House is 15 mins walk from the centre in an interesting area with bars, shops, restaurants and good bus service. Train station is 25 mins walk away. There's a swimming pool close by. I host guests for 2-30 day stays. Check-in times: 11am to 8pm, no later please unless unavoidable. Let me know your arrival time, so I can plan my day.
The room is large and uncluttered and has its own back door that takes you to the garden. There is an outside table with chairs available for guests. It is easy to go out and get a good breakfast around here, and the shops are interesting.
Apart from the room itself, you can use the garden, the patio with the table and chairs, the shared bathroom, and you can share my kitchen with me, if you like. You might want to buy something for breakfast and cook it in the kitchen, although I supply tea, coffee, sugar and sometimes,biscuits. You can buy milk at the local shop round the corner.
If the double room is occupied when you are here and all of you share the kitchen, my expectation is that you will keep it clean between you. Otherwise, I will keep it in good order during your stay.

If you book the room at short notice, [within one to three weeks], I might have appointments or obligations that clash with your arrival time, so in those circumstances, which don't happen often, you'll have to wait for me to return home, as I don't have an arrangement to leave keys with any neighbours. Importantly, Airbnb arrange my bookings for me, so you don't have to contact me first. Though I always try to answer guest questions as quickly as I can, I can't do so if I'm away, therefore if you wait for my response before booking, you might find that someone else has booked it in the meanwhile.

There is a TV with freeview channels in your room. The room is lockable. I provide towels, [as towels take up so much space in a bag], as well as all bed linen. If you are staying with me for a week or more and wanted to buy in some breakfast food, you're welcome to do that. If you are coming in a car, you'll need a parking permit which I can give you at the cost of £1.00 per day.
Finally, and importantly, the heating in the house is usually turned off sometime between the end of March and mid-April. There is an extra blanket in the room, if you feel chilly at night, but please bring suitable clothes with you, it can still be cool in the month of May. The turning on of the heating does vary from year to year because our weather is so peculiar, so for example, I could not guarantee to have it on at the beginning of October.
I only take recommended Airbnb members as guests, so please don't book the room on behalf of someone who isn't a member, unless they are staying here with you, otherwise I can't write a review. Along the same lines, don't bring friends or family to the house as your guests... and please don't bring your pets.
If I'm not in, make sure the back door is locked when you go out, and if you come in late, remember the neighbours.
If you are a smoker, it is fine to smoke outside in the garden, but not in the house.
Occasionally people arrive with rubbish they need to get rid of, I have a recycling system, and I don't mind dealing with rubbish in moderation, but please be sensitive about how much you want me to take on your behalf.
I'm quiet and friendly, but not intrusive, so I don't ask people personal questions. I'm used to having lodgers stay in my house. I'm a published author of several fiction books and I usually spend my mornings writing in my back room overlooking the garden. I like to cycle, walk, cook, swim, read and watch too many films.
