the latest will be accepted, subject to the owner's agreement ;(URL HIDDEN)The time of departure shall be before 10.00 am
For long-term rentals, time of arrival and departure will be agreed upon between the parties.
If the lessee fails to give notice of late arrival and has not arrived four days after the scheduled date of arrival, the lessor shall be fully entitled to attempt to re-let the accommodation while reserving the right to claim against the lessee.
If the lessee decides to leave before the end of the period booked, he is not entitled to any reimbursement.
Accomodation capacity : strictly limited to 6 persons. Should the lessor state that there are more people, he is entitled to refuse entry to the additional persons.
c)The lessee shall be under an obligation to personally occupy the premises and to live in them in a respectable manner and take due care of them. All fixtures and fittings are in good working order and no complaint regarding them made more than 24 hours after occupying the premises will be accepted. The lessee will be responsible for repairs made necessary by negligence, misuse or poor care during the tenancy. The lessee shall be under an obligation to ensure that no disturbance to neighbours arises through actions or presence of the lessee or members of his or her family.
d)The property is let fully furnished with cooking equipment, crockery, cutlery, glassware and pillows, as listed in the enclosed inventory. If appropriate, the owner or his representative shall be entitled to claim from the lessee on departure the cost of cleaning the property rented, the full replacement cost of broken, cracked, chipped, or damaged items, furniture or equipment, the cost of cleaning soiled covers or blankets, compensation for damage of any kind to curtains, windows, bedding, etc. It is not allowed to change the layout of furniture and decoration elements.
e)The lessee shall check that he is insured against seasonal tenancy risks (personal liability). The absence of insurance cover in the event of an insurable incident shall give rise to payment of damages and interests.
The lessee is under an obligation to inform the landlord within 24 hours of any insurable incident.
f) It is not allowed to put camping tents in the garden !
g) Sub-renting is not allowed
h) Safety in and around the Swimming pool : the Lessee is responsible for looking after the children staying with him at the property. In no way the Lessor can be held responsible if a guest falls while running on the wet tiles around the pool, neither if a child falls into the pool. A “Safety cover with bars” is available, instructions of use will be given during your check-in. In no way the cover with bars is to be used as a “trampoline”, it's not meant to be walked on !!!
i) Wifi connection (Notice : the owner is not responsible in case of any interruption of the internet/TV connection by the provider's fault ; otherwise, should the lessee subscribe any “vod” film and/or any paying tv program, the amount involved will be held back from the guarantee deposit)
j) A few parlour games are at your disposal : chess, scrabble (French version), box with kid's games
k) the fireplace in the sitting room is blocked, don't try and use it !
l) This rental being a “self catering” place, the owner will provide only a few basic cleaning products (powder for the dishwasher + toilet paper for the toilet with grinder). All other products must be bought by the guest.

Two terraces are at the tenant’s disposal, one in front of the kitchen, with table and chairs, another along the swimming pool (8 m x 2,50 m operated from early May to early October, depending on weather), with garden sofa and deckchairs, dining space, summer kitchen with barbecue, fridge and 2 burners electric plate.
