We are based in the CB1 postcode which is just a mile away from the railway station/Station Road, Addenbrookes hospital. Easy reach of ARU, city centre and Mill Road Cambridge. Bus route from next street (Citi 2 )
Landlord will meet with keys.
Here is a list of our house rules, these are mostly common sense but are for both safety and respect for yourselves and fellow housemates.
Please read them carefully.
You are required as agreed to pay a security deposit of £100. This will be returned back to you at the end of your stay, providing there are no damages to pay for.
On arrival you will be provided with a set of front door keys, please keep them safe. If you lose them, please inform the landlord/s immediately - You will be charged for replacements - Usually no more than £10 for the pair but make sure you let us know.
Your own room door has a unique code, keep it safe, email it to yourself so you have access to it at any time if you forget. Put it in your phone.
Use the code to both open the door and to lock it when you leave the room.
Hallway, landing and stairs:
Keep the front door closed and locked at ALL times.
Keep clear at ALL times! No personal belongings. You may leave a coat on the coat stand but they are often best left in your own rooms.
No shoes, NO bikes inside whatsoever, nothing on the stairs, NO towels on the banister at any time - The banister is made of wood, wet towels and wood do NOT mix! There is a towel rail, including the radiator in the bathroom as well as hooks on the back of your door.
Do NOT put any washing/laundry in this area to dry as it causes an obstruction to others as well as being unsightly.
Make sure all doorways are kept clear and your fire exits, including windows are clear from any obstructions.
The landlord/s have full rights and use of the communal areas including entering the house through the hallway.
You can use the hoover at any time, please return it back under the stairs afterwards.
WiFi: Should it crash or stop working, it is located under the coat stand downstairs. Just switch it off and on again to reset.
Washing machine and tumble dryer :
You are responsible for purchasing your own powder/liquid. Wash liquid one cap in the right of the tray and one cap of conditioner in the left.
Do NOT turn the dial at all, keep the program on number 11 and press the temperature button for anything from 60 - 0. The most economical wash cycle is a 30 wash. You can press the next button down for spin speed.
For using the tumble dryer, switch on for between 60-80 mins for a full wash cycle. Do not run for any longer as this can cause clothes to burn.
The tumble dryer will need the filter in the door emptying of fluff and the water container at the bottom emptying.
Iron - this can be used in the hallway, do not remove it from this area, do not use it in your rooms. - Always switch OFF after use.
When using the kitchen please use one storage box in the base units for your food, do not help yourself to any other lodgers belongings within permission.
Keep the kitchen clean and tidy, wash and dry plates, cups, pans, cutlery etc as you go along and put them away afterwards. Do not leave washing up on the draining board as it makes the draining board smell and there is more risk of damaging the worktop around the sink area if it continuously wet.
It also makes for a happy household between you and the other users. Do not leave used plates or cutlery in your rooms.
You are all responsible between you all to buy surface cleaner, washing up liquid and bin liners. You can work out a rosta or have a small kitty/pot between you. These can be bought from your local supermarket for as little as a £1 per product so no excuses.
Nearest Supermarket is just a 10/15 minute walk to the right of the roundabout where there is a large Sainsbury’s.
If you use the oven/cooker, make sure it is switched OFF after every use!! This is vital for the safety of yourselves and everybody else!
The small aqua coloured box in the kitchen is for your recycling.
In it you can put all cardboard/paper, plastic bottles, tin cans - NOT compost and NOT general trash, which can go directly into the Turquoise waste bin.
Outside your general trash goes in to the black bin, make sure it is squashed down and does not contain any recycling as they will not take the bins.
The two blue bins outside are for the recycling.
Close the door between the kitchen and hallway at ALL times, this will contain smells, noise and fire risk.
Decide between you which area of the fridge and of the freezer you will be using and stick to it. Again if it doesn’t belong to you do NOT help yourself.
Keep it clean and do not leave out of date, mouldy or smelly food in there.
Respect your housemates.
Keep your own room tidy, clean and fresh and safe at all times, do not block windows or doors, do not damage the floor, furniture or bedding. Empty your bin, launder your bedding.
If these areas are not maintained properly then a cleaner may be asked to come in and you will be charged.
If a bin is full, empty it, if there is mess in the toilet, clean it. Etc etc
If the rules are not adhered to and I need to pay the cleaner more to come and clean up after you due to it not being done, this cleaning charge will be deducted from your security deposit.
Do NOT leave windows open or lights on when you go out. This is common sense. The house is more at risk of burglary if windows are left open. Keep us all safe. We have the right to enter your room without notice should we see that windows are left open when you are out!
Keep your windows clear as a fire escape at ALL times.
Nothing to be stuck to your windows, including branding, logos, flags or political views.
Do not use selotape or blue tac (or equivalent) on the walls!
Absolutely NO smoking is allowed anywhere inside the property at any time! - Anybody caught doing so will be charged for fumigating and asked to vacate the property immediately!
If you are a smoker, smoke on the street ONLY, not on the driveway or near the door and make sure you dispose of any used ends appropriately. Do not litter the street or driveway with cigarette ends.
We the landlord/s reserve the right to gain entry into your room, with 24 hours notice - without exception. In any emergency situation, i.e. noises, leaks or similar we reserve the right to gain immediate access. This will also include entering the room to close windows if we are aware that they’ve been left open when you are not home as this is a security risk to the property and therefore classed as an emergency.
If you mess it, clean it!
Use a bleach or equivalent to clean.
If you mess the seat, wipe it. If you mess than pan, use the toilet brush.
If using the shower/bath, clean it after yourself. If you shed any hairs, clean then away after. Make sure hairs are not blocking the drain/plug holes.
It has been a longstanding problem that the bathroom window gets left open. When you leave the house make sure that it is closed! It puts all of us more at risk so please take a moment to make sure it is done.
At ALL times respect your housemates and neighbours, including your landlords.
The main thing that will make any household unhappy is noise, so be quiet!
No loud telephone or Skpye conversations, you do not need to shout! No loud music, if it can be heard by somebody else in a different room, including the neighbours on the attached wall, then it’s too loud!
Stomping around. If you wake late at night needing the loo, tread quietly, most of you will need to rise early for work. Respect that others are sleeping.
NO overnight guests are allowed at all!
NO pets/living animals of any description.
NO electric heaters.
Any damage, whether accidental, intentional or wear and tear - Please inform the landlord/s immediately. It is much easier to fix a problem sooner, rather than later.
Bikes can be stored at the side of the house on the driveway - do not block any doors and make sure they are locked. It is a pretty safe area but Cambridge is renowned for cycle thefts so always make sure you buy an adequate lock - we will not be responsible for any bike theft.
Taxi’s: (PHONE NUMBER HIDDEN)
Buses: You can catch the Citi 2 from Birdwood Road (the next road to Chalmers) regularly to and from the town centre. On the opposite side to Addenbrookes hospital. If in doubt ask your driver. They are used to dealing with internationals.
Or Citi 3 bus goes from Budgens Supermarket on Cherry Hinton Road/Atkins corner, just a short walk to the left of the roundabout and to the next roundabout along. Here you can catch the city 3 directly to Station Road and town centre.
Walk straight over at the roundabout on to Radegund Road, straight over again to Davy Road, at the mini roundabout turn right onto Rustat, left onto the cycle bridge /tunnel, walk through and on the other side you will reach the station.
Cycles: these can be bought or hired locally.
These are loose directions. Please make sure you check your route properly. depending on where you are working/studying.
Finally, we are a happy household. Relaxed and approachable.
Please try your hardest to keep it relaxed for everybody living in it. A few simple yet logical things can make all the difference.
After 16 years of hosting we are experienced enough to know what works in order to keep a happy home.

If it is an emergency, please telephone us. Please assess for yourself how urgent you think it is likely to be. We are human and understanding but not if woken in the middle of the night, should the washing machine break down for example.
