The top 2 floors of the C18th Watermill, with wood-burner, thick walls, high ceilings, deep slate sills and massive oak beams. Plus private fenced garden.

Barleycorn Cottage is a cosy cottage all year round with wood-burner, thick walls, high airy ceilings, deep slate sills and massive oak beams throughout.

It has a large double bedroom and a spacious twin bedroom so plenty of room for a cot or zed bed if needed.

It's open-plan from the kitchen to the comfy sitting room, where the cast-iron wood-burning stove and relaxing sofa and armchairs make for cosy evenings, if you're not in the garden.

There are plenty of well-stocked cupboards and storage space in the light and airy kitchen. Fully-equipped with an electric 'Aga' style Everhot range cooker, microwave, kettle, toaster, fridge with freezer box and own washing machine.

Barleycorn Cottage benefits from electriity generated by our water turbine.

Upstairs, there's a spacious double bedroom with a wardrobe and antique mahogany chest of drawers, and a vintage nursing chair in the corner. Plenty of wardrobe space and a partners' desk too and room for a cot or zed bed.

The bedrooms share a good-sized white-tiled modern bathroom, with a small seating area on the landing.

And a large twin bedroom, with a fitted wardrobe, oak chest of drawers and further cupboard plus sunny views up over the hill(URL HIDDEN)

Barleycorn has it's own private fenced garden but there are shared gardens and lawns plus 30 acres of land to explore. The private garden is great for alfresco meals, there's a cafe table and chairs in the sunken part of the fully-fenced garden, formerly the mill pond, with views down the wooded leat and up over the fields. In spring, it's full of snowdrops, bluebells and pink campions.

Most of the time we are here in the valley and are happy to have a chat but we do like travelling in which case, Jade, John's daughter is our manager and is on site 4 times a week and available by telephone if not here.

Время прибытия: с 15:00 до 22:00.

Arriving

Your cottage is ready for you at 15:00 on your arrival date and we ask you to leave by 10:00 am on the day of your departure. Please leave your cottage clean and tidy. We reserve the right to charge for excess cleaning and for any damage done to the property during your letting period.

We supply freshly-ironed bedlinen, however please bring your own towels and tea cloths.

So you’re not taken by surprise, none of the cottages has TV as we don’t receive signal in the valley. Mobile phone signal doesn’t reach us although you can receive it up the lane. There is a telephone in the office for emergencies.

We are not on site full time. Please do follow emailed instructions if no-one is here for your arrival. You will find a telephone in the office and Jade’s mobile number if you need to contact someone when we are not in the valley.

Payments and Bookings

We need written confirmation (by postal service or email) of any booking. We will then hold the booking provisionally for five days pending receipt of a deposit of £100 per cottage, by cheque made payable to Watermill Cottages, or by electronic bank transfer. The balance will be due six weeks before your holiday start date.

Once a booking is confirmed by deposit a legally-binding contract exists and full payment of the holiday will be required. We therefore recommend you take out cancellation insurance.

Should you have to cancel a confirmed booking this must be done in writing, by postal service or email. We will make every effort to re-let the cottage for those dates and, if we’re successful, any payments we’ve received from you, including the deposit, will be returned, less an administration fee.

Night Rate and Day Rate electricity, heating, and logs for the wood-burning stoves are included in the price. In return, we ask you to consider your carbon footprint by turning off any heating, lighting and appliances that are not needed.

Pets

We welcome well-behaved pets, by prior arrangement. We charge £25 per pet per week and are flexible on number and type of pet – talk to us about your needs.

Dogs must be well-behaved and they must be kept under control as there are sheep and livestock nearby and residence free-range poultry.

Dogs must NOT have access to cottage bedrooms.

Please bring your own dog towels.

If you’d like a dog-free day we have a list of day-boarding kennels or if we are around we offer pet sitting services. Please do not leave your dog unattended in your cottage without prior agreement.

Short Breaks

We offer short breaks all year excluding school holidays. Talk to us about your requirements as we are flexible and will do our best to accommodate your short-break dates. Prices vary according to length of stay and number of party so drop us a line or give us a call.

Short-break bookings may be moved to a different cottage or similar or greater capacity however we will try to fulfil your original request and will inform you of any changes, if they do occur, before the start of your holiday.

Visitors

Numbers of residents in each cottage must not exceed those stated on the booking form without prior agreement. If we agree to allow the number of residents to exceed the stated capacity on the price list we reserve the right to charge an additional £70 per week (or part thereof) for each additional person.

For the comfort and security of all residents, please ask in advance if you want to have friends and relatives to visit during your stay.

We reserve the right to ask non-residents to leave at any time.

All aspects I would rate as high as possible. To be honest the location and the middle ages lanes should rate 6/5. Expect to be off grid - surely that is the point? I took some overdue work and its still in the bag. Somehow didn't matter. Lambs.

Thanks for your review Andrew and drawing future guests' attention to our narrow Devon lanes. Hardly any traffic here but reversing skills required on our Devon lanes. Part of the 'retreat' experience, far from the madding crowd.

We - Christine and John - live on site in the former mill house, and own the five surrounding Watermill Cottages, tastefully converted from the workers' cottages, granaries, former mill building and barns. John's daughter Jade helps us manage them - she also farms locally and runs community farming projects in Totnes.

Our smallholding has Muscovy ducks, hens, lambs and sheep, and at times, two or three pigs & a few calves. We grow our own veg & offer any surplus to our guests.

There's been a watermill here since medieval times though this one was built in 1754.
