It is situated on a double lot with a classic style, black bottom pool and attached hot tub. There is a large covered lanai, with Indonesian day bed deep lounges. The master bedroom historically was a home in itself. It is very large, with its own fire place, entry way, additional private hot tub, double shower, canopy bed and 42" Flat screen TV with full cable access.

There are two casita suites, in separate buildings, each with full bath. One has a king size bed, the other has two queens. A third bedroom is furnished with a king bed (with private bath) and the fourth bedroom with two twin beds. All of the bedrooms are entered from the grounds and the main house is also entered separately. The living room is styled in English safari and there is a dining room with an oversized table. The kitchen features a Viking range, two dishwashers, microwave oven/toaster and all amenities. There is also a sun room for day lounging that opens up to the courtyard. There is a barbeque available for grilling as well!

Each bedroom has a 42" flat screen TV and alarm clocks with ipod holders. Living room has a 60" flat screen TV There are two large driveways with gates and plenty of off street parking for multiple vehicles.

This vacation rental home is designed with separate buildings surrounding the beautiful and spacious outdoor living area. It is located in central Palm Springs, one or two minutes from shops and restaurants and a short walk to Ruth Hardy Park (with public tennis, basketball, volley ball courts and playground). As with all true Palm Springs estates, it provides complete and total privacy for the pool, the cabana, cocktail parties and entertaining. We've even lighted the huge olive tree and many of the palm trees for dazzling nighttime ambiance. Daytime views of San Jacinto Mountain and the entire mountain range are breathtaking.

The Palm Springs tram, wildlife park, water park, golf, tennis, playground, volleyball, basketball courts, casino and many, many other activities are just minutes away, but everything disappears completely once you enter the estate.

Also with every listing we offer a full concierge service that can supply bikes and Air Mattresses at your request. Ask when you inquire!

BY AGREEING TO BOOK, YOU ARE ALSO LEGALLY AGREEING TO THE CONDITIONS BELOW. PLEASE READ CAREFULLY BEFORE BOOKING!

***Heating the pool for your visit is optional, and is an additional $50/night. Please let us know if you would like to choose this option!
PARTIES AND NOISE: Amplified music is not allowed outside the unit. Tenant agrees not to bring speakers outside and to not crank up the music playing inside so it can be also heard outside. Parties and/or events of any kind are strictly prohibited at the unit. No party or event may take place without prior written permission. For the purposes of this rental agreement, all parts will consider that there is a party inside the unit whenever the number of daytime occupants in the unit exceeds the maximum number of daytime occupants for this unit as specified below in section D. Notwithstanding the former prevision, even if the maximum number of daytime occupants is not exceeded, all other common definitions of a party will be accepted, whenever the noise level inside the unit is beyond what is reasonable accepted as normal. In the event that a non-authorized party or event takes place at the unit, Tenant risks forfeiting the entire security deposit in addition to any costs associated with legal remedies that may be necessary. Tenant agrees to keep the noise level inside the unit under respectable levels, so as to not interfere with the peace and quiet of any person outside the boundaries of the unit. Tenant agrees to conform to all provisions and city ordinances per the relevant Municipal Code. Failure of Tenant to adhere to City regulations will be considered a breach of this rental agreement. Tenant hereby authorizes the Manager to make charges to the Tenant's credit card in file for up to $1,500 per incident, should any complaint about the noise level inside the unit arise with the local police or the local city authorities. Furthermore, Tenant recognizes the right of the manager to ask Tenant and Tenant's guests to vacate the unit immediately if it becomes necessary without a refund of the rental amount.
ADDITIONAL OCCUPANTS: If more than the agreed number of overnight occupants as described in the Reservation Summary spend the night at the Unit, or more than double the maximum number of overnight occupants as described in the Units website are at any given time inside the unit, Tenant risks forfeiting part or all of the security deposit.
SMOKING: Smoking inside any of our units is strictly prohibited. Smoking within 25 feet of multi-unit dwellings is strictly prohibited by California law. Our non-smoking policy includes all common areas, patios and balconies. Tenant risks forfeiting their security deposit in addition to any associated cleaning costs. A minimum charge of $250 will apply per reported incident.
FILMING: The filming of any still or motion pictures in any format that requires more than 2 persons and/or any specialized gear, apparatus or crew is strictly prohibited unless prior written authorization is obtained. Failure to obtain written authorization may result in full deposit forfeiture.
PETS: Our pet policy varies per property. Pets over 25 pounds are not allowed in any of our properties. If Tenant brings a pet over 25 pounds to the property, Tenant risks forfeiting part or all of the security deposit. Pets weighing less than 25 pounds are allowed only with prior consent and written approval. Applicable pet fees are included in "Reservation Summary" section of this agreement. An additional pet deposit within the security deposit may be required.
SECURITY DEPOSIT: The security deposit is in addition to the rental amount.e ammount returned is also conditional upon all terms of this agreement being met (examples include but are not limited to: violations of our non smoking policy, violations of our no party policy). Tenant is liable for all replacements and repairs that are outside what is considered normal wear and tear and will be taken from their deposit.
CHECK IN: Unless agreed differently by the Manager in writing, check-in is any time after 4:00 PM. Manager will send Tenant the instructions for a self check-in in advance, or keys or and entry-code will be provided at property location upon check-in. Keys will not be issued with a balance owing or without a signed rental agreement in the owners, or owner's representatives, possession. Once Tenant has checked into the unit or he/she has been granted access, Tenant accepts the condition, size and configuration of the Rental Premises in as/is where/is condition and accepts full financial responsibility per this agreement. If for any reason Tenant considers the Unit as not acceptable, Tenant must notify the Manager immediately, so Manager can attempt to remedy the situation to Tenant's satisfaction.
CHECK OUT: By 11:00 am. A later check-out may be exceptionally granted at an extra cost but only if these two conditions are met: 1. there is no new arrival checking into the property on the day of tenant's departure and 2. the request for a late check-out is made within twenty-four hours prior to the check-out date stated on the agreement. Charges for a late check-out not timely requested will be made against your security deposit for a minimum of the total cleaning fee charge stated on your agreement and a maximum of the nightly rental fee. Please leave all keys, garage openers and such at the location. A $50 per item fee will be charged for each lost key and remote control and a $150 per parking permit fee will be charged for each permit not returned.
CLEANING: Each property will be inspected and cleaned after your departure. The cleaning fee you have paid will cover this. You are required to leave the property in the same general condition that you received it by making sure, dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $25 per hour
WHAT YOU SHOULD BRING: Plan on packing your personal toiletry items. Since we provide a limited supply of toilet paper, paper towels, and other dispensable items to get you started on your first day of vacation, you should plan on making a trip to the grocery store to replenish these items as you need them.
TENANT'S LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, Tenant agrees to reimburse owners for costs incurred to repair/replace damaged items.
HOLD HARMLESS: Owner(s) / Manager(s) do not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, phone, internet, cable or satellite TV, or electricity services or plumbing. Nor will Owners accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control. The foregoing notwithstanding, Owner(s)/Manager(s) will use good faith efforts to remedy any deficient condition following notice.
POOLS, JACUZZIS, WALKWAYS AND BALCONIES (SELECTED UNITS): The undersigned is fully aware that these can be dangerous, that the walkways/balcony and areas around the pools and Jacuzzis can be slippery when wet, and that injury is likely to occur to anyone who is not careful. Tenants should observe and adhere to all rules and policies as posted at the property. With full knowledge of the above facts and warnings, the undersigned accepts and assumes all risks involved in or related to the use of the walkways/balcony.
ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from, provided however, that Owner(s)/Manager(s) shall remain liable for such damages to the extent that such damages are determined to be the direct result of Owner(s)/Manager(s) negligence. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
PERSONAL PROPERTY LEFT BEHIND: If found, any items left behind will be mailed back upon request via USPS. The cost of shipping, shipping container and any packing materials will be deducted from the security deposit along with a handling fee.
TENANT AS SUBJECT OF THE LAW: Tenant acknowledges that during the length of the rental period, Tenant and his/her guests is/are subject to all State and Federal laws, County Ordinances and City regulations valid within the jurisdiction where the Unit is located. Owner(s) and/or Manager(s) are neither responsible to inform Tenant of what these laws, ordinances and city regulations are, nor could Owner(s) and/or Manager be held liable should Tenant(s) and/or Tenant's guests commit a crime, misdemeanor, felony or infraction (including parking infractions).
3) UTILITIES: On stays of 25 nights or greater, Tenant is responsible for actual gas and electric consumption charges, including those resulting from pool/spa heating where applicable. The amount to be charged will be calculated based on the reading of the meters upon check-in and check-out. Should an actual meter reading not be possible, Manager reserves the right to estimate the charges based in historical records. Utility charges will be discounted from the security deposit unless otherwise agreed. If at any time during the Tenant's stay the amount to be charged for utilities exceeds the amount held as security deposit, Tenant agrees to pay the amount immediately as requested or have the amount held as security deposit increased accordingly. For units with Air Conditioning equipment, during the months of May through October, consumption of gas and electric up to $25.00 / day is included. Where applicable and whenever pool/spa heating is requested, this service will be charged separately at $50/night or the rate indicated in the reservation summary.

I rented this property for my bachelorette party and it exceeded everyone's expectations. The photos truly do not do it justice. It is so cute and so spacious. My group of 10 did not feel cramped at all and absolutely loved the pool and the cabana. Our hosts were easy to communicate with and very accommodating. I have zero complaints and cannot wait to come back again. Cheers!

I love this property and have been here twice. The sprinklers going off and disrupting the evening in the cool, desert air is an easy fix, but was an issue on both occasions. Our stay at this property will become a regular event. Just magical! And the pool is fantastic for water volleyball!

we had two couples and five kids between us. we loved this house, so comfy, great layout for privacy and great AC! kids loved the lawn and pool.

We came here for my sisters bachelorette party and the house couldn't have been more perfect! It was gorgeous, and so spacious, not to mention the pool was perfect. We had such an amazing time and would definitely recommend it!

Fantastic place! I came with a group of friends to relax and enjoy my 40th Birthday. The place was incredible and comfortable. I highly recommend staying here and the hosts were incredibly responsive and helpful.

Loved this place! Beautiful house with an awesome backyard. We stayed here over the 4th of July and had a blast. House had everything we needed to stay in and cook and entertain ourselves. Feels like you're staying in your own resort!
