Lake Austin Guesthouse is part of a unique, 4+ acre family estate with 300 feet of lakefront and offers privacy, beauty, and comfort. It sleeps 6 and is perfect for two couples or a small family. The guesthouse is attached to our main house, separated by a large breezeway and courtyard for privacy. We live on-site and want our guests to enjoy the lake and feel at home. The guesthouse provides a great opportunity to get-away and relax while offering a variety of activities for all ages. We offer a saltwater swimming pool and spa, outdoor fire-pit, hot tub, and easy access to the lake. Bring your boat or jet skis and use our extra boat slip. The guesthouse is located on the best stretch of Lake Austin for skiing/wakeboarding and fishing.
No weddings or large events allowed.
Guests enjoy complete privacy in the guesthouse which is attached to the main house, separated by a courtyard and breezeway. Shared spaces include the swimming pool, spa, fire-pit, and dock.

We live on site and are available to assist our guests and help out when needed. We are careful to maintain their privacy as well as ours. Often our guests arrive planning to tour the surrounding areas, but instead never want to leave the property.

RENTAL RULES AND REGULATIONS
1. CHECK-IN TIME is 4 p.m., and CHECK-OUT is noon CST.
2. This is a NON-SMOKING home. Smoking permitted on the patio and decks only.
3. Pets are considered on an individual basis. Pet fee of $25/dog, two (2) max.
4. MINIMUM AGE: We do not rent to anyone under 25 years of age unless accompanied by an adult guardian or parent.
5. DAMAGE/RESERVATION DEPOSIT- A reservation deposit of $300 is required ($500 for monthly rental). The reservation deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (7) days of departure, provided the following provisions are met:
a. No damage is done to the home or its contents, beyond normal wear and tear.
b. No charges are incurred due to services rendered during the stay.
c. All recycling, debris, rubbish and discards are placed in cans located on the property. An additional charge shall be assessed if there is an excess of garbage that must be removed not through normal garbage pick up. Soiled dishes are placed in the dishwasher and cleaned. The home is left in a similar cleanliness as received at check in. An additional cleaning fee may be assessed if deemed appropriate by owner.
d. All keys are left on the kitchen island.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. The renter is not evicted by the owner (or representative of the owner), or the local law enforcement.
h. If you permanently leave the home prior to your scheduled check out date please notify us upon departure, failure to do so could result in forfeit of your deposit.
6. PAYMENT - A $300.00 deposit is due upon the reservation ($500 for monthly rental). The remaining balance of the rental rate is due 30 days prior to arrival. Payment is to be made by credit card or eCheck (offered on the (SENSITIVE CONTENTS HIDDEN)/(SENSITIVE CONTENTS HIDDEN) website).
7. CANCELLATIONS - A thirty (30) day notice is required for cancellation. The Reservation Deposit is non-refundable. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
8. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel sixty (60) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least forty-five (45) days prior to check-in.
9. MAXIMUM OCCUPANCY- The maximum number of sleeping guests is limited to six (6) persons. If it is discovered or assumed that more than six (6) persons are sleeping at the home you will leave the property immediately and forfeit all rental income and deposits. The maximum number of persons allowed at the home at any time is limited to ten (10). No receptions or parties are allowed at the home. If it is discovered or assumed that more then ten (10) persons are at the home at one time you will leave the property immediately and forfeit all rental income and deposits.
10. LONGER MINIMUM STAYS may be required during holiday and special event periods. For example, if a rental is taken for less than three days, the guest will be charged the three-night rate.
11. CLEANING FEES - Rates include a one-time linen/towel set-up. Rentals of more than one week incur additional cleaning fees per week for fresh linens and light housekeeping (does not include washing dishes & personal laundry). Fee depends on length of stay.
12. NO DAILY MAID SERVICE - While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We provide pool towels, but suggest you bring extra towels if you bring your boat. We do not permit towels or linens to be taken from the home. Daily maid service is available for an additional fee.
13. RATE CHANGES - Rates subject to change without notice. However, once a booking is made and the deposit paid, no rate changes shall occur.
14. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
15. RESTRICTIONS -
No more than six (6) persons shall be sleeping guests.
No more than ten (10) persons shall be on the property at any time – includes sleeping guests.
No weddings, receptions, events, large gatherings or parties are allowed at the home.
No more than four (4) vehicles are allowed on the property. (There is room for boat trailers to park.)
RESTRICTIONS WILL BE STRICTLY ENFORCED. If it is discovered or assumed that these restrictions have been violated you will leave the property immediately and forfeit all rental income and deposits.
16. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.

We have owned our lakefront estate since 1991 and have raised our children and pets here. We are recently retired and continue to live here full-time, so are on-site if you need any assistance. Sharing our property with families brings us great joy.
