Completely remodeled August 2017 with new furniture, paint, etc throughout! This condo is directly on the pristine white sand beaches, clear gulf waters, and plenty of sunshine for your pleasure!
The condo has been decorated in a tropical theme, new kitchen and baths, new appliances, new flat screen TVs in all rooms, new artwork, new paint, new bed linens, new pillows, and a full kitchen with all utensils ready for you to cook a gourmet meal! The unit has a microwave, stove, dishwasher, washer, dryer, fridge, and ice maker. If you decide to stay more more than a week, with your permission, we will have someone come in and clean the unit on the 7th day (minimal charge) so that you can remain comfortable throughout the rest of your stay. If you would like a personal chef to come cook for you, we can arrange for that as well. Anything you need!
Located within minutes of the condo is the Foley Outlet Mall, The Wharf, and various other local shopping destinations. The Pensacola, Fl. airport is located 25 minutes to the East and the Mobile, Al. airport is located approximately 1.15 hours to the West. There are numerous world class golf courses within 10-20 minutes of the condo. Some of these are: Arnold Palmer Signature Course Craft Farms, Peninsula, and Kiva Dunes. You will also be located within minutes of dozens of restuarants and local destinations such as the World Famous Florabama, Live Bait, Tacky Jacks, LuLu's (Jimmy Buffetts Sisters place), Conconut Willy's, Zekes Marina (Catch a deep sea fishing charter from here!), Waterville USA (huge water park),and MUCH MORE!!!

Must be 25 Years or Older to Rent This Condo and Must Stay in the Condo Every Night, Take Full Responsibility of Everyone Who Visits You, Stays with You, or Otherwise, as Set Forth in the Contract Below.
Security/Damage Deposit – A deposit is sometimes required and it will be held as a damage deposit and will NOT be applied to rent. This deposit is refundable within two (2) weeks of departure providing there has been no damage to the condo or its contents. Please report IMMEDIATELY UPON CHECK-IN any damage, otherwise, it may be deducted from your deposit. If damages, in excess of security deposit are incurred, you will be automatically charged $500 until the amount to fix the damage is determined. If damages must be pursued through an attorney, or if litigation ensues, you will be responsible for attorney's fees in addition to other damages recovered by the owners.
Cancellation Policy – If you must cancel your stay, notice must be given 120 days prior to arrival for non-peak rental rates and 60 days prior to arrival for peak rental rates to insure a refund of your full deposit. If you must cancel after the full payment has been made you will be refunded 80% of the rental rate. NO REFUNDS FOR EARLY CHECKOUTS. Cancellations or early checkouts due to inclement weather DO NOT warrant any refund of rent or deposit.
Hurricane Policy – We will refund ONLY unused days rent in the event of a mandatory evacuation. Cleaning and other fees are not refundable.
Payments – All rental payments are due in full 45 days prior to your date of arrival or at the time of booking. Half is due at time of booking to hold the condo. Credit cards are accepted. Sales tax is included in rental fees.

Half of the total is due at booking and the remainder is due 45 days before. A deposit (1/2 of total) is
required to secure the unit.
Cleaning Fee – If ON ARRIVAL you have any housekeeping problems, please report this to the
owner/telephone number listed. A one-time, end of stay cleaning fee will be charged in addition to the
rental fee unless otherwise noted. All fees are subject to sales tax. Daily/weekly maid service is
available at an additional cost. There is a washer/dryer and dishwasher available in this unit for your
convenience. Cleaning detergents used during your stay are the responsibility of the guest.
Linens – Linens are provided for all of the beds. Enough towels are provided for each of the guests.
PLEASE BRING YOUR OWN BEACH TOWELS
Entry – YOU CAN CHECK IN AT 3:00 PM. The front door is controlled by electronic keypad. You will be
given the code one week prior to your arrival.
Parking Passes – There is a $12.00 fee for each parking pass needed. The parking pass must be displayed
from your car at all times. Any fines resulting from being ticketed or towed because of failure to display parking pass is your responsibility. ***This does not apply for long term rentals in which an owners
parking pass will be provided.
Departure – CHECK OUT TIME IS 11:00 AM. The following is required before you leave the condo.
1. Do not leave any food items in the cabinets or refrigerator
2. Discard all trash in the dumpsters
3. Put all towels on the floor in front of the washer/dryer
4. Leave the beds unmade
5. Lock and close all doors and close drapery on sliding glass doors
6. Set the A/C at 78 degrees
7. Turn off all lights
8. Leave all fans on
9. Clean all dishes before departure
If a late departure is needed - prior arrangements must be made or an extra day’s rent may be charged. Late departure shortens the allowed time for the cleaning service to prepare for the next guests. Please do the following to assist the cleaning service.
Take sheets off beds (if used) and put in the front of the washer/dryer.
1. You must be at least 25 to rent this condo.
2. NO SMOKING in the unit – NO EXCEPTIONS—You will be assessed $500 if you smoke in the condo OR on the balcony. If you smoke, you must smoke on the first floor in designated smoking areas.
3. Pets – NONE of any kind. If you are caught with pets – you will be asked to leave immediately and forfeit any rents.
4. Maximum number of guests is limited to 6
5. A 3-night minimum reservation is required
6. During high season periods, we require a minimum of 1-week reservations; however, this is negotiable. Weekly rentals are usually Saturday to Saturday.
7. Please do not re-decorate the condo if you find it necessary to move things please put them back before you leave. The cleaning staff is aware of what is in the condo and if they are not able to find missing items you will lose your security deposit.
*** PLEASE DO NOT OPEN THE FRONT DOOR WHEN THE SLIDING GLASS DOOR OR BALCONY DOOR IS OPEN AS THIS CAUSES A STRONG DRAFT WHICH COULD RESULT IN PERSONAL INJURY
Air Conditioning – Please do not turn the thermostat below 72 degrees. This will keep the unit very cool! Otherwise, with the humidity, the unit can freeze which will result in forfeiture of your security deposit and you will be charged the full amount for repair. DO NOT KEEP ANY DOOR OPEN FOR AN EXTENDED AMOUNT OF TIME AS IT COULD CAUSE THE UNIT TO FREEZE WHICH ALSO FORFEITS YOUR DAMAGE DEPOSIT.
Supplies – All personal supplies (i.e. Toilet paper, soap, dish washing/laundry detergent, etc.) will be the responsibility of the guest.
Internet- There is wireless internet in the unit.
Loss or Theft – We assume no responsibility for any loss or theft of guest's personal property.
Pool Safety – As there are no lifeguards on duty, for your safety, we request you observe the posted Pool Rules, which forbid diving, running or jumping.
Notice – If you are evicted from the unit for failure to abide by the rules of the condominium or for any other reason, you will NOT be entitled to a refund of the rents paid in advance and you will be responsible for any and all damages to the unit or condominium property caused by you OR your guests. Owners/Management reserves the right to inspect the unit with suitable notice to the tenant at any time. Owners/Management reserves the right to evict the tenants at any time at sole discretion.
Subletting the unit is not permitted. Any violation of the terms of this agreement may result in immediate eviction and forfeiture of all deposits and sums you have paid. The owners and/or management have, at their sole discretion, the ability to ask you to leave the property at any time for any reason. You agree to accept liability for all replacements and repairs caused by you or your guests that are outside what is considered normal wear and tear. The Manager/Owner does not assume any liability for loss, damage or injury to guest’s personal property. Neither do we accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity, appliances, air, or plumbing. Manager/Owner does not accept liability for any loss or damage caused bby the ACTS OF GOD i.e. Natural disasters or other reasons beyond our control. The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Manager/Owner from any and all claims, demands and causes of action by reason of any injury of whatever nature that has or have occurred or may occur to the undersigned or any of his/her guests as a result of, or in connection with, the occupancy of the premises and agrees to hold Manager/Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. However, in any action associated with failure to pay for damages, you agree to be responsible for all court costs and legal fees. We thank you for being our guests.
